The Villa take its charm from the extroardinary position in front of the silhouette of San Gimignano towers. Everywhere it is possible to admire the unforgettable panoramic view of the town or the hilly landscape of the Chianti region. Ideal position for excursions in the area. The pleasant athmosphere is particulary in evidence from the panoramic terraces of the house. There are some sun lounges in one part the garden. It has been nicely renovated. The fortified walls of the watch tower confirm that the house used to be the check point on theold road. It has been furnished with tuscan style. 35 km from the centre of Siena, 40 km from the centre of Firenze, 1 km from the centre of San Gimignano, in the countryside. Private: grounds 15'000 m2, garden with lawn and plants, swimming pool (5 x 10 m, depth 120 - 160 cm, 05.05.-29.09.). 7-room house 220 m2 on 2 levels.. Facilities: washing machine. Internet (Wireless LAN [WLAN], free). Reserved parking in front of the house. Air conditioning in each bedroom, kitchen, dining room and living room.

It's been 19 years since we last went to San Gimignano, not much has changed - the same beautiful town. All logistics (check in/check out etc) were very smooth and relaxed. The location was fabulous for us, nice and quiet but only a short drive to the town. Parking has always been a problem, but if you go early/late you can get the best spaces. The pool was very welcome given it was 39 degrees most days of our stay. Id definitely recommend and hope to be back one day.

The property is walking distance to San Gimignano. The house has air conditioning and it is definitely a must in the summer. Each bedroom has its own bathroom. The host is attentive and very helpful. We all enjoyed our stay.

The views of San gimignano are amazing from the outside seating area. Close enough to walk or a short drive into town but feels like a rural setting.
Alessandro is also very helpful and the villa is well stocked. Pool are is great.
Best part is going into town after the hordes of tourists board their buses back to Firenze.

This is a truly lovely house in an amazing spot. Very walkable to San Gimignano but also feels quite and private. The host is very accessible, extremely helpful and will connect you to any added things you might need during your stay. The pool feels amazing on a hot day and we couldn't have asked for a better experience!

AMAZING! GORGEOUS! SPACIOUS! SPOTLESS! CHARMING! VIEWS SECOND-TO-NONE! CONVENIENT! Everything we could have hoped for and more booking a villa sight unseen! Alessandro - the owner - could not possibly have been more accommodating! From beginning to end, he was responsive, kind, bending over backwards to accommodate our needs. The spacious bedrooms with en suite bathrooms were perfect for 5 sisters to have their own space after a day of sightseeing! We flew into Florence, rented a vehicle and drove about 1.5 hours to the villa! Upon arrival to San Gimignano, Alessandro met us in town, gave us a lay for the land, and led us to the villa - an easy 5 min drive from town center & and a 15 min breathtaking scenic walk into town. We made this amazing villa with views one shall NEVER FORGET our home base for the week. From here a 2 hour drive to Cinque Terre for a day, a day spent in Lucca and Pisa, another day to Florence and a train ride to Venice from Florence were our highlights! There is a very convenient Park & Ride outside Florence called Villa Costanza to park as long as you wish. From the Park & Ride there is a tram to the Florence Train Station departing every 15 minutes! SO SWEET! Parking in Florence is almost impossible and VERY expensive!
One of our many highlights was having Alessandro's aunt cook a typical Tuscan dinner for us one evening! What a treat and most delicious too!

We spent a week using this as our base to explore the region. Lots comfortable seating. It was cold the first two days socentral heat, pellet stove and heat pumps worked flawlessly. Allessandro was readily available and easy to work with.

The house met and exceeded all our expectations. The location is absolutely amazing and the views of San Gimignano and the country side are all postcard worthy. The house itself was as advertised and met all our needs. There was plenty of space for 3 couples to gather and to have separate space when desired. The location was a great "home base" for all our sight seeing during the week. Alessandro was an excellent host. Communication was very helpful and prompt from the time of booking all the way thru the visit. He provided guidance for a chef to come to the house (phenomenal meal) as well as places to book tours, bikes, etc. We would absolutely stay here again. Thank you Allesandro!

The house was so perfect for our party! We each had our own room en suite. The location was just close enough to San Gimignano without being in the middle of everything. The views were spectacular and the villa had everything we needed. Of course, we didn't want to leave. Alessandro was awesome!

