VILLA BELVEDERE is a magnificent villa built in the 17th century, in the Tuscan hills, with wide park, private pool offering an amazing view over the surrounding countryside with the ancient Nozzano castle in the distance, exclusive free parking, wifi and a consecrated chapel of property, ideal for private ceremony (available with extra payment). Nestled in the olive groves but only ten minutes drive from the ancient city walls of Lucca, is perfect for a wonderful family holiday and to celebrate special events.
The whole structure has been remodeled by the owners, with particular care on choosing a different and sought-after style for each room, leaving the architectural elements of the ancient structure unchanged.
Going through the property tree-lined avenue you will get with complete privacy to the main entrance of the villa, faced by the suggestive fountain. On your left, the side of the park most experienced by guests, the equipped gazebo for outdoor lunch and dinner , the barbeque, the ping pong e the fenced pool, lighted both inside and outside, surrounded by a stone pavement and equipped with loungers for sunbathing in total relax.
Hidden among olive groves and fruit trees, the funny bocce court.
At the back of the villa there is the free large private parking .
Getting in the villa the great hall will welcome you with its huge central fireplace, the typical coffered ceiling and the piano where you can relax. In this large area living there is also a table that can accommodate up to 12/14 people, where guests can comfortably eat together.
The central room opens on the first of the two kitchens, fully accessorized ready for a veritable Tuscan cookout then, the laundry room. Still on the ground floor there are two wide bedrooms ( a master bedroom and a double bedroom with two single beds and a comfortable sofa bed) and two comfortable bathrooms, one of which with Jacuzzi and the other one with shower.
Going up the large marble stairs you can access the Belvedere Suite (with its own living room, master bedroom and bathroom with shower) offering a birds eye view of the park’s ancient trees; then at the first floor there are two more master bedrooms (one of which with a sofa bed, too) and a romantic double bedroom with comfortable french beds, two more bright bathrooms with shower, a TV-room and the second kitchen.
Villa Belvedere sleeps a total of 12 people plus 2 sofa beds.
The pool is open from May to September.
Upon specific REQUEST and with an EXTRA payment, it is possible to get the access to the CELLAR too , an additional space, in a completely rustic style, with a characteristic chestnut table 5.30 meters/ 17 feet long and a sitting room with chestnut sofas, perfect to celebrate an important anniversary or a special event. The cellar can be accessed both from inside and outside the villa, from the side of the pool. If not required, the cellar will be closed.

HEATING (from the first week of November to the first week of April) will be charged separately, at a flate rate of 40 euro per day to be paid in cash upon arrival

The Villa is placed on the top of the Belvedere hill in Santa Mari a Colle village, at about 10 minutes drive from the historic walls of Lucca, an ancient town with the birth place of the great composer Giacomo Puccini and many historical monuments such as Anphitheatre square or the Guinigi tower, with its famous trees on the top. From june to October you can also enjoy various international festivals in Lucca and in the nearby village of Torre del Lago Puccini (eg Festival Pucciniano, Lucca Summer Festival) and Lucca comics and games.The close village of Nozzano Castle famous for its medieval festival offers one of the many events of September Lucchese.
The villa is simultaneously located close to the beaches of Forte dei Marmi, Viareggio and Pietrasanta (about 25 minutes drive), to the mountains, to the Garfagnana’s villages and to the toll booth of the Firenze-mare highway, the arterial road that connects Lucca to the beautiful cities of Florence, Siena, Carrara, the Cinque Terre and Pisa. The Railway Station is about 6 Km from the property.
The strategic position of Villa Belvedere, therefore, allows you to plan day trips to the other famous art cities of Tuscany, too.
Santa Maria a Colle village is connected by public transportation to Lucca and served by some grocery stores and an elegant restaurant behind the church just a few minutes walk from the Villa.

Stayed for our family’s Italian reunion. We were six adults and four children under 12. The grounds and the Villa were beautiful. My four year old granddaughter asked me if a princess used to live here. I told her that one probably did! The owner, Fiorella and her daughter, Barbara were wonderful to work with. Both were very gracious and accommodating. We definitely plan to come back and stay again in a few years.

The villa is even better than the photos appear. The host was so friendly and kind, excellent communication too. The villa is a truly stunning example of a lavish residence of the period with wonderful original details. The kitchen was the biggest of all the villas we had stayed at and was well equipped. The gardens were truly stunning and the pool was clean and well looked after. We stayed as two families (4 adults and 3 grown up children) and the accommodation arranged over 2 floors was perfect, not easy to please everyone! Bedroom sizes and bathrooms worked very well for all concerned. To sum up the villa, absolutely ten out of ten! Location, the villa is a short walk to a really good local restaurant which we all enjoyed and would readily recommend. The host also recommended a wonderful and very traditional restaurant overlooking Lucca which was fantastic (only issue was limited veggie options). The stunning walled city of Lucca is just a short drive away (15 - 20 minutes to a good cheap car park).
We could not recommend this gorgeous villa enough, anyone planning a trip with family and or friends could not want for more. We will be back!

