we read the reviews on here and was not expecting much for the price. but we was pleasantly surprised with the stay, breakfast was basic but was still very good for price we also found it to be very clean. we was in room 27 and would be very happy to stay there again. The only thing that I would say is no signs to tell you where it is so for others to find it, its on the very corner of the street.

Everything was nice about the property BUT there was no hot water in the showers in 2nd floor !!, and no one at the reception to assist in the morning. Had to take a cold water shower on a cold autumn morning. One does not expect this from a registered hotel in Scotland

We booked for 2 double bed and one single bed ensuite room. But we didn't get what we booked as the receptionist told there was no family room left but in websites it was showing available. Since it was night we couldn't book any other hotel and we were left with no option other than go on with just a double bedroom ensuite. Whole night we couldn't sleep properly as we were 3 people in one bed.

Do NOT stay here! This isn’t a hotel. There was no exterior sign identifying this accommodation as a hotel but multiple signs advertising a bar and billiards club! Inside had NO reception desk only a random, unidentifiable man with a cell phone. The building appears to be in some state of sale/renovation and the rooms had paper signs taped to the wall in the hallway identifying the room numbers. The eating area was in shambles. The room we were shown does look like the one on the website so I believe it has been staged for photos. I WOULD NOT feel safe staying here. We cancelled and complained to Hotels.com asking that this be removed from their site. It’s not suitable for anyone. A hostel is better than this.

This is a simple very budget conscious travelers guesthouse - no frills so don't expect any. Room was clean but table lamp had no bulb and shared bathroom. No heating in room so stay clear of Apartments in Winter. But it is relatively low cost at £75. Breakfast is tea/ coffee, cereal and toast. Hard to find as there no sign at street level

For the price, the room itself was about what you’d expect. What I didn’t expect though was it to be within a snooker club with no signage except printed A4 paper with a different hotel name on it! Ok if you need a cheap room but don’t expect a luxury building and location.

It started with zero directions on how to get there and then when we did manage to find it. Our room was moldy, shower had open drain. Hallway smoke detectors had bright green light all night and went off after midnight. One cup provided in room was filthy. Coffee pot. No mugs. No soap. Curtain falling off. WiFi unreliable. Could hear our neighbors using their restroom. Open vents in walls. Not hoovered very well. I understand budget hotels, but this was something else. I never leave bad reviews, but I didn’t sleep well in this hotel. It was hands down the worst I’ve ever stayed in. It should be closed till they finish renovations or charge about half the price. I mean. Just. Wow.

There is no board or address marker for the property it was difficult to find the property room was good but toilets are little bit smelly staff was very nice and humble always available and very helpful breakfast provided was nice

Floor is not vacuumed bed was clean room was stained and not looked after, for £35 it’s ok for the night if your looking to just sleep some where but honestly would not ever go here again for the price you can stay at a travel lodge and feel safer, looks as if they are renovating a lot of rooms and improving so this might change soon but right now it was pretty much a spare room in someone’s house (code locked doors felt very unsafe, seemed to be the same code for every door)

Absolute dive of a hotel. Check in is in a building across the street, no security for the building, anyone could walk in off the street. Hotel rooms are next to a snooker bar. Hotel smells damp, flies everywhere and generally just very run down and dirty. If there wasn’t a group of us staying we would have left immediately, there is no feeling of safety at all - heard screaming and shouting all night long. DO NOT book this hotel if you have kids.

The manager was helpful and they are obviously trying to upgrade the property. They were renovating while we were there. The problem for us is our room was unfinished with broken lights without coversand dirty ripped carpet but the room had been painted. They should only pur people in finished rooms. They had a nice breakfast area.

Almost no cleaning from guest to guest, very dirty, old hotel with old inventory, very unfrieldy staff, we did leave the hotel as it was too dirty for us and found another instead, no refund from the hotel - do not book this hotel - you will regret it.

Not what was advertised. Place was diffulcult find. No one at reception.Room was filthy. Bathroom was dirty. Shower was missing door and had no hot water. The list goes on. Booked a 2 night stay and left after first night.

