This is a value property, it is clean and as well kept as Oman older property can be. I felt completely safe as a single woman I international traveler. For the price it was great and as I understand it is undergoing some renovation and reinvigoration. For the price I paid this was a reasonable accommodation and the spa in my spa room, though tired and didn't have working jets was a wonderful place to soak in the Rotorua waters. Keep in mind this spa is not like a bath tub where you bathe, but a hot tub where you soak. The shower is for getting clean and finishing off the high mineral content and high sulfur water the area is known for.
The ONE thing they can do immediately to make this a property I would have rated excellent. GOOD mattresses! No lie that was the huge disappointment. I sat in the bed and knew that I was going to wake up in the morning on pain. I guess it is a good thing Rotorua Thai Massage takes walk ins and the money I saved I spent on that massage.

Welcoming owner on Arrival. Spacious room. Like many hotels in nz, outdated in some areas . Large shower but have to take shower hose off and wash your body as it couldnt be adjusted and would get over your head and face. Jetted tub was awesome. Toaster doesnt pop up so have to manually pop it b4 bread burns. Door was hard to open and close and window latches need fixing. Room has everything you need for a nice stay. Convenient location. As a gold member of hotels.com for several years and staying in hundreds of places , it was a nice stay overall but would be nice to see some reinvestment into simple fixes. Would stay again but if maintenance was done id be happy to pay a bit more. Thanks again

Nicola the manager at the place very friendly & nice ! The place over all very clean, tidy & comfortable, little noise due to next to road, the carpet looks new, just the kitchen & bathroom floor needs some touch up. They have a kitchen with range if decide to cook something simple, you have everything you need to eat in . Only suggestion is have a bigger pot . there only 2 small pots & medium size frying pan. In the future they might be better because while we check in was told as of July 1st under new management!

The room seemed ok on arrival. But after settling in and having a sleep,I went to make a coffee. The coffee mug I picked up first had a dirty rim around the middle on the inside. So I checked the rest. All the dishes were dirty. I had to wash all of them before using them. Then I found dirty marks on the toilet seat. The walls around the spa were filthy. The top of the pantry cubboard had never bern cleaned. We were booked in for two nights. We couldnt get a room elsewhere that night, so put up with it, and booked another motel for our second night. I was a little angry and disgusted, so never spoke to the guy in reception and just left. We cut our loses money wise.even though I should have asked for the second nights money back. I would not recomend staying here.

Property was quite dirty, under bathroom sink was disgusting. Mold under sink and just general untidiness. My feet went black after my shower from the floor. The complimentary teabags had gotten wet and were all stuck together. Wet substance on table that smelt a lot like cat pee, cat that liked to jump through the open window (honestly I didn't mind this too much, cat was very friendly but still not something you expect). And our door while locked opened multiple times throughout the night so we had to put a chair up against it.
Overall I wouldn't recommend this property.

There were no plugs beside bed for charging phones.The hand basin plug didn’t work.The netting curtain was falling apart when I opened up Drapes.The place needs an up grade badly.The lounge chair was to big for small area had to walk around it to go in to kitchen and their were no face cloths supplied.The dishwashing soap was watered down.

When we arrived - the owners / managers were having a very loud verbal argument - Check in was fast. Room - felt like I was in an 80’s, Asian, low budget, porn movie.
Lights blown, major water leak that flooded the floor, grotty, inner spring mattress from the 80’s, pool was milky / cloudy, clientele on our night seemed very seedy - actually the worst accom we’ve had on our 3 week visit here - loved Rotorua but definitely avoid this place.

The unit was very good, with excellent kitchen facilities. We loved the pool and hot tub. However, first impressions were disappointing. The outside space was untidy and the stairs needed attention.

The room was small, bed was uncomfortable (could feel the springs through the thin 2 single mattresses that they put together to make it a queen) Photos make the place look nice when its not!! No A/C but a small rubbish fan that barely worked, i recommend doing your resesrch before booking here...

There was an extreme smell of sulphur coming from the car park. All of Rotorua can smell a bit like sulphur, but for some reason in the car park of this hotel there is a hole in the ground where the smell is almost as strong as it was at geothermal sites like Hell's Gate! In our room the windows were open when we arrived and the smell in the room was unbearable! In almost the whole rest of the town the smell was not nearly as strong. Bring a peg for your nose!

Overall OK for tourist stay when visiting Rotorua area. Some small things could be improved. E.g. too long faucet let water easily go out in bathroom sink. The toaster can accommodate 4 pieces of breads. That is exceptionally nice. But two of them didn't work.

Nice tidy unit. Lovely & warm with the radiator heaters. Big bed and well made. Quiet street.Only disappointment, the fridge wasn't working and the hot water in the shower fluctuated a lot.

This place based on review we chose but was very disappointed. For almost 200 bux a night a place from 70s with cockroaches and did not give us good sleep or comfort stay. Also staff not owning up instead giving varities of reason possibly could be the cause.

The pros: close to town, free off-street parking, kitchen with hot plates, fridge and microwave, bed was reasonably comfortable and it was relatively quiet at night as bathroom/spa faced road. Close to shopping centre with Countdown, etc (but interesting signs on the doors re gangs and security guards).
The cons: thermal exhaust in car park results in constant smell in rooms, rooms are poorly maintained compared to other motels of the same age, bathroom ceiling half painted, pitted tapware, cracked basin, chipped tiles, terrible pillows (soft and thin), no peeler or chopping board in very small kitchen, shower drain inadequate and very old spa with painted peeling tiles.
Area is not very pleasant and would not recommend walking into town at night as much of city centre seemed pretty rough (mostly OK during day).
Manager was not very welcoming and said we had to fill out census forms even though we were not there on 7 March, gardens untidy with dead cuttings in pots, etc.
Given listed price is often over $200 you can do much better elsewhere (stay further out as there is free parking in town).
Rotorua itself is overrated and Taupo much nicer.

There were dirty towels hanging in the bathroom when we got there, and the sink and mirror were covered in remnants of toothpaste/spit/soap. It was not in the best area and did not feel super safe for our family. It was also very noisy. Would not recommend.