This was a comfortable property with lovely patios to sit and enjoy the truly breathtaking views. Walkable to the lovely town of San Gimignano and close enough to Florence and many other towns if you’d like to do day trips. Host was easily reachable and accommodating. Great vacation.

We absolutely loved our stay at the villa. It was my 70th birthday and we celebrated with our children and grandchildren. The villa was all that we dreamed it would be. Plenty of room for 7. Gorgeous views. A short walk into town. It was quite hot during our stay and we used the pool daily. The location of the villa was ideal for us to to be able to attend a cooking class, a winery tour in Montepulciano, a truffle hunt, a medieval festival in Volterra and a trip to Pienza. Alessandro is a wonderful host. He helped us with drivers, restaurants, wine and best of all his aunt cooked a lovely Tuscan dinner for us. We will treasure our memories forever and highly recommend this villa. Grazie mille, Alessandro!

I can’t say enough about how much we enjoyed staying at this beautiful villa for a week. We celebrated our 40th anniversary and we’re joined there by our one year old granddaughter.
Alessandro was a great host and checked on us frequently to see if we needed anything. He went out of his way to make our stay comfortable and brought us equipment for the baby and more. Best of all he brought in a chef who prepared an excellent dinner for all of us on the night of our anniversary. The house is incredible snd the view of the medieval city from the villa is stunning. Highly recommend this one!

Our family had a wonderful stay in this charming home. It was the perfect base from which to explore the region, and the proximity to San Gimignano was ideal. It was an easy 15-20 minute walk into this beautiful old walled town. Right outside the main town gates is a Coop supermarket where we were able to purchase all our staples. Alessandro was welcoming and very responsive to our needs. The views of San Gimignano from the house and patio are spectacular and we spent much quality time relaxing and taking in the gorgeous Tuscan setting. Gracie Mille!

Wow ! This is the perfect location to enjoy San Gimignano and the surrounding Tuscan countryside. The house is exactly as described, very spacious and well appointed with modern upgrades such as W/D, AC, two refrigerators, pool etc. The views from the patio and rooms are spectacular from early morning to evening.
The walk up to SG is only about 800 meters - a bit steep at times but good exercise and worth the views. A car is recommended and we used it in the evenings to drive up to SG for dinner - parking is easy in the large lot. Also the CooP is excellent and there are many wonderful restaurants all around SG.
Allessandro is an excellent host and very attentive and accomodating to guest needs. We needed new wine glasses which he bought immediately and even brought a small wading pool for the baby that was with us.
Dont forget to put out some milk for the cat!

This is an amazing property! Spectacular view of San Gimignano and of the surrounding area. Easy walking distance up the hill to San Gimignano. Four en suite bedrooms made it very comfortable and the house lacks for nothing, including history. The patios were great and having a swimming pool was a bonus. Alessandro was very helpful and available if we had any questions at all during our stay. I highly recommend this property.

Going to Tuscany and staying in a Villa for a couple of weeks has been a dream…and now a dream come true. If we could have rated the Stay more than 5 stars we would have. The owner and his family were so helpful and friendly. The location was great with its being close (but not to close proximity to San Gimignano). A nice walk got you to the walled City within 15 minutes where you could visit the bakery, restaurants, stores…and the best gelato in Italy. If you can.. book it!!!

Our whole family enjoyed Villa La Porticiolla and its stunning views of San Gimignano and the Tuscan countryside. It was a great base to visit the surrounding area.
The weather was on the cool side but we were still able to use the pool area which was great for the kids and nice for lounging in the spring sun. We enjoyed a nice fire in the huge fireplace one evening and a bbq on the Weber (charcoal) for lunch. There are plenty of different sitting areas, in and out of the sun or breeze for lunch/dinner or just drinks. We enjoyed the 4 different upstairs bedrooms with en suite bathrooms allowing privacy and space for everyone.
The house is an old watchtower complete with thick walls and full of history.
Alessandro is a kind, attentive, extremely knowleageable and responsive host.
We definitely recommend Villa La Porticiolla and would come back again in a heartbeat.