The rooms are comfortable and you can tell there have been recent upgrades to the rooms with the furnishings and decor. There are a few areas that you can tell the hotel is working toward fixing like the windows (which don't open easily) and the shower temperature (which was a bit on the cool side) but we found the beds comfortable and the accommodation quite adequate, especially for the price. The staff are very helpful and there is a number to access a person even when reception is closed. The location is a little challenging to find but if you find the location of the Waverley Hotel, beside the church, then you just need to go to the nearest busy corner and the Royal Guesthouse is on that corner. We found it easier to park on the street by the church but there is a parking lot. To identify the hotel, look for the billiards hall sign on the building, as the name is not visible but everyone local knows where the "Royal Hotel" is. The reception is on the second floor, but there is not elevators. I hope that they are able to revive this hotel back to its former grandeur as the city is quite a pleasant one to visit and very walkable with many interesting finds if you venture between the buildings and lots of good shops and character.

Looked very shabby from the outside but was surprisingly modern inside with ongoing renovations taking place . Newly decorated room with comfy beds and nice bathroom . Check-in was easy. Reception man was very helpful ,sorry forgot your name ,
the most surprising was the amount of choice we had for breakfast . No fully cooked breakfast but Buffet style everything else you could think of and more . Even gluten free section . Was a brilliant breakfast . Overall a great stay and highly recommend. And free parking nearby .

Where to start? The manager for sure was trying his best. Plenty Gluten Free choice at breakfast. The room - on the top floor, no lift - was small but clean with a decent bed. But... regularly no water in the cold water tap over the sink. Hot water tap did run but only slowly and it took forever to warm up. The power shower did not work for two days running. Then it worked for a bit on the 3rd morning but I had to rinse soap off my face over the sink because it cut out. My wife again had to wash at the sink. The sink plug did not stop water draining out - filling it with hot water from the kettle was useless. No bedside tables or lamps. No chair to sit on. Just 1 coathanger in the cupboard. No pegs to hang anything on. We shall not return to this place.

It was supposed to be a guesthouse but it was an “under construction” old hotel. No sign-so hard to find. Tiny window. Dirty hand basin and shower. Un-emptied bin. Best part was continental breakfast.

The hotel operates under a different name. It was very hard to find, it wasnt even called the royal huesyhouse, its called "the waverly" Have to go upstairs of a pool club and follow notes written on sheets of paper to fins the guy to check in who doesnt stay there. Breakfast is in a different building down the street...no towels...no deadbolt on door... tv nroken...no itnernet...very sketchy. Giant window in baynroom with no curtains so everyone could see you shower

Hotel had changed its name with no update on website so we had a real job finding it! Check in was a bit bazaar and we were given keys for the room that didn’t work. Website also did not say that breakfast was served in another hotel about 100yards away.
I think hotel has just been taken over. Hallways had been newly painted. Room could have been cleaner as we found an empty sweetie bag under a bedside table.
Room was functional.
Dingwall is a good (cheaper) alternative to Inverness with good public transport links to the city (30 minutes by bus). Car journey is only about 15 minutes.
Hopefully some teething issues will be resolved. Proper advertising being key!

could do with a lift as we were on the third floor and there must have been over 60 !!! stairs a couple of places no hand rail ! I appreciate the building was being done up ,but the window was nailed~up and could nt be opened but the wind around the gaps in the frame kept the room cold . ROOM 340 [i think } very end of corridor.Well decorated room but COLD.

There was no soap, no shampoo, no bathmat in the bathroom. I did appreciate having my own bathroom. The black mould in the bottom of the shower and room 8 is not so nice. Wi-Fi was nonexistent in the room, so we couldn’t book our next night to stay. Checking was difficult as we couldn’t find a hotel to begin. We had to go upstairs into a bar to talk to a bar who pointed out that the caretaker had just quit his job there. They were kind enough to direct us down the street to a different location that gave us the key. Was to be included, but there was nothing in this hotel. We had to go to a different location.

Unfortunately there was a mix up with our payment and we paid twice, with the hotel and the booking company refusing to repay us the over charge.
We won't be staying there again or usinh this booking company again.

Our rooms were nothing like the photos shown online. The noise in the hallway of men shouting at each other was scary and kept us awake. The rooms are on the same level as a snooker club and public washrooms. None of this was disclosed in the ad on Expedia. I would never recommend this place.

The room, although just renovated, never had a chair, side table, trash can or a working tv. The room could have been vacuumed first, but wasn’t, so the carpet was dirty. The linen had stains, the towels were frayed,and the window was painted shut. Couldn’t get hold of the manager after we checked in, so for 2 nights it was uncomfortable. Even the foyer and 3 flights of stairs were dirty. I would not stay there, or recommend it to anyone.
