PROPERTY HIGHLIGHTS: This modern and spacious home is just 5 blocks from Main Street Breckenridge and 1 mile to the Breckenridge Gondola for skiing at Breckenridge Ski Resort. Gorgeous mountain VIEWS, private hot tub, heated garage, two living areas (kids can have their own space) and exceptional customer service with a local Superhost. Highland Haven offers rare modern design in the historic district and sits on the eastern edge of downtown on a quiet street with no thru traffic. Be close to the Breckenridge action but away from the crowds when it's time for peace and relaxation. Pet friendly for one well-behaved doggie with fee. This home is sparkling clean and fresh for guests with or without a dog.

ENTERTAINMENT: TVs with Samsung Plus and streaming apps in living room and second living area. All bedrooms have TVs for streaming with the exception of the bunk room. High-speed, reliable internet throughout.

THE TINY COMPANY DIFFERENCE: Breck Mountain Rentals is a very small company offering big customer service, locally-owned and operated here in Breckenridge, CO. Your calls/texts are answered immediately 9am-9pm and 24 hours for emergencies. Our inventory is limited to a select number of properties only in the Breckenridge core so that we are able to provide meticulous attention to detail, for happy homes and happy guests. All Breck Mountain Rental properties are meticulously maintained and well stocked with full-sized and/or ample guest supplies, an informative welcome binder and a gift bag.

LOCATION: Less than a half mile to downtown Breckenridge shops and dining, 0.9 miles to the Breckenridge Gondola for skiing at Peaks 6-8, 0.8 mile to Peak 9. *Two blocks to free sledding hill at Carter Park.

ACCESS: ALL Breckenridge visitors need 4WD/AWD for safe transportation to and around town. Guests can walk less than half a mile to shopping/dining on Main Street. A Breck Free Ride shuttle stop is just 2-1/2 blocks away for transportation or connections to anywhere in Summit County. As our guests, we are happy to help you with the details of getting around Breckenridge and where to park.

FLOOR PLAN: Three levels
Lower Level:
• Garage and mud room entry
• Queen bedroom with attached full bath *(entrance to this bedroom is in garage just off mud room)
• Game room with twin bunk beds.

Main Level:
• Kitchen, living and dining rooms.
• King suite with attached full bath. This bathroom also opens into hallway near kitchen and living and at top of stairs from lower level.
• Hot tub patio and laundry room.

Upper Level:
• Primary/Master Suite with attached bath.
• Queen bedroom
• Two twin bunk beds room.
• Bathroom with two vanities and shower.

Open main level layout with large living/dining area. Huge entry mud room, heated 2-car garage, covered private hot tub, high-end appliances and fixtures throughout.

HOUSE RULES:
Minimum age of primary renter is 30. All guests must be at least 30 years of age with the exception of children and young adults traveling with parents.
Max adults 12 and only up to 14 occupants if two or more are children.

Christmas/New Year 2024: Reservations including the night of Dec 25, must check out by Dec 27, unless also booking the night of Jan 1. Reservations including the night of Jan 1, may not arrive prior to Dec 27 unless also booking the night of Dec 25.

PET POLICY:
Well-behaved, well-mannered doggies only! We have a Leave-No-Trace policy- no scratch/chew marks, no excessive hair, no yard waste. A fee of $185/dog is required. Dogs must be leashed outdoors at all times per town ordinance. Dogs must be minimum of 1 year old, one 40 pound or less dog, or two small less than 20 pound dogs. A photo of your pet, brief description of how/where they sleep/spend time alone and signed pet policy are required.

The house is warm and welcoming! Perfectly located. We walked downtown everyday with a 2 and 4 year old, that's how close it is to downtown. The kitchen is well equipped, the living room is cozy with large windows and gorgeous views. The play room downstairs is perfect for kids. Our grandkids loved it! I would highly recommend staying here!

We stayed here for a week in late May with family from across the country. The house was spacious and the views of the mountains from the living room and deck are world class! The house is easily within walking distance of the amazing downtown Breck with tons of food and shopping options. Would stay here again 10/10!

The house is wonderful, spacious, great location and a nice place to be for an extended period. The property manager is very communicative and easy to deal with. Overall it was a great stay. I do think it's worth mentioning the rules are pretty strict at the house. There are noise detectors placed within the home to monitor sound after 10PM and external cameras on the outside of the house. Our group didn't have any issues but felt it was bit intrusive and wished those devices being onsite had been communicated upfront. Overall very nice stay and would recommend to other groups.

We spent a week and brought our pups with us. The house was great — it had everything we could have needed/wanted and so much more! The rooms are so comfortable and well furnished, the kitchen is amazing, the hot tub was a great bonus! Also, the house is easily walkable to the downtown area with its restaurants and shops. We loved it!

Family and friends visited Breck for Octoberfest and we couldn't have had a better experience. The property manager was helpful and accommodating. There was more than enough space for our group of 10. Kitchen / Living room area was a great spot for us to spend time together. Thank you!

The house provided ample room for 3 families spanning three generations. Garage level rec room was a great extra! Drive time to the gondola and restaurants in town was a couple of minutes— excellent.
