Lovely and clean, very stylish, location was excellent and very quiet.
The only thing I didn’t like was the smoke detector was directly above the bed and flashed all night , I had to cover my eyes as it was very bright in the dark, may be better having it just away from the bed.

We were staying here for my daughters university graduation and how pleased we were with it too. Our stay here was perfect, from the communication we received to the ease of access, to the beautiful room and bathroom provided. The bed was comfortable, with good quality linen and mattress and all the extras you could need ~ kettle, selection of drinks, iron, ironing board, fan, smart TV ~ basically we wanted for nothing. The owners even returned to the property to leave us extra milk and decaffeinated coffee as we were arriving later and then very kindly removed our suitcase and safely stored them as we needed to leave early too. To summarise, I would not hesitate to recommend this hotel for a stay in Lincoln's beautiful Cathedral Quarter and I look forward to returning here again on our nostalgic returns to Lincoln.

The Rest must be in the best location for access to both the Cathedral and shopping/restaurant parts of town. Comfortable, modern design, well priced and kitted out with everything you need.

Nice bathroom and the inside was nice, clean and fresh.
It was advertised as a 5* hotel and to me it did not have the facilities to match. No reception, no bar, no breakfast available (unless ordered in advance and this wasn’t made clear in the booking), no storage facilities and no on-site employees. It was a self catering studio. Access was not pleasant, you had to go up some external metal staircase which had all rubbish and bins underneath them. No access that I saw for disabled and was hard for my elderly mother to get up them. Assistance only available when the attached coffee shop was open.

The Rest is a lovely little B&B-type hotel (without the second "B") located amidst an array of charming cafes and shops near Lincoln Cathedral. My room was spotlessly clean with a comfortable bed and plenty of space. Although it was cool during my stay in Lincoln, I appreciated having a tower fan in the room--a rare amenity! It was also nice having a refrigerator and microwave. The bathroom was quite large with plenty of counter space, although the shower stall would be tight for a larger person. The TV has a Roku box that you can use for your own Netflix or Amazon Prime accounts, and the wifi was fast and reliable. There's a lovely terrace right outside the rooms so that when it's not wet or raining, you can sit outside and enjoy your coffee (or watch people attempt to make it up the steep hill!).
These aren't necessarily things that would bother everyone, but they're worth mentioning:
This hotel doesn't have a traditional reception. They use their cafe, which is only open from 10-3. Outside of that, you have to call the owner, which is very inconvenient if you travel with just international data without voice. When I turned on my voice line, I was still unable to call out because of poor reception (Vodafone).
Take the "Steep Hill" part of the hotel's address seriously. In fact, "steep" might be an understatement! The hotel is on a car-free strip, so you won't be able to be dropped off right at your door. You can get fairly close, but it's still a bit of a challenge with luggage. Also be aware that walking down into the high street is wonderful, but coming back up is a slog. If you plan on going back and forth frequently or if you have mobility issues or a stroller, this might not be the best hotel for you. There are also stairs up to most of the rooms.
The rooms get warm in summer without opening the windows, but there are no screens, and the main window is at the level of the walkway outside. I'm sure Lincoln is very safe, but as a woman traveling alone, I didn't feel comfortable leaving this open at night. There's also a skylight with a window that opens, but that doesn't help when it's raining, as it often is in Lincoln. It also makes for a bright room at night, especially in summer.
There's no breakfast included with the room, and the cafe doesn't open until 10 (no discount for hotel guests). Most of the other cafes in the area also open late, so if you're an early riser, be prepared to walk or make use of your kitchenette.
The cafe itself is unimpressive, especially for the prices they charge. I ordered plum bread for 3 pounds, which they took out of a grocery store package! Service, however, was excellent.
