Beautiful hotel in lovely location. I'm very back and forth about the review I want to leave.
Traveling on the off season and having free parking in the entire city EXCEPT at the hotel where I am staying seems wrong. Being charged $30 a night when the rest of the city is free seemed like an over the top money grabber from guests.
Not sure what the extra "resort" fee of $105 was for either. There were no resort amenities available at this time of year.
Most of the employees were wonderful and accommodating.
Coffee station in the lobby was nice but the carafe was about the size of the pot I usually by myself

Beautiful property and friendly, helpful staff. Our biggest issue was the resort fee cost. Not sure what that covered besides homebaked cookies in the room, which we couldn’t eat since we’re GF.

Over charged for incidentals and when asked they said it was out of their control. Resort fee plus additional for parking. Felt that could have been built into room fee. No special amenities beautiful place but very loud surrounds and the lobby has no personality. No greeting, Nothing I have to go back to. The best part of experience was the valet service.

We were supposed to have a room with a separate sitting area but we did not have that; it was a basic room with two queen beds. They charged a fee for parking $30 per night, plus a resort fee of $35 per night which was not disclosed. They stated the resort fee was for booking through Hotels.com and not directly. It was no resort. There was no pool or anything special about the place. The best part was staying in downtown Newport which was mostly walkable.

Beautiful inn and the customer service was exceptional. A woman named Samantha greeted us with such kindness. The pastries were delicious; the car service gave us a ride to and from the cliff walk.Highly recommend and hope to go back!

We picked Forty1 North from among those available on this site on our selected night, selecting it due to its location near the water.
We will stay at Forty 1 North each and every time we are in Newport. It was an outstanding experience.
We arrived three hours before check-in, and we were accommodated instantly. A handwritten note was left in our room welcoming us by name. Shortly after our check-in, a knock at our door delivered complimentary pastries. Later that evening, another knock delivered bottled water and a bucket with ice.
The room was perfect. Well-appointed, immaculate, and probably the most comfortable hotel bed we've ever slept in.
We were allowed a one-hour late check out, in which we enjoyed breakfast in our room and the peace of mind to not be hurried.
The hotel's restaurant was also absolutely wonderful.
All-in-all, this was an excellent experience. We will be returning there... 100%.

I had a terrible experience waiting for check in, check out. One staff member who check us in was drinking on the job and was very unhelpful with recommendations and wasn’t enthusiastic whatsoever.

Extraordinarily expensive for what was provided. Room was new, but things were broken. Staff were friendly and available, but not well trained, eg never given a tour of the room's features. Lots of extra charges. In general, solid place in a great location, if the price was 1/3 of what was charged. For this high a price, everything should be absolutely top notch - facility, staffing, etc.

Not a lux hotel at all. Stay at the Marriott and save your money. Had a suite and rooms are very outdated with yellowed phones and chairs were ripped. The hotel manager, Maureen is very unprofessional and disrespectful to guests. I paid $980 for a one night stay recently and was told because I have a suite I would be credited $250 for food and drink (excluding alcohol) during my stay. So nice, right? Upon checkout Maureen the hotel manager said it’s not true. She doesn’t know who I spoke to and I was not credited $250 at check out. I was really unhappy and trying to understand why she couldn’t look at the employee schedule from the day before - she never said sorry or met me in the middle or anything. It was just simply a NO. As someone who works in customer service biz, really poor performance. Best thing about the hotel is the walkability.

The hotel is in an excellent location within walking distance of all main shops and restaurants and the staff were extremely Pleasant and friendly and very helpful. The fireplace in the room is very nice and the rooms are generally well decorated as is the hotel - the pictures on the website reflect exactly what you get. The quality of food at the restaurant was also very good. However:
1. The beds and pillows are way too soft. If you need a firm bed, then you have a challenge.
2. The partial view in premium rooms is not much of a view. Only the waterfront suits have a good view of the water.
3. There is no tea or coffee making facilities in the rooms though in the morning you can get a free coffee (too week though) from the reception.
4. The outside music played by the hotel from 6 am can be heard in some of the rooms on the second floor. A little too early in the morning if you are trying to sleep in.
5. There is no gym and no workout facilities. Most of the amenities on the lower floor by the water were closed also for the holidays and given the weather.
Still, we had a nice stay in Newport and enjoyed the holidays and the proximity of the hotel to all of Newports amenities. It is a very lovely place.

Unfortunately we didn't get to experience Forty 1 North due to the rise in corona virus right before our trip. I was disappointed that we were not refunded at least part of our deposit, which happened to be the total cost of our stay. I understand that their policy is such but with the virus being so unpredictable I would've thought they could've relaxed this a bit.
