It is a newly renovated and tastefully decorated place with a great breakfast. We had a great time here.

Excellent breakfirst!!!

Beautiful B&B. This was convenient to walking to the Falls but just enough away from all congested areas. The breakfast, cooked to order, was outstanding and the staff were great.
4.5
This property is close enough to walk to downtown, but far enough to provide a quiet respite. The staff was all very helpful and friendly. The room lacked usable storage and there was some mold in the shower. The breakfast selection was good, but some of the dishes fell flat.
4.5
Good breakfast and ample parking

The hotel was quaint and is quite old but well kept. Very convenient to everything especially if you have a car. (5-10min drive to most things). People were lovely, included bfast was amazingly delicious and shower had amazing pressure.
Only negatives is under the surface you start to see the issues. Black stuff in the showers (could be mold) , could be cleaned better (bath seat, corners, some part of walls, bottom of shower curtain), on the private balcony lamps could afford a good wash, fences could be cleared of cobwebs and a bit rickety.
This was also one of the cheaper places in the area and I think you are getting well within your moneys worth. But I wouldn’t go as far as giving the boutique designation. Still a good stay and pros outweigh cons

Located within walking distance of the Niagara Horseshoe falls. The view from our veranda was just the River Road. We arrived at the hotel around 3:30pm and our room was not ready. We waited in the dining area as the room was readied. While there was coffee in a pot, there was no cream; only almond milk and lactose free milk. The room was threadbare; two queen beds, two chairs and one stool. No desk. No mirror in the room. In the bathroom, the shower and sink were good. The toilet paper dispenser fell apart at the first touch. As were getting ready to go to bed, the fire alarm went off. We quickly left the room and went outside. It turned out that the alarm was triggered by a flooded bathroom in another guest room. A consequence of the fire alarm was that there was an incessant loud chirping sound from the main fuse box which was just outside our room. We could hear it through the night. Luckily, we were there for just one night. At check-in, we had to pre-order breakfast for the next morning. Breakfast food was well-made and tasty. However, there was no orange juice for us. We guess that was because our breakfast time was 9:30am. We left the hotel right after breakfast. For the price that we paid for one night, we were disappointed with the quality of the accommodation.

How did delightful stay at Grandview Hotel. Very beautiful facility. Staff was great. Will definitely stay again.

We rented the penthouse for two nights. Outside of the hustle and bustle of the Niagara sideshow. We walked to the falls and enjoyed our stay. A slight room cleaning gaff was rectified the next day with a complimentary bottle of wine.

Beautiful place. Amazing breakfast. Friendly staff. Great location. Wife and I loved this place. The shower was out of this world. A fantasy shower honestly.

We had an excellent stay. The luxury room amenities were exceptional!

It was fantastic we plan on going back soon as the staff was great! The Historic King has no air conditioning just to let you know but the rooms are fantastic. They gave us fans the breakfast was great. The grounds need cut and cared for as soon as possible.

Eclectic, elegant, and right on the river within a modest walk of the Falls. Breakfast made to order was delicious. Coffee could be a bit better, but what can one do!
The fourth-floor suite had lovely views and was clean, comfortable, private, and silent. We slept exceptionally well. Recommended!

Wonderful stay, Mr. Reno at reception was extremely helpful and nice. Breakfast was delicious, homemade pastries were awesome and room was very comfortable specially very nice bed. Washroom was super clean. Would love to stay here again.

Friendly staff. Very cute and cozy

This is a very lovely boutique hotel in a beautiful and quiet area overlooking the Niagara River gorge. It was easily walkable to the falls and to the bustle of Clifton Street and the choice of restaurants and shopping. We stayed in the King suite where we enjoyed the spacious room, balcony, upgraded bath fixtures and an incredibly comfortable bed. The cook-to-order breakfast was top-notch. We highly recommend this hotel and would definitely stay again.

Loved our stay here. So friendly and helpful with suggestions. Room was lovely and the shower was fantastic! Great location off the main strip area but still 15-20 min walk to the falls and Clifton hill.
4.5
We loved the staff, breakfast and of course Niagara Falls!

Lovely and quiet location even a 15-20 minutes walk to the falls. But very friendly and helpful staff.