Fantastic property in a spectacular location
We stayed at the property for a week with our teenage children and their grandparents and couldn’t have wished for a better place to stay. Alessandro couldn’t have been more helpful both before and after our arrival sending clear instructions and being available for any questions. The photos don’t do justice to the amazing views of San Gimignano and surrounding countryside that you get from every window and terrace. The property is well equipped with everything needed for a comfortable stay. We used the bbq and ate on the terrace with views of San Gimignano most evenings. The walk to San Gimignano takes about 15 minutes and is uphill on the way there but we all managed it, even in the very hot sun. Plenty of great restaurants and bars to choose from when you get there and don’t miss the ice creams. Would also highly recommend a visit to the neighbouring vineyard Guadastelle for a wine tour, tasting and lunch. Would highly recommend this place.

The Best
Fantastic, superb, unique and many more adjectives there is not sufficient room for. I started the vacation planning in 2019 with the host Alessandro - then COVID hit and we went into perpetual delay - but he worked with me to keep us on the books. He is a the ideal host who made our two weeks everything we dreamed of. The villa was terrific with history going back 800 years. The location was fantastic allowing us to balance day trips with days at the villa enjoying the pool. We have stayed in Italy three other times and by far this was our best experience and all 8 of us are indebted to Alessandro for his efforts. Until next time Alessandro, thank you very much.

Post Covid family reunion
First chance for us to travel from US to meet up with our UK family & friends in Italy. We stayed for 2 weeks to have family & friends cycle through every few days. Spent most of the time either sitting in the various patios or at the pool, and eating all meals outside - very relaxing and the views of the towers in town and across the valley are as good as all the other reviews say. Could not have asked for anything more re the house, and found the kitchen to be well provided for in terms of cooking everyday meals. Alessandro was very responsive both during the booking and during our stay. San Gimignano was delightful for both strolling around in and having dinner. Make sure to take the gelato making class.

A wonderful place to be
We loved our time at this property. It is walking distance to town (about 20 mins) and the views are fantastic. The setup is perfect for two families travelling together as each of the 4 bedrooms has a full ensuite. Allesandro was helpful and kind.

Fabulous Stay!
We had a wonderful time at the property. Alessandro was most helpful answering questions prior to our arrival and he arranged for a local cook to prepare a traditional Tuscan dinner for us one night! The location was fantastic! Every morning we sat out on the Terrace looking up at San Gimignano and marveling at the beautiful sight. Bedrooms and bathrooms were awesome! Kitchen was just right and we enjoyed sitting around the dining table and reviewing our day! It could not have been more perfect! We will cherish the wonderful memories forever! We highly recommend!

Amazing views of San Gimignano and the surrounding hills. Really cool old farm house that had everything we needed for our stay and Alessandro was an excellent host. We had a car so the location was perfect for day trips to towns throughout Tuscany.
We were on the go the whole time we stayed there so we didn't get to just sit around an enjoy the property. It would have been a great place to just hang out and enjoy the scenery.

Our entire experience was fabulous! The house is wonderful with plenty of space, the location is walking distance into San Gimignano and the views from every window and the patio are breathtaking. All four bedrooms are large with ensuite bathrooms. We found San Gimignano to be the perfect base for exploring Chianti, Siena and Montalcino areas. Alessandro was great to work with, friendly, helpful and always available. He arranged a cook to come one night and it was one of the highlights for us. The worst part was having to leave.

Que Bella…a slice of heaven on earth
The view of San Gimignano and setting amongst cyprus, olive trees and vineyards is unbelievably beautiful, and the sound of church bells ringing is very zen. The Villa is roomy and very functional, and accommodated 5 travelers very well. Plenty of space to be together or apart as desired. Proximity to San Gimignano was great..a short uphill walk along the famous Via Francigena pilgrims route that stretches from England through France, Tuscany, Rome and on to Jerusalem. Also an easy reach for side trips we took to Volterra, Siena, Cinque Terre, Montalcino, Montepulciano, etc. Our host, Alessandro, was very responsive and accommodating before and throughout our stay, and even arranged a wonderful traditional Tuscan dinner cooked for us in the Villa. Be sure to try La Vecchia Mura in town for dinner..lovely terrace off the city wall from which we watched the colors of the landscape as the sun set and saw a beautiful full moonrise. We would stay here again “in a heartbeat.”
