Breakfast was great. Two of us are vegan and they accommodated us very well, especially considering the short notice with which we booked.
All of the staff were extremely helpful and friendly throughout our two night stay.

The staff are always very friendly, my room had everything I needed, and was very clean. Excellent food, and again the staff take very good care of you, ensuring you have everything just how you like things.
Having to leave! It's my second visit, and I'm returning in 15 days. IF I didn't like the place, I wouldn't be returning.

Thoroughly enjoyable stay in St Annes. Food was good, although a little more choice at breakfast, e.g. pastries, would be nice. I had dinner in the hotel twice. Very good 4 course meal. I would have had it more during my stay but there is only one early sitting which I'm sure suits most of the guests, but isn't ideal if you want a more flexible day or evening.
All of the staff were excellent, very friendly and efficient and certainly went out of their way to assist guests.
The hotel's location is very good, less than 5 minutes to promenade or town centre and no more than 8 min walk from station. I used the hotel car park and didn't even need my car on a couple of days due to the good position. All the walking meant that the nice warm pool and Jacuzzi were very welcome!

Very impressive Hotel in great location near everything 👌 Best thing's about it are..........NO CHILDREN & NO DOGS 👌👍Only gripe was the queuing at Breakfast and bring back " Olde Fashioned " door 🔑. Thank You 😀

Very good located, close to seaside. Beautiful entrance. Pool and Fitness area.
Old and outdated rooms. Barely any warm water coming out of the shower. Pool only acessable with a list reservation.
Breakfast only avialable after 8 am.

1. Rooms really small
2. Shower and bathroom never seen in past experiences (shower cold and so small...).
I've got opportunity from the reception to change the room or to have only the shower in another room...to be forgotten...the new shower was useless
3. Poor Breakfast with a start time at 8.00 a.m. (who has to work early...?)

As always the staff are superb..the club room excellent ..breakfast plentiful with lots of choice..and the leisure facilities are the icing on the cake .
Location is very good with shops/ restaurants within 5 minutes walk and the attractions of Lytham on your doorstep..

The whole of the hotel on the main entrance and ground floor was tastefully done.
The food was very good and the staff were friendly but professional. The facilities were also very good.
We did book a standard twin room as we were only staying for two nights. It was disappointing in that it really was small. One twin bed was flush up against the window wall with the curtain squashed between. I personally found the pillows and the mattress quite unforgiving. We should have immediately asked for an upgrade but didn't. We were asked at reception later if everything was all right. I said the hotel was lovely but that we were disappointed with the room. The receptionist said he would see what he could do, but I said as it was only for two nights and that we had already unpacked we would leave it as it was. A lesson learnt.

This is a very comfortable hotel with lots of casual seating areas. It's on a main bus route so there was no need to use the car. Our room was huge and very comfortable as was the bed. There was masses of drawer and wardrobe space and a separate writing desk at one end. There were two comfortable chairs. The staff were very friendly and helpful. We thought car parking was going to be an issue as the front car park was quite small but it wasn't. Breakfasts were OK but the one lunch we had there was excellent and with the voucher we had was great value.
We didn't complain but we didn't like having a bottle of 'hand wash' instead of shower gel which was fixed so presumably it wasn't a mistake so we used our own after using it once. Very small complimentary biscuits were left for our arrival but there were none on the second day. There wasn't a hook on the bathroom door so the door handle was used! The car parking arrangement was very strange as almost inevitably cars got blocked in as ours did but the staff had a routine which worked well.

The Staff in the Hotel were wonderful and could not do enough to make your stay comfortable, the room was nice and large and had a nice big window we could open to let in the breeze, the reception areas of the Hotel are far better condition than the rear of the hotel. The swimming pool and Spa were very pleasant despite the floors being filthy.
2nd Floor up very narrow stairs due to chairs lifts made it very difficult to get suitcases to the room as no elevators, Wifi did not reach the room on 2nd floor, The room is need of a spring clean as the showers were mouldy, while it was cleaned daily the rooms need a spring clean.
The Spa Area was filthy the dirt was ingrained into the tiles on the floor leading from Changing rooms into the Spa area,

Staff were welcoming and friendly and their service was good. The location was suitable - close to shops and amenities. The lobby area was cooler than the rest of the building - so was more comfortable.
Although the room my husband and I occupied was big enough, my daughter was in a tiny room, which I would have complained about had I realised sooner. I certainly could not have slept in it. It was VERY hot and unbearably claustrophobic. We also thought the breakfast selection was below average and if guests arrived after 9am there was often only a very depleted supply of hot food. The hotel should invest in air conditioning or at least ceiling fans.

The foyer and the entrance to the hotel is very nice and clean, so is the dining room and bar area. We didnt eat in the hotel but the menu looked very good and if we were to stay again we would probably book for the meal option.
The rooms are very warm with no aircon and the rooms are a little dated compared to the rest of the hotel.

Close proximity to St. Anne's town centre and the seafront. Very comfortable bed in a spacious room. No kids running around creating havoc or babies crying all night!
Lack of adequate parking. My wife is disabled and we had to park on the street. I picked up a £25 parking ticket for my trouble. Parking restriction signs are hard to spot and faded.