Beautiful place and great service

Room was real good.
Washroom and shower were excellent.
Balcony was a joke. Basically a door that opened to a 1 foot balcony that you couldnt squeeze onto to enjoy the outside.
Bed was rock hard. Could have thrown a quilt on the floor and it may have been softer.
If the bed was just average i would have rated the room excellent.

This is, by far, the best place my wife and I have ever stayed. The room was so beautiful, the classic furniture, three balconies with river view, everything so clean and tidy, and the shower, oh the shower!
The breakfast is also incredible, with the menu being chosen in advance, and the food being so deliciously cooked.
I can't wait to return!

Beautifully decorated. Excellent food. Quiet.

Fabulous weekend with great service and the breakfasts were excellent!

Wonderful overnight stay in unique hotel. Lovely large room, easy and free parking, walking distance to falls -although long walk if going right to Canadian falls. Great friendly and helpful staff. Superb breakfast made to order.

Love everything about this hotel. Huge room with amazing shower. An amazing breakfast. Will definitely be back.

We would definitely recommend this hotel.

We were in awe of the property (pictures do not do it justice). The staff was amazing and friendly. We only stayed two nights but we wish we stayed way longer, we'll definitely be returning!

We had amazing two-night stay. We walked into a warm greeting, was given a tour of the property and taken to our room. Our room was so cosy and beautiful. Breakfast was absolutely amazing. You have different breakfast options, pick your serving time and breakfast is waiting for you. Overall, just what we needed. We had a fantastic time and we will be back.

Wishing these new owners good luck with the Manor and the niche that will fill the place with happy customers

Historic building, great staff, location. The inn-keeper and pastry chef makes the BEST cinnamon rolls etc. fresh every morning! I repeat the BEST!
4.5
Besides the overall staff being great, the made to order breakfast each morning was one the best highlights for me.
4.5
Absolutely loved everything about our stay at this wonderful Bed and Breakfast. The location was perfect; an easy 15 min walk to the Falls and did not have to deal with finding parking or being in the crowded more touristy areas
We had a late arrival and the inn keeper waited up to greet us and make sure he got our order for breakfast the next morning.
The breakfast selection was excellent: Delicious homemade pastries and several entrees to choose from.
The room was spacious and clean and the updated bathroom was fantastic. It was one of the best showers I have encountered at any hotel!
Highly recommend this very affordable, convenient and lovely Bed and Breakfast
4.5
We loved the history of the building and the restoration/renovation.
Breakfasts were excellent
4.5
Attentive and friendly staff. Chef catered to vegan and vegetarian diets. Late night pastries. Quiet and clean rooms. Located within walking distance to falls.
4.5
First we loved staying at this property. The staff is amazing.
However, there was absolutely no storage for our things in bathroom or bedroom! We had to shuffle 3 suitcases on and off bed each time we needed anything. The bed covering is white, I was so worried our suitcase wheels would leave black dirty marks in duvet.
We were on this property for 4 nights.
Breakfast you have NO alternatives, the choices are the choices. There is no type if livingroom/gathering place other than dining room. Also, no outside space (other than our balcony) to enjoy the beautiful weather.
Note: if you have mobility issues this is not a property for you. Yes they have an elevator however, there are still 3 stairs to navigate to rooms on 3rd floor.
Again, the staff as great and we realuze they have no control with what the owner in China does with the property.
4.5
What a beautiful home on a hill overlooking the Falls. The room was very clean and the staff extremely friendly. Hot breakfast included made us feel like we were staying with family instead of a hotel. Definitely worth the money!
4.5
I really enjoyed my stay. The bed in my room was super comfortable, I slept like a rock. Felt very safe and comfortable here. The bathroom was gorgeous. I also have some food restrictions and the chef was able to accommodate that for my breakfast and made me something different than what was on the menu. Walkable to the falls but up and out of the way so it’s quiet and peaceful. I would definitely stay here again and recommend to others.
4.5
Large room, quiet, and nice view!
Small note to management the mirror in our bathroom is too high. Maybe add a lighted articulating shave/makeup mirror. Thank you! We would return to this hotel.