Please run dont walk to book this most amazing Villa. Earlier this month our party of 8 had the privilege to be able to stay there for a week for a special birthday celebration. Right from the initial booking contact to a lovely follow up after we checked out, Fifi & Barbara were so wonderful to deal with. Nothing was too much trouble & they were very patient in answering all of our questions. They also put us in touch with the most amazing caterers at “Cooking in Toscana” who did an absolutely delicious 4 course birthday dinner complete with wine. The villa itself, the surrounding gardens & the pool far exceeded what we had hoped from the listing. We had so much fun in the pool & playing bocce in the designated area overlooking the olive groves & tuscan hills. The table tennis was also enjoyed.
The villa was simply stunning & had everything we needed to make our stay so memorable. We only used the downstairs kitchen & aside from the catered birthday dinner (the caterers cooked it all there), we cooked delicious dinners enjoyed around the long dining table every night.
There were fabric insect screens outside the windows which did a great job of keeping the mosquitoes away.
We did not want to leave this beautiful place at the end of the stay and cannot thank Fifi & Barbara & “Cooking in Toscana” (Tze’ela & Mauro) for making our dream come true. One very happy birthday girl & her family & friends, all from Australia who still can’t stop smiling! Bellissimo🌟

Wow what a beautiful house set in amazing gardens. Lovely swimming pool. Games for children to play. Lots of seating areas in the sun and in shade. Fabulous place for big family holiday. Great pool was fenced off with lockable gate which made us all feel happier with young children in our group.

Our 50 night stay at Villa Belvedere met all our fantasies of being in Italy, Tuscany and Lucca. The Villa was so livable and the environs surrounding are a landscape painting. Lucca was the perfect city and so very close. Anything needed was close; restaurants, groceries, bakeries etc. All the amenities listed made the stay comfortable and all the pictures give a true look to the beauty of the property including the extensive garden with an olive grove, refreshing swimming pool, views, forest and outside dining. Villa Belvedere's hosts were most gracious, always available, helpful and just lovely people. They gave us great information on all queries plus ideas of the areas events. It was a pleasure and honor to stay in their enchanted home. Grazie per la memoria! I would return in a heartbeat! Mary

Mother and her two daughters were very attentive hosts. I see no reason to repeat all the good things mentioned in their listing. This was a perfect home to live in and entertain friends for 7 weeks. I found it a perfect place to relax when guests were off running around. Ristorante Lombardo was very close and a favorite of mine. When we left, I felt like I was leaving new friends (the daughters) behind that I now miss. I was a great time out for me.

If you want a gorgeous, comfortable, clean and magical villa to stay at in the heart of Tuscany, Villa Belvedere is the place to book. Everything about this spot was perfect. It accommodated my family of 13 with loads of space, the rooms were enormous and plenty of bathrooms. It was spotlessly clean inside and out. Quiet, private with gorgeous gardens and the most refreshing pool in the hot August sun, especially a treat at night! The hosts were absolutely wonderful, Barbara and Alessia were incredibly accommodating, and even when we could not find a taxi from the train station, Alessia came herself to pick us up (which is not part of the package!) Easy access to all of the other places in Tuscany and a complete dream vacation villa, you feel home at once and will always daydream of this place. I highly recommend staying here if you want a true Tuscan villa experience. Thank you!!!

We were a group of 12 ranging in age from under 2 to almost 70. We all had the time of our lives. The villa is magnificent with its breathtaking views but in walking distance to a very well equipped store & a wonderful restaurant at the base of the hill. Our trip centered on many kid driven activities: bike riding on the top of the wall, a horse drawn carriage tour of lucca, swimming in via Reggio, pony rides, and hours of bliss at home in the pool. The house is perfect for large family groups. We enjoyed eating outside, hide & seek games, & table tennis on the lovely grounds. The hosts were just wonderful. They are most welcoming & clearly cherish the villa they so graciously share with lucky guests!

Just returned from our six weeks stay at Villa Belvedere. It was a magical time that we shared with family and friends. Over the course of the six weeks we welcomed 25 others to share this experience with us. From the moment we entered the property I felt like WOW "is this real?" The property is truly stunning and the Villa was amazing. There were times when there were 13 of us at the house, but even when it was just me and my husband it was homey and that's strange to say about a place that's over 5,000 sq. ft.
Our children, grandchildren, other family and friends that came were very adventurous, here are some of the places they visited; Venice, Florence, San Gimignano. Siena, Cinque Terra, Bologna, Parma, Moderna, Volterra, Montecatini, Viareggio. Some were day trips and some overnight.
Of coarse we went into Lucca many times and had wonderful meals, the Florentine Steak is fantastic. We also cooked at the Villa and that was a group effort with great food, many laughs and so many wonderful memories.
I just want to express how much we loved staying on this Beautiful Property and how gracious the Italian people were to all of us. Fiorella and her daughters Alessia and Barbara are amazing and we cannot thank them enough for their kindness I will not forget them.
If you are lucky enough to stay here enjoy the view from the upstairs kitchen window!

