The house is bigger than you think with the 4 bedrooms, 2 living areas, a large kitchen and dining room. Add to that the indoor/outdoor transition to the pool area. The pool is pretty cold water so be prepared, The condo across the street does look down at the pool area which is a little awkward, but still a great outdoor area. There is a fare amount of traffic on the streets surrounding area, but there are a couple of very good restaurants within a 2 minute walk and many more with in a 10 minute walk. We stayed here for Christmas and it was a Great experience for the entire family.

Thumbs up
We enjoyed our stay at Castille del Rey. It is a grand old house with 4 large bedrooms. The location is great for walking to the plaza, restaurants or grocery store.

Great place for our extended family vacation. The kids loved the pool, plenty of space for everyone and daily housekeeping was a plus.

The Best Place to Stay for our Family of Seven! Super Clean, Spacious, and Convenient Location!
Can’t rave about this place enough! An oasis hidden behind a gated entrance. Victor was very responsive and met us upon our arrival. The house provided ample space to spread out and enjoy an authentic Mexican vacation. Easy walk to our dive shop, restaurants, bars, the pier and the square for souvenirs. We even bought groceries at the Mega (also walkable) for breakfasts, snacks and a fabulous dinner cooked at the house. The three bathrooms enabled us to have privacy and enough space to get ready. The pool was a fabulous way to cool off after a hot day. Our housekeeper came daily and did a fantastic job! Stay here!

Perfect location
We rented Castillo del Rey for a month during June/July. We can't say enough good things about the property and the management. First, the property is in the perfect location. We walked everywhere ... to the plaza, to the Mega, to all of the restaurants, and to the ferry pier. The only time we needed to take a taxi was to go to the marinas, the beach clubs, and the airport. You can call for a taxi, but there is a taxi stand right around the corner. The house is perfectly set up with two bedrooms downstairs and two upstairs. The kitchen is HUGE with plenty of room for multiple people to be cooking together. The pool was our favorite part of the property. It was so nice being able to jump into the pool when we would return from an outing. We hung out around the outdoor table on the patio often, playing cards, listening to music while swimming, reading, etc. The maintenance staff were very friendly and did a great job. There is a full service laundry across the street where they will wash, dry & fold your clothes for only 12 pesos per kilo (Mon/Thurs special). We were provided with clean, large beach towels every time the housekeeper came by (twice a week for the monthly rental). We will definitely be renting this house again on our next visit to Cozumel.

Super villa in San Miguel
I've stayed at Castillo del Rey twice: once with a group of six and once with a smaller group. Both consisted of divers and we found the villa perfect for our needs.
The villa looks exactly like the photos. It's huge; there's plenty of room for even a large group to spread out. Chairs, sofas, tables, and stools are everywhere, making it easy to hang out or work on laptops by the kitchen, dining room, or two living rooms.
The kitchen is huge and well-stocked with dishes, pots and pans, and silverware. We had every appliance we needed and then some. The refrigerator and microwave were new this year and everything is in working order.
Two purified water dispensers are provided - one in the kitchen and one in the master bedroom - as well as five-gallon water bottles. The villa has a new DSL modem and you can get get a wi-fi signal throughout the house, though it's not terribly strong upstairs. Air conditioning is good and controlled individually in each bedroom and as a single zone in the common area. At least two of the bedrooms had new split units this year. We always tried to turn the A/C off when we left for the day, given the cost of energy on the island. Getting hot water from some fixtures requires a fairly significant wait while the water runs. I wound up taking quick, cooler showers just because it isn't that important to me after a hot day.
The gardens and pool are beautiful. It's rare to have such a large pool all to yourself - and it's full depth, not just a wading pool.
The housekeeping staff deserves recognition. Our usual housekeeper, Esperanza, is cheerful and goes above and beyond keeping the villa clean, and the groundskeepers make sure the outside area tidy. Please make sure to leave a tip to show your appreciation for their hard work. Victor and the management staff are extremely communicative and will quickly answer any questions you have. After settling in, I texted Victor several times - for keys, extra water, and wi-fi questions - and he was always quick to answer.
The best part of the villa, IMO, is the location. There aren't a whole lot of villas, especially large ones, right in the central part of town. It may not be for everyone, but it was for us. Nothing like waking up to the roosters and being just a few blocks from the plaza, our dive shop, stores, and restaurants, and with friendly neighbors. Of course you're not on the ocean, but that wasn't on our priority lost.
In short, a super villa in a great location.

location, location, location!
I was a little nervous about booking this villa, because it was SO cheap, and there was no reviews or anything about it really. I ended up booking through Sherrie and Ron, with cozumelvillas.com, and everything went seamlessly. When we arrived at the villa, I couldn't believe all of it was ours - the place looks exactly like the pictures. The house is completely walled off and private, and the pool was wonderfully refreshing - my husband took a dip in it every day. We were a VERY short walk to Mega, and a short walk to shopping and the main areas. We even walked from the villa to Cinco Soles which is a little farther north on Melgar. We had no trouble catching a taxi when we needed it, literally step out the door, and one will show up shortly! Just around the corner was a house that had 4 or so pups that were always outside, 2 of them looked like mini yellow labs - if you see them, give them a pet for us, they were too cute! We also had no trouble parking the car right outside of the villa on the two days we had it. An endless supply of purified water is available.
Downsides: my husband found the bed in the master bedroom to be uncomfortable, he couldn't sleep well, but he did say he would make the sacrifice to stay there again :) I didn't find it too bad. The water in the shower takes a bit to heat up, I took a cold shower the 1st day before I realized the trick - let it run for a while! The master showerhead is too tall and not moveable, so the water spray kept hitting me in the face. We couldn't figure out how to work the oven, we probably could've called Victor on this but it really didn't matter - we didn't cook much besides breakfast in the morning. Lastly, it's a bit loud since the location is right in town, you'll hear lots of traffic and barking dogs but we didn't mind it.
This was our first visit to Cozumel and we can't wait to come back, I'm already looking at April/May 2016 but Castillo is booked already :( We definitely would like to stay here again!
Location really can't be beat, I've been looking at other locations of hotels, villas, condos, etc, and nothing comes close to Castillo.

Excellent house in great location!
This house was so conveniently located that we did not need a car. It was only a couple of blocks from the water and lots of restaurants and shopping. Even though it's in downtown San Miguel, it seemed so secluded. We loved the pool and we even grilled one night. The big Mega grocery store is literally 5 minutes away. The house has everything you need and is setup perfectly. There is plenty of room for a large family or families or a bunch of couples. My husband and I are trying to figure out when we can go back next year and stay here.
