Location
Price, way too expensive for what they offered. Will not be staying again. We were in the most expensive room and didn't even have glasses. A bush was hanging over the stairs, the staff saw when we checked in yet did nothing about it. Had to always move aside when using the stairs. and when it rained we got soaked. Just typical of how much they leave neglected. Friends stayed at White Porch Inn and got much more for the same amount. You can get much more for your money elsewhere.

The property is well maintained and the decor was charming. The rooms were clean. There was unlimited filtered flat and sparkling water available in the lobby. Great location-you can walk to everything Commercial St has to offer. There is a beach across the street. We also had a small view of the ocean. Staff was friendly and responsive.
We had a few problems at The Waterford Inn. 1.) The Booking.com listing states there is onsite parking. There is NO onsite parking. The innkeeper claims that the two spots outside of Spindler’s are theirs but It is more likely that these are just first come first serve public street parking spots for anyone visiting P Town. 2.) We got parking tickets on a Wednesday morning for “street sweeping.” Beware! There is NO signage on the block about this. 3.) Booking.com says there is breakfast (advertised as bed and breakfast) but there is no breakfast. Inside the room were four, $4 vouchers to use at the nearby restaurant Spindlers. $4 bought me one cup of coffee. 4.) Lastly, after we checked out, we were charged an addition $15 per night for extra fees outside of what we paid through Booking.com. There was nothing in Bookings terms and conditions about this, NO prior notification from Booking.com or from the Waterford Inn. 5.) Our room was labeled as “luxury” but it was pretty basic. The shower was an outdated stand up fiberglass insert shower w/curtain (for one) along with older fixtures. 6.) Housekeeping and turn down was an add on service

1. Despite my booking saying "Breakfast is included in the final price" there was no breakfast. When Seth checked us in, he provided us with two $6 voucher to spend at Far Land, which we did on our first morning. Breakfast there for two people is about $20 (2 sandwiches + 2 coffees) so the vouchers don't cover it. We also did not receive anything for the other two mornings. Booking.com shows breakfast pictures, which is very misleading.
2. No parking on the premises. We parked in a nearby managed lot, for $25 per night.
3. The rooms were not cleaned at all during our stay. I think almost 3 years of the pandemic, this should have been figured out, especially for the price

This is a great guesthouse, in an absolutely fantastic location at the heart of the town. The room is beautifully presented and the building and gardens overall are lovely. It really is a magical spot.
Sadly I found the staff, mostly the owners, to be so un-engaging. There was no real welcome, interest in our stay, or offer of what to do while visiting.
The rooms aren’t being serviced during your stay, as a covid measure, but I feel that’s not really a requirement anymore. We had to find more toilet paper ourselves as the reception isn’t manned after 17.00.
A final comment on breakfast, which is all really tasty and included in the price. But served at the takeout shop on the Main Street. Served in paper cups and foil/plastic this is not only incredibly wasteful, it also made the stay feel a little cheap.

The location, the ease to be in the heart of Ptown and the Inn is just very pretty.
I think they could do a few updates overall in the Inn to be honest. The screen door going in could be changed out. Another example is in the bathroom when you turn on the light the fan always comes on even if all you are doing is makeup or brushing your teeth. And the fan is crazy loud.
There are no tissues, just toilet paper in the room. There are no napkins, I could find in the little breakfast area where in my opinion it could be better organized and cleaned up a bit.
I think bringing in a designer to just spruce things up would really pay off as this is such a pretty inn. It was obvious things were not up and running yet but others Inns overall looked better.

This is a really lovely and stylishly refurbished old inn in a sort of compound behind Spindler's restaurant—I guess the whole package was recently bought by a new owner. It is extremely centrally located on Commercial St. and very quiet , even though you walk through the exterior part of the restaurant on the way into the inn.) We got a very good deal in advance of something like $220-30 a night for our lovely room at the height of the season. There is a very sweet little outdoor area where you can relax, too. The bed and linens were superb, too. And we loved our young Liz Taylor decorative pillow on the bed!
My only quibble is that I wish they would make coffee available in the rooms or in the charming common area. As is, as a guest, you are entitled to a free coffee drink and a very small breakfast sandwich at the restaurant's coffeebar in the morning, but that's the same really as having to go anywhere nearby (like Wired Puppy almost across the street) for morning coffee instead of having it in the room or the inn. The restaurant looks lovely but it's among Ptown's pricier and more NYC-ish restaurants; we never ate there. Also, the shower was very small and functional, but it's an old inn and we didn't really mind.

Location was perfect
We left a day early because of many reasons - there was no one there to help for three days - a restaurant worker in the adjoining property actually helped get clean towels one day - he was great - we stayed in room G which was at the entry so we actually had people ask us how to check in - it was extremely loud with people coming and going - the front door was never locked so it was uncomfortable hearing folks come and go - we finally gave up with the noise and went on to another property to finish our vacation - i feel bad because there was nothing anyone could do even if someone was there - I do want to warn others that although it’s a great location and the property was clean and nice - you won’t get an ounce of sleep if you are in room G

This is a beautiful old house with lovely rooms and is in the heart of Provincetown tourism area, close to everything. It is bike friendly.
I was disappointed that the breakfast option I wanted (and which was included in the price) was not available when the restaurant opened. I was told I would have to wait 40-45 minutes for it. I actually booked this place because of the breakfast. I had to take an option I did not care for because we were on bicycles and had to get going. Staff needs to get there in time to get the breakfast set up.

ON the main street. Parked on Branford Street which was a short walk but that is to be expected for P-town. $20 bucks for overnight parking which we considered a good price for P-town. Town beach across the street.

Amazing food at their restaurant and the staff are all so friendly.
Wooden floors everywhere, so can be quite noisy depending on your neighbors level of awareness.

The Waterford offers a true first class experience in Provincetown. Rooms are welcoming and very clean; the staff is friendly and accommodating. The Waterford is now our go to escape place ❤️