Villa Belvedere was by far the most beautiful property we have ever rented. Every room was so spacious. We were a party of 6 and had so much room to afford each of us the privacy we required. Each bedroom has it's own personality and each were giant. Same with the bathrooms. Both kitchens were huge. We cooked only in the main one on the ground level. It had all the pans / appliances we needed. We cooked a fair amount and loved dining either is the great room or outside. Speaking of the outside the grounds were stunning. 3 months prior to our trip I had my knee replaced. I loved doing my exercises outside. I different place each day. Perfect gardens for yoga as well. After a day of sight seeing it was wonderful to come home to the pool.
This was the first time that we did not want to come home from a vacation. I did not want to leave this Villa. It was close to 2 restaurants and an easy 10 minute drive to Lucca. We also did many day trips as the location is close to many other places to discover. I cannot recommend this property enough for a family or group of friends that want a gracious place to stay with a wonderful hostess, Fiorella who made many excellent recommendations and answered many questions.

We had two wonderful weeks at the Villa Belvedere. The stately house and the huge garden were impressive. We also liked the pool and georgeous facilities like table tennis and boccia. The spacious rooms were perfectly suited for three families (12 persons) and we still like each other ;-)
Most of the windows were equipped with flyscreens, so we were able to leave the windows open at night. Sometimes the noise from the motorway was recognizable but did not disturb us. Two fully equipped kitchens with big fridges were very comfortable and we loved the possibility of eating inside and outside all together. There was also a brand new Weber charcoal grill. Due to the close grocery store (alimentari) we were able to have daily breakfast with fresh bread and vegetables.
All in all the whole facility is in a very good condition and very clean. Our warm host Alessia was very friendly and helpful.
Thank you very much for the great time in Tuscany. We will definitely come back to this manor house.

It was so nice after months of lockdown to escape to this villa for a week. It was lovely and lots of room for the 13 of us who stayed. Location was fantastic ,Lucca 15 mins drive away was amazing and the owners were very very attentive to all our needs. They made the check in process very easy, and quickly fixed an issue we had with plumbing. We also used the catering service for an evening and it was fantastic. Thoroughly recommmend.

The villa and the grounds were amazing, we had everything we needed, it is so picturesques and the owners are lovely and very helpful. 12 of us stayed here and we had plenty of room, never felt like we were on top of it. We made full use of the pool and with little children with us and we were thankful there was a fence around it. The beautiful city of Lucca is about 15 mins away by car. A week wasn't enough.....

Eleven of us spent 7 days in this beautiful villa. It was a spacious and elegant place to stay. The owners went out of their way to answer and deal with any of our issues. We had 4 days of 97 degree weather, but the house stayed cool enough. We loved having the pool. The only issue was the internet connection was a bit spotty and frustrating. We were close to Lucca and we fell in love with that city and will return again for a longer stay.

We did an extensive search for a place to stay in Tuscany for a trip including extended family. We decided on Villa Belvedere and everyone loved it. It is beautiful! The property is large with a beautiful outdoor space. We had 10 adults plus kids and we all felt like we all had space. The pool is lovely and they have added a fence around the pool area for safety. The owners were wonderful to work with. They had a very fast response time on all of our correspondence and were helpful in answering any questions I had. One night we had a problem with the kitchen and they arrived quickly to take care of it.It met all of our expectations and more. We would love to stay there again and would recommend it to anyone.

This Villa is absolutely fantastic. We were 8 adults and 2, 2year olds. Lots of Space, privacy and beautiful area. The Villa is accessed by a very secure gate system. The grounds are terrific and set with every convenience to make your stay wonderful. The hosts could not have been more accommodating, with directions to the Villa, suggestions on things to do, where to eat and shop for groceries etc. Very responsive. They provided a recommendation for a Chef/catering company (Cooking in Toscana), which was familiar with the Villa and provided a wonderful dinner experience one night. There is now a fence around the pool which does not show on their photos, but is great since we had two young children with us for safety. Walk around the entire Villa to discover things (we didn't see the clothes line initially and it would have been nice to hang our wash earlier as we were there for 10 days with 10 people), bocce ball court etc. A real plus were the screens on almost all windows, and terrific water pressure which can be a challenge in Italy. With all of us, we never had trouble with enough hot water to shower. If you ever want your own "Under the Tuscan Sun" experience, this is it! Very luxurious. Access to other areas for day trips is great. Some of us visited Pisa, Florence, Venice (one couple went for an overnight) and Cinque Terra in day trips. Also visited Lucca many times, and a wonderful nearby garden as well as a Pinocchio park. So much to do in the area, but could rest at the Villa as well. We did not rent the Chapel or the lower area, but the Hosts graciously showed us the Chapel when we checked in. Can't recommend it enough. Wish we could live there.

We had a wonderful week staying at this impressive villa. We were a family party of 9 and we certainly had plenty of room! The owners greeted us and were very accommodating -assisting us in any way that they could. We very much enjoyed the pool (though a little chilly in early May!) and had some wonderful outings in the area.
