This property was perfect for a group of 7 ladies celebrating our 50th birthdays. We had plenty of space. The house was just as described. I loved that we were picked up at the airport by Genie and brought right to the house. Araceli made the best food!! Tino was always available to answer questions or help us out. Christin was very responsive to all my questions. Overall, we were very happy and would stay here again in the future.

This was an incredible place to stay, just as described. Kristin was very responsive, Tino was always around/available, and Araceli cooked three excellent meals for us! We enjoyed everything about this property and the guys next door at Coral Divers Belize took great care of us, from pick-up at the airport, to a day snorkeling and boating, and finally getting us back to the airport at the end of our trip!

We had a great stay and the owner was very flexible as we had to change the number of travelers not too long before our arrival.
Overall the experience was great for our group of 8.

We loved our stay at Third Coast Belize. House was clean, well equipped and beautiful. The location provides a nice respite from the busy town of San Pedro, while still convenient to restaurants and Secret Beach.

Overall, we had a wonderful week staying at Third Coast.
The property was absolutely spotlessly clean and architecturally interesting. Araceli was also a wonderful cook. She (naturally) specializes in Belizean cuisine, and her beans, pico de gallo, salsas, fry jacks, tortillas, and chicken dishes were fantastic. The Texans in our group (which included one vegetarian) were absolutely thrilled to eat almost all meals at the house. One of our group struggled a bit with overall spice levels and unfamiliar foods, but Araceli did her best to accommodate. It was very convenient to have Genie and Coral Diver’s right next door for snorkeling trips - it really felt effortless to boat out to the reef everyday that weather conditions allowed. Christin was very responsive and helpful when our flight to San Pedro was moved to an earlier time. She also provided useful information and tips as the trip approached.
There are some wonderful creatures about, which looked like herons, cormorants, terns, pelicans, even a local lizard colony at the shore.
The biggest drawback to this house is the distance from grocery stores and restaurants. The roads on this part of Ambergris Caye are in very bad condition. My spouse and I (30s/40s) were ok, but the older members of our group (60s-70s) found it extremely uncomfortable to ride even very short distances in the golf cart. There are a couple of restaurants and bars that were walkable from the house for younger folks during daylight hours, but were a bit too far for our whole group. Tino can arrange a van for trips to town/restaurants, which is much more comfortable but also pretty expensive. Another minor con is that the information binder at the house (with info on groceries, restaurants, things to do) was pretty out of date (probably partially due to COVID).
Tips: Stop at the grocery store on your way to the house! There was absolutely nothing in the pantry when we arrived. This was obviously our mistake, but we didn’t understand until we got there how provisioning worked with Araceli cooking meals. Basically, you should stock up on your “essentials” (coffee, milk, snacks, beer/wine) and the stuff you want for your first meal or two when you arrive and before you get dropped off at the house. Once you arrive at the house, talk to Araceli and meal plan with her- you or she can then shop for the specific ingredients for the meals. She was very helpful and accommodating with everything.

Beautiful property
The house is beachfront and is very well maintained. The property manager and cook were very helpful. It's a bit remote from the main town. A good 20 minute drive in the golf cart, which I knew but after being on the island it weould have been nice to be a slightly closer.

Excellent stay
3rd coast is a great low key spot on the Caye. It was so relaxing we didn't want to leave the property very much. Tino kept everything perfect and Arcelli cooked excellent meals. We would definitely go back.

The house was nothing short of perfect. Tino takes great care of the property and the cook, XXX XXXX, was outstanding. My mother, who is a great cook kept asking her for her recipes. Having coral divers right no site was also a great resource. Chris took excellent care of us and got us out to do everything we wanted to do. It was an outstanding week and I defnitely go back to the third coast.

We had such a relaxing and fun stay in this beautiful, modern paradise! The moment we arrived, Tino made us feel at home! Aracelli prepared many of our meals and they were delicious, fresh and made from scratch! Genie of Coral Divers took our family on a fun-filled snorkeling excursion where we made memories of a lifetime. We spent a lot of time in the hottub and pool. Our eight-year-old really enjoyed the pools four foot depth as she could swim end to end without struggle. We had such a great time meeting locals, and enjoying the sand and water at Secret Beach. Honestly, we were sad to leave because we were treated so kindly. We left a little piece of our hearts in Belize and we will definitely return!!!

Beautiful Island Home
My family of 6 stayed at Third Cost Belize for a week. The home is beautiful and allows for comfort and privacy for all. Tino, the property manager, and Araceli, the housekeeper and cook, were amazing. All communication with the property owner, Christin, was very prompt and very helpful. The location is great as it is close to some good restaurants without going all the way into town and it is also close to Secret Beach. We needed a COVID test to get back into the US. The Grand Caribe's medical clinic wasn't very helpful but the Caring Hands Covid testing site by the airport was super friendly and fast. You can make an appointment or just walk in. I definitely recommend this property for future rentals!

Beautiful property! Well designed and built home. We stayed with two families ( kids ranging from 11-22 yrs). Owner and management were super quick and professional in communication. Araceli’s cooking made the vacation even better. Definitely plan to have her cook traditional food. She is fantastic!!Tino is very helpful and keeps the property in great shape. Location is 15 min from Secret Beach and 20 min from town by golf cart. We loved it! Nearest markets are in town, but we loved Tipsy Lobster and The Truck stop for great food in the North. We hope to return sooner than later!

Beautiful beach house - great people - 5 star all around!
First time in Belize for a family of 5 (with teenagers aged 14-19) stayed in this clean, spotless, beautiful, modern beach house with all the amenities you'll need! Owner Christin was responsive to all of our questions before and during the trip.
Caretaker onsite (Tino) was always available but never intrusive. He helped answer all of our questions about restaurants, beaches, etc. and Aracelli prepared several delicious Belizean meals from scratch for us.
Genie at Coral Divers right next door organized our trips for snorkeling, Mayan ruins and cave tubing. Incredible day trips and Genie and his team were awesome - helpful and chill.
At the house we used the kayaks, bikes, pool & hot tub, and billiards & darts. Plenty of room on the beach for games & lounging and we enjoyed an occasional visit from the friendly and mellow neighborhood beach dogs.
Golf cart was perfect for getting around to San Pedro (about 20 mins) and Secret Beach. Cart is comfy for 4, a bit cozy for 5 but if you need another cart Tino can easily arrange one for you.
We cannot rave enough about this property and the people there who helped make this a perfect spring break for our family!!

Perfect for divers and groups with younger kids
The property was beautiful, nicely decorated and stocked, perfect for our large family group of kids ages 18 months to 8, and has plenty of perks including: Tino the caretaker (very attentive to anything needed), golf cart, bikes and kayaks; and a super-friendly diving outfitter (Coral Belize Divers) as neighbors.
We lucked out with perfect weather, diving, marine life and an overall wonderful week! Would return in a heartbeat.
