This attractive apartment provides the best of both worlds; it is within walking distance of Edinburgh City Centre, but is situated in a quiet location with the added benefit of a parking space. With Princes Street and the City Centre only a short walk, you can easily be at the heart of Edinburgh’s shopping, historic and cultural district. For nightlife, the apartment offers convenient access to popular bars and restaurants to suit all tastes and pockets. And when you want a break from the bustle and excitement of the city, the peaceful Royal Botanic Gardens are within walking distance (approx. 15 mins), as are excellent transport connections to out of town attractions. The apartment itself contains two bedrooms (one double and one twin, both with new mattresses from January 2024), one with en-suite facilities. The lounge / dining area open out onto a small patio area, for which a table and chairs are provided.

Exactly as described: lovely apartment in a residential area, just a short walk to restaurants and transit. Communication with the host was easy and pleasant. I absolutely recommend this for your stay in Edinburgh.

We very much enjoyed our time. The apartment was spacious for our 4 adults and had every amenity. Communication was excellent. It was a little far to walk from Waverly Station with luggage, so I would recommend and UBER for that, but easy to walk to Old Town without luggage. Make sure you eat at Momma Roma's italian. and make a reservation.

We stayed as part of our trip around the UK. The apartment was very close to the tram and an easy walk around Edinburgh. Sam provided a great book with instructions on everything about the place.

First night was very cold because the heating was not funcioning. The photo's on internet looked better then in reallity. This apartment is outdated and needs an renovation (except 1 bathroom) The rent was to high for this apartment. I think a fair price would be between 150 and 200 pounds per day as maximum.

We loved having the feel of being in a home after so many nights with 3 of us in hotel rooms. The location was fantastic for walking most places we were going. It was so great being able to cook breakfast and do a load of laundry at the last few days of our trip. The people we met in the neighborhood were so nice and the owner answered the phone quickly with offering help.

Great location with large parking area. First floor with easy access. Very quiet at night. Site description 100% accurate. Many restaurants, shops, and pubs within walking distance. Uber to Royal Mile £8-£20 depending on time of day. Owner was very responsive and accommodating.

We stayed over Christmas with my partner’s sister and elderly mother, and this ground floor apartment was perfect.
Prior to arrival, we received detailed notes about how to find the apartment and how to access it - all were very easy to follow instructions. This continued when we entered and were presented with the ‘Welcome Book’. This has all the information we could possibly need during our stay.
The location of the property was perfect too; it was close enough to the city centre that we could have a leisurely stroll to the shops when needed, but also far enough out that we were away from the hustle and bustle over the busy Christmas period.

The apartment was very clean and well-stocked for our 10 day visit. Near public transit and shopping with easy access to busses and the Edinburgh tram. The free parking was a huge bonus. I would highly recommend and use again.

The flat is in a good area quiet and parking a real bonus plus two bathrooms . The owners are quick to respond to all questions . Nice lounge and kitchen with all you need, a bit tired in places. The main bedroom smells damp and musty however and when the water pressure during a shower forces the taps in kitchen to go on with a screechy noise .
Unfortunately beds are extremely uncomfortable and none of us had a restful sleep i think new mattresses are need as mentioned in previous reviews.

Lovely apartment with everything you could need for a holiday in this lovely city. Convenient car parking just outside the door. 10 minute walk to town and tram stop just around the corner...so convenient if coming from the airport.

This is a wonderful little apartment. Great location! Great communication with host. Kitchen is set up well. Only knocked it down a bit because the bedroom carpets weren’t very clean and the beds not comfortable. Easy fix! I’m sure it’ll be the perfect place for the next guests!

The location was good- very convenient to the bus and tram (and even a stop on a hop on/off greater area tour). You could also walk easily most anywhere. There are also several grocery store options nearby and the kitchen is well equipped. It was great for our family as there were two bedrooms and two bathrooms. The beds are firm so you might want to take that into consideration if you prefer a soft mattress. Overall an enjoyable stay.

Apartment is in a good location and on a quiet street. Sam was very responsive to emails. The apartment is dated and the mold in the bathrooms gave the impression that the bathrooms were not clean. The twin beds were not comfortable, as well. Edinburgh is a fabulous place to visit. The people were lovely!

The flat was situated in a quiet part of Edinburgh, a bit of a walk from the Centre, but there were buses and trams. Beds were clean and comfortable. We did communicate with the owner and got an almost immediate reply from him. Car parking worked well using the QR code. There were pubs and cafes nearby.

The size of condo was perfect for what we wanted and the location was perfect. We did find a few things lacking. For example, no toilet paper which we had to go out and buy, no big deal as we had to buy groceries anyways it was a bit inconvenient until we did. Clothes did not thoroughly dry in washer/dryer combo and we did not find clothes dryer until the last day, maybe a note in the otherwise very informative binder. The squeaky floors and noisy water pipe made for a fun getaway. We would stay there again.

Apartment is in a great location, easy to get into centre whether on foot or bus. Host was very helpful in answering queries quickly. Had all the amenities you would need for a visit. Couple of supermarkets nearby. We had a very enjoyable stay.

Apartment was clean, well presented, well equipped and in a fantastic location with parking. We walked everyday into the city centre, it took approx 15mins at an average pace (with teenagers).
Co-op is 5 mins walk away.

This flat was just what we needed after 5 weeks of travel. Close to the Co-op for grocery shopping, a park across the street to enjoy, and within easy walks to coffee shops, restaurants, and more importantly for me (since I came down with Covid) around the corner from a doctor’s office and 2 blocks from a pharmacy. The nicest bathrooms and kitchen. Thanks!

We found this rental very comfortable, spacious and was in a great location. It’s situated on the eastern edge of New Town and we found all of the major tourist attractions for Edinburgh were within walking distance (the furthest was the Royal Yacht Britannia, but it is a very picturesque and quiet 45 minute walk along a walkway that follows the River Leith). There are two grocery stores within a few minutes walk and a Tesco Superstore is about a 10 minute walk from the flat. There are also numerous restaurants a few minutes walk away (most along Elm Row and Leith Walk - we especially enjoyed “Simply Greek” at 12 Crichton Pl). We would say the only slight negative is the mattresses. If they were of a higher quality, they would match the comfort level of the rest of the rental. Other than that, it was a great rental in a very quiet location.

Simply a nice flat-- a tad confusing layout to the building, but Sam made very clear in the introduction PDF (which I didn't read until AFTER she guided me to the keybox!) how to navigate.

The apartment was great for our needs. We came in late at night and struggled to find the lockbox—thank goodness I had printed the check in procedures. We really only spent time sleeping & showering here. The mattresses & pillows were a bit worn and thin but adequate. We walked back from The Royale Mile easily so location was great. It was nice to have a free parking spot in the lot as well. Sam was responsive and helpful.
