The property was in a great and quiet area. The room was spotless clean and comfortable. The hosts are very attentive, they made sure that we have a great time!
The location is a bit out of the way from Rome if you don’t have a car.

Forse la colazione, anche se capisco che, nel contesto in cui si trova la struttura, i prodotti confezionati siano inevitabili.

30min drive for sightseeing Rome
Worst place we've visited so far.
I booked this place for the swimmingpool, but upon arriving it was not accessible for guests. Since a few weeks it's been mentioned on their photos on Booking.com, but a few months back, when I booked, it wasn't.
While the owners have a large garden with pool, the place outside for the guests is a little less comfortable (see picture). A plastic table and a few chairs. Not that I cared, but maybe good to know.
The view from the room: See picture. A beautiful airco unit, some waterpipes and a scaffolding.
Our room had a loose toiletseat. When I asked them on the first morning (to tighten it), they said they would fix it. The next day, they still we're about to fix it, but now they said (and showed) the connection to tighten the seat was broken. They had to go to a store for items. So the owner knew... they gave the room, knowing the seat was broken. Shouldn't you have fixed it before you welcome guests in a room....?
The daily breakfast: Toast, croissants and some sweet cakes, all wrapped in plastic (nothing was fresh), jam and Nutella.
The service/hospitality: Both owners only wanted to speak Italian or French. The first morning they we're angry, because I refused to give away our id cards so they could copy them. I asked them to tell me what information they needed to know/see. They were talking to each other in Italian, pretty annoyed, making a scene, while my daughter and I we're eating breakfast.
The last day, all of a sudden I had to pay extra tax and when they wanted me to pay it, suddenly they could speak English (pretty well).
The 3rd day (no more trust after the id card problems on our 2nd day) I asked them not to come in the room (to clean or whatever) while we were away. When we came back from a walk, we saw that they did come in our room although I asked them not to.
Bring your own toilet paper, because they don't refill.

Just in the countryside, nice lands. We suggest to ask host for road advice if you arrive by car, to avoid the bad road and make use instead of the general one.

This property was a big a rescue after having a bad experience with another accommodation. We were very relieved by the great support we received from the hosts under the circumstances, they were very understanding and helpful at all times albeit our language barriers. That was not an issue at all as we’ve previously encountered in other places in Italy. The hospitality was stellar!! The helpfulness in all situations—we really appreciated it all. Hosts make an accommodation worth staying at and I’d recommend 1Mn times this accommodation to anyone looking for a quiet worry free stay yet relatively okay distance from the city by train (45-60min) which is about 25-30min walk from the property. Very very descent especially in comparison to all other places outside the city. it’s also very clean,tranquil and safe, breakfast was descent.

Gino was a perfect old-time gentleman, who really looked after his guests. In the evening he helped us order some food from a restaurant and saw to it that we received it. In the morning he was up early preparing breakfast for us. The place was very peaceful and the surroundings pretty.

Beautiful quiet place . Exceptionally smart and clean. Very friendly and helpful hosts who even took us to La Storta for a bus in a train strike. Very good restaurant in east walking distance. We were there in spring but no doubt the pool and garden would be additional attractions

Our host was so lovely and very helpful. Very clean and beds very comfortable. Also exceptionally quiet.
It was further out of La Storta than we realised so for pilgrims doing the VF it's a lot after walking from Campagnano. Also eating places weren't close so more walking. Great if you're in a car!

It was clean and tidy staff are really nice people, very helpful even if English is their 2nd language and he doesn't speak and she is terrible on speaking English but we understand each other by using a Google translator. They help us a lot with maps and directions and they even printed my bus ticket just in case i don't have Internet on the bus station. They picked us up from the other hotel we stayed in because the taxi was on strike on the day of our check in and arrange a ride for us to bus station on our check out. Very understanding on our needs which is very helpful for me because I was travelling with my 71 yrs old Aunt and 8 yrs old only son.
My Auntie is 71, turning 72 when the clock strikes 12midnight of July 17 which is in 10 minutes and my 8 yrs old son was complaining that the train station is far to walk because the taxis was on strike on the days that we were there, 1Km is far when the sun is too hot and when you are tired from the excursion and activities of the day from the city. But my son loves the walk because he have seen the moon and some kittens on the road. It was an adventure for us!

A big clean place the pool was empty it would be a great place to stay in July or August when the swimming pool is full of water
