About this house rental
Perfect for discerning guests seeking meticulously clean, well maintained, quality accommodation. With touches of modern country-coastal styling, the Villa is light, bright, uncluttered & relaxed, with a spacious open-plan design & soaring ceilings. Hotel grade linens & beach towels are supplied, and importantly, the property is on mains water. Reverse-cycle air conditioning, comfortable beds, Wifi and a gorgeous garden with table tennis completes the package for a fabulous holiday!
THE LOCATION Perfectly located on the outskirts of Kingscote in the sleepy seaside town of Brownlow, you'll love the convenience of being just just 2 minutes away from shops, fuel & cafe's. It's a great base for seeing the Island, without the need to drive outside of town when dark (wildlife is prolific at night). The beach is really close by (no views to ocean though), plus a fabulous walking track along the coast into town.
GUEST NUMBERS: Base Tariff includes up to 4 guests. Up to 12 guests in total, using 4-and-a-half bedrooms (2 x King Beds, 2 x Queen Beds, 2 x King Singles, 1 x Single Bed, 1 x Trundle Bed). Privately located on a large allotment of its own, The Villa can also be combined with 'The Cottage' and 'The Studio' on the property next door, sleeping up to 24 in total.

-Bedroom 1: Ground Level, King Size Bed in a spacious bedroom. There's a bonus little space off to one side of this bedroom with a Single Bed & Trundle Bed, ideal for children. DVD set up (no free to air in this room)
-Bedroom 2: Ground Level, King Size Bed, spacious bedroom, Smart TV (no free to air in this room)
-Bedroom 3: Upstairs, Queen Sized Bed, plus additional King Single bed by request
-Bedroom 4: Upstairs, Queen Sized Bed, plus additional King Single bed by request
-Upstairs bedrooms have stunning internal balconies overlooking the living area with full height closable plantation shutters for privacy & safety.
BATHROOMS: 2 large bathrooms, each includes a walk-in shower, hairdryers, one with bathtub.

CONSUMABLES: A fantastic set of consumables are included for your convenience,
such as toilet paper, tissues, paper towel, tea/coffee/sugar/a few coffee pods, food wraps, pantry basics such as pepper/salt/oil/seasonings, washing detergents, soap, dishwasher tablets, hand-wash etc. This will certainly be enough to get you started, probably enough for your stay, but if you need more consumables, the supermarket is nearby.
LINEN: Professionally laundered, including white hotel-quality bed linen, tea towels, lovely soft bath towels, beach towels.
CLEANING: We hope you love how clean the property is presented for you - we don't cut corners! 'Normal' cleaning between stays (no daily servicing) is naturally included, so there's certainly no need to clean wet areas, floors or strip/make beds etc on your departure. We do just ask that it's treated respectfully, left neat & tidy, spills wiped up, rubbish in bins, bbq left clean etc. Please enjoy a little break from housework, but it certainly can't be left 'filthy', 'trashed' or damaged though & we do not cover costs for function level cleaning.
CHECK IN: 3pm Standard / 4pm Festive Season, unless otherwise advised. CHECK OUT is by 10am, unless otherwise advised.
CHILDREN are very warmly welcomed and families just love the Villa. No charge for up to 2 x infants who have not yet turned 1 at the time of check out. It keeps it's 'grown up feel' with all the essentials neatly provided, so there's no need to compromise on quality just because you're travelling with your family. Just let us know if you're bringing children and we'll give access to quality baby items(stroller, cot, highchair), toys, DVD's, board games, books, table tennis, beach toys etc to entertain little ones through to teens. Kindly note that whilst the property is 'child friendly' it's a luxury property & not 'child proof', so responsible supervision by caring adults is essential for the safety of your precious children i.e. the backyard is not fully fenced, there are stairs (stair gates available), sharp items in the kitchen, some breakable items etc, like most houses.
THE BEACH: The property doesn't have beach views, but the ocean is really close by - just a few minutes lazy stroll to the water’s edge (160 metres to water to be precise), a picturesque walking track nearby is ideal for walking or bike riding right into the heart of Kingscote (approx 2.4 klms).
CELEBRATIONS: The Villa is a lovely space to celebrate a special occasion with loved ones! Importantly, parties or weddings etc. just require prior approval & the maximum number of guests at the property must not exceed those actually booked in as guests (i.e. if the booking for 4 guests, no more than this can be at the property for a celebration unless by prior approval). Function level cleaning is not included i.e. it must still be left in good condition. Absolutely NO big wild parties, bucks/hens/schoolies groups.
TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended.

We wanted to say a huge thankyou for your beautiful accommodation- the house was amazing and had everything we needed. So much space and everything was lovely and clean. The toys for the kids were great too.
An extra big thankyou for letting us stay an extra night (when our ferry was cancelled). It made such a big difference for us, with such an unexpected Change to our plans.

