The Space:
LIVING ROOM: couch, ottoman, large smart TV (No cable but you can log in to your streaming accounts!)
KING BEDROOM: Right off the living room, you'll find the largest bedroom in the house with a King Bed that features a Nectar mattress. There is a large desk and plenty of space to put suitcases, etc.
QUEEN BEDROOM: Also off the living room, and another large bedroom, this bedroom features a quiet sitting area as well as a comfortable bed with memory foam mattress and a desk area.
TWIN TRUNDLE BEDROOM: This room is in the back of the house off the kitchen and is perfect for kids! It features 2 twin beds (as a trundle). Adults can certainly use them too but they are not XL Twins - aka dorm beds - so keep that in mind. There is another desk area here for work or homework.
KITCHEN: As with all of Habitude's properties, this is a FULLY STOCKED kitchen with everything you would need to cook. Pots, pans, spices, etc. etc. We also provide a coffee machine with coffee (& filters) as well as tea, sugar, etc. etc.
BATHROOM: The bathroom is very spacious and has a bath/shower combo. Towels and Hand Towels are provided, as well as Shampoo, Conditioner, & Body Wash.
LAUNDRY ROOM: The laundry room has a washer and dryer + ironing board and iron for guests to utilize
EXTERIOR AREAS: The back yard is fully enclosed with a wooden privacy fence with gate access from the rear! There is a hot tub, bistro lighting, a covered lounge seating area plus an outdoor dining table/eating area in the back yard along with a bbq. Private parking space by the gate in the rear plus street parking in the front. There is a front porch which is a perfect relaxation spot in the summer! The porch is well lit with bistro lights.
Guest Access:
Guests access the property through the front door using a digital lock that is programmed with a code specifically for them. The lock will not work until the house rules/disclosures are signed by the booking guest.
The Neighborhood:
Just west of the White River in a quiet and up and coming neighborhood we are a 5 minute walk over the bridge onto the IUPUI campus or into the White River State Park.
Getting Around:
Easy/cheap uber ride or walk/electric scooter to all the major attractions downtown as to offer and less than 15 mins from the Speedway by car.

The following rules will be sent via a form link 2 days before your stay and must be signed off on to ensure understanding. The digital lock will not work until this document is signed. These rules are in place to attract the best guests who treat our house just like their home! Thanks for understanding!
• The person making the reservation be one of the guests staying & must be at least 25 years old
• The government issued ID of the person making the reservation must be uploaded in the form mentioned above
• There are NO GATHERINGS allowed on the property.
• The definition of "GATHERINGS" is as follows: No person past the guest count in the reservation may stay on property (inside or outside) for more than 10 minutes.
• Friendly, house trained, dogs (max of 2) are allowed with a $20 per dog per night fee.
• Guest is responsible for picking up dogs poop outside (whether on property or not), and any messes made by dogs.
• There are 2 cameras on the exterior of the cameras and the guests must understand that these are monitored and store recordings. There are no cameras inside the house.
• There is absolutely NO SMOKING OR VAPING allowed on the property (inside or outside within the property lines) and if the cleaners smell cigarette/weed smell or there is evidence of smoking, a $250 fine will incur
• Check-in is at 4pm and check-out is at 11am. A $50/hour fee will be assessed for early check-in/check-out when not approved in advance (this includes asking the cleaners to enter if they are still cleaning if you happen to arrive early)
• All outdoor activity must end at 10pm and all loud talking/music, etc. must not happen between 10pm and 8am out of respect for the neighbors
• There is a private parking spot at the rear of the premises and plenty of free street parking. There is no parking in the lot next door (it does not belong to us and you may be towed)
• The guest who booked is responsible for any/all damage done to the house by them, their guests, or any dogs brought. They will be responsible for replacing or fixing any items such as appliances, furniture, sheets/bedding, decor items, etc.
• The guest will be responsible for replacing any items that are missing after the stay.
• No glitter or confetti may be used in the house (impossible to clean!) and nothing may be nailed or taped to the walls.
• If extra cleaning is required beyond a typical clean (loads of trash everywhere, furniture moved, excessive amount of dishes, etc to be washed) There will be an extra fee of $100 for deep cleaning
• It's the guest responsibility to log-out of their streaming accounts on the TV (the cleaners will not do it). The TV does not have cable/antenna... only streaming services like netflix, hulu, etc.
• lights should be turned off when leaving rooms/the house to save energy
• A/C must be turned off when the windows are open.
• Guests need to communicate with the host right away if there are any concerns/needs during their stay so we can intervene immediately if needed.
• It is the booking guest’s responsibility to share these rules with their group and it is ultimately their responsibility to make sure they are followed.
OTHER INFO/DISCLOSURES:
• The front porch steps are different heights and guests need to be careful when entering the porch area
• The porch is about 3 feet above the ground in places and does not have a fence so take extra care in that area
• There is a lip (height difference) between the living room and kitchen floors. Please take extra care and make sure to look down and step up/down.
• Indiana winters are wet and cold. The porch/stairs may be slippery & icy. There is a snow shovel available and salt to spread to help melt the ice.
• There may be sharp icicles hanging from the roof over the porch steps so, look up!
• There are extra trash bags available under the kitchen sink and trash cans are located in the back by the alley
• Access to the basement is only granted if cover is needed in a severe storm.
• The host is not responsible for situations out of their control such as internet or power going out and it will not incur a refund given for such uncontrollable events.
• Traveling incurs a natural risk no matter what. If your travel plans require a cancellation due to sickness (COVID, etc) or weather delay (cancelled flights, etc), a refund cannot be given so we highly suggest you book CFAR (Cancel For Any Reason) insurance.