What a greagt location on KI, beautiful property that was clean and modern

The property was perfect for our multi generational holiday. Rachel presented the property beautifully and provided all the extras that made the house feel like home. The house was well equipped with quality beds, appliances, BBQ, Webber …….We particularly enjoyed sharing dinner at the table on the front deck. The children loved exploring the garden and having space to run around outside. The location was ideal, being close to Kingscote meant that stocking up with supplies was an easy daily run.
Do yourself a favour and pay a bit more to stay at this wonderful property.

Wow, what an amazing property, set in a lovely garden. The property was very clean and contained a good range of supplies. The house was very convenient being close to the beach and Kingscote. Highly recommend it.

Five star family retreat!
Beautiful accommodation, great quiet location. We enjoyed playing table tennis and relaxing in the beautiful garden. We rode our bikes along the bike track to Kingscote each morning and caught squid off the jetty- fantastic!!
Hosts are lovely to deal with. Highly recommend!!! We will be back.

Amazing!
What an incredible property. Modern, clean, spacious and well positioned. Our travelling party of 11 with ages ranging from 2 to 77 couldn’t fault anything. Rachel was an amazing host, easily contactable and accommodating to all our needs. She has thought of everything and all the ‘little extras’ provided were above and beyond our expectations.

Stunning property and perfect host, highly recommended.
We had a wonderful time at this beautiful property. Rachel is the most thoughtful host. Everything about booking this property was 10/10. Rachel went above and beyond to provide us with lots of helpful information for first time travelers to KI. The property had everything a family could possibly need, it really is a case of just pack your clothes and go. The house is immaculate without even a blade of grass out of place. There was even fresh flowers, a bottle of wine and soft drink for the children when we arrived.
I highly recommend this property and any of Rachel's properties she is the ultimate host.

Great house to get away in
My family (wife, son & in-laws) and I stayed in this beautiful house for 4 nights while we explored KI. Upon arrival the key was exactly where we were told to find it, the house was spotlessly clean and there was a fantastic gift package waiting for us on the kitchen bench. The weather was cold and windy but the house was warm and cosy with split system AC throughout. The kitchen was well equipped with almost every utensil known to man and the cupboards in the house were jammed with games and puzzles that kept us entertained most evenings. The TV in the lounge was adequately huge and the ones in the ground floor bedrooms are a nice touch. The house is located within walking distance of the beach, no more than 100-150m, and a 2min drive from the Kingscote town centre.

Luxurious getaway
The photos on the site do sum up how nice the property is. It is well designed with little luxury touches like temperature controlled showers as well as having some extra goodies left for you in the pantry as a welcome.
The property is 2km out of Kingscote and about 100 metres from the Brownlow beach which is nestled on calm waters, it is a great base for seeing Kangaroo Island. Every family member has taken home some great memories from this trip.

Fantastic family accommodation
We stayed at the Villa in July 2019 and thoroughly enjoyed our time there. The house was beautiful - so clean when we arrived, and the owners had left a very generous set of provisions to get us started. The Villa is extremely comfortable, the kitchen fantastic, and our children loved the range of toys that came with the house. The table tennis set up in the garden was fantastic too. We really appreciated the in depth information the owners provided about things to do on the island, it was a most comprehensive guide and so useful for planning our day trip. The garden is beautiful, and full of sunny nooks to enjoy even in winter. This property really deserves its 5 stars - it was a fantastic base for our Kangaroo Island experience and we couldn't recommend it more highly.

Absolutely Stunning & Very Luxurious
House was really spacious, clean, big bedrooms and well maintained garden, but what we liked best is that they’ve thought of everything. I can see now why it’s a bit more expensive than some other places, but having stayed in other places on KI, it’s really in a league of its own, so I wouldn’t hesitate in saying that you won’t be disappointed. All the little extras made our stay so easy and enjoyable, the owner Rachaelle (sorry if that’s spelt wrong) had told us we didn’t need to bring much other than our personal stuff and she was right – the whole house was well stocked with lots of things that we haven’t usually found in holiday houses, like oil, flour, clothes washing liquids, glad wrap, paper towel, a whole carton of milk in the fridge, capsules for the coffee maker and then there was also things like extra sets of keys that was good for our big group, spare bbq gas bottle, sunscreen, beach towels, esky, sand toys and cricket set for the kids, the list goes on and on (I think I’ve missed a lot on that list), we really couldn’t believe it. There were lemons, limes and leeks in the garden which we made good use of, but the almonds and figs weren’t quite ripe yet unfortunately so I’ll have to time it a bit better next time.
Even the information that they sent us before we arrived was really helpful, things like what’s open when, local restaurants, shop hours etc., we’ve never had that before when we stay somewhere and it made a big difference having something to refer to. Because we stayed in December a Christmas tree, wreath and outside fairy lights were all set up so it felt like an early Christmas holiday, we’re wishing that we had booked for xmas now. They have another house next door too (and maybe even a third I think), which I think would be good if you had a few families on holidays together. We should have stayed longer, when the owner said that you could easily spend 2 weeks on the Island she wasn’t wrong. I can’t thank the owner enough, you said that this is a wonderful place and you’re right.