Loved this house, location was perfect. Just a couple minutes from downtown. House was very clean and the kitchen was fully stocked. Cute, private backyard! Loved the hot tub and used it constantly!

This is our second time staying at this house. We come to Indianapolis twice a year for a state swim meet at IU Indy. The house is conveniently located near the pool so we can drive or walk to the pool and easily come back if we need something. The owner was SUPER at communication as there were a couple issues before we even got there. The dryer and hot tub had both gone out. The hot tub wasn't a huge deal as it's summer and already hot. The dryer, while we could get by, was more important. A replacement was delivered the day after we checked in and all was well. Even the hot tub got fixed. The house has a great amount of room to spread out and has everything we could need. We hope to keep coming back every time we have a meet.

We are a group of swimmers who were in town to swim at a meet at IUPUI - which is just over the river. The location of the house perfectly fit our needs for our stay. Beds and couch are so comfy. The house is clean and well appointed.

Julie was so helpful and communicative. The property was well equipped with all we needed for the kitchen which is a huge plus. The backyard and pergola was a nice bonus and the beds were really comfy. My only piece of feedback would be to provide more trash bags! For a 6 night stay we were only given 3 bags total for trash and recycling for 5 people on vacation cooking and drinking lol definitely wasn’t enough. Other than that, wonderful and would definitely stay again!

We enjoyed our quick trip to Indy for the Grand Prix and our stay in this house! The house was well appointed with great touches, like dog beds and bowls, popcorn and candy for the kids, and super comfy beds. The yard is fully fenced and the location was perfect for us - 5 min from downtown and fifteen from the track. Cute historic home.

The house is clean and well taken care of, the beds are comfortable and the check in and out was easy. Communication with Julie the owner is easy using text. She provided us with good information and some suggestions about places to visit in Indianapolis. The walk to downtown Indianapolis is very pretty when you take the path next to the river however it is gated and closed after 9 pm and open at 6 am in the morning. It takes about 30 -35 minutes walking to Downtown. For us being there for seven days was the only down side of the location of the property being that we went to a conference fore seven days and did not want to take a cab every time. You can use Lime scooters and get to the property and leave them parked right in front of the house. You will have to use a different route as the scooters are not allowed on the previously mentioned path. We did not mind the walk but did give the property 4 stars for its location which we were aware of when reading about the property and is the only downside but should not stop you from renting it . We would stay at this property again.

We were in town for the Indiana state swim meet at the IU Natatorium. This location was nice and conveniently located for our event and the house was comfy and well suited for what we needed.

The house is in a renovated part of town, so you may feel nervous driving in... but don't. It's really nice. Very spacious and they don't have an annoying TV problem... you can actually watch anything. Great Choice!

We came to this property for a family vacation to explore Indianapolis. Our kids loved the cute room in the back and we enjoyed playing games in the living room before going to bed. The beds and pillows were beyond comfy!

This property was perfect for our family stay for the 2023 JO Champion’s Cup Water Polo tournament!
Like the property description says, anything downtown-related was a short five minute drive (or even a 20-minute brisk walk!).
The location is perfect: you have great restaurants within 5-10 minutes, downtown is five minutes away, the zoo is 5-10 minutes away, grocery shopping is 5-10 minutes away, yet you’re far enough from downtown to not be near all of the foot traffic and noise of actually being in downtown Indianapolis.
The three rooms comfortably slept five total people (two couples + one single), and could have slept three total couples if needed.
It was clean, had comfortable bedding, an abundance of pillows, and a furnished kitchen to meet our basic kitchen needs.
It served our purposes well: to congregate and meet in the morning before going to the tournament, and then to meet and wind down at night before going to bed.
Julie was extremely responsive with any needs we had, big or small, and was a wonderful host.
When we come back to Indy for any future trips, we will certainly be considering staying here again if it’s available!

Indianapolis is a halfway point between us (Ohio) and our son and daughter in law (Missouri). We decided to do a meet-up with them for a weekend visit. This house was perfect for our needs! It’s a great location to get to downtown. The house was clean and had really cute decor. Julie was very efficient and communicated within minutes via email. We would definitely stay here again!!

So we stayed one night mid week. Julie was great answering questions. We had dogs with us and its good to know where truly pet friendly accommodations can be found.
Plenty of room, house was lit up, easy to find. Didnt get much chance to explore neighborhood and city this time. We will be back.

This home is such a gem. It is located near to the beautiful white river, the speedway, IUPUI, and downtown. There are so many tasteful touches: string lights on the front porch, abundant lamps to give the rooms a warm feeling, carefully chosen art, abundant throw pillows, desks in each room, . . . in just the few days we were there we started calling it "home" because it felt exactly like that. This is the perfect launching place for whatever you are doing in Indianapolis.

We loved the property. There is ample parking space on the street. The house is very nice with 3 spacious bedrooms and a spacious bath. Everything is new, fresh and clean. We had perfect, quick access to IUPUI for our swim meet whether we walked or drove. I would definitely recommend this place to anyone.
