Everyone had a blast even though there were a lot of things advertised that weren't there (movies, putters, balls, games, etc.) Theater room had no instructions on how to use the projector. slippery slides and playroom were a big hit for all ages. Place could use a thorough cleaning.

This place was amazing. The kids and grandkids had so much fun all the way from the 1-year-old up to the adults. They never ran out of stuff to do. The recreation room was great. We were worried about the noise, but you couldn't even hear it from the Kitchen. The windows to check in on the kids was a plus. The slides between floors were a hit and constantly in use. The kitchen had plenty of seating for everyone. The walls were all patched all over, but it made it seem like we didn't need to walk on eggshells (like we have had to in some houses where you don't dare leave the kids out of sight in fear they might touch something). The house still seemed very clean with new carpet.

This property is perfect for all ages. Grandma took a nap in the middle of the chaos. There is a space for everyone and everything. The little kids felt like they were in a castle with so many places to explore in a safe place. The variety of entertainment (pool table, ping-pong table, air hockey table, theatre, basketball, trampoline, playgrounds) was exceptional. Truly something for everyone. We loved the big kitchen and all the living spaces. 10 out of 10 - definitely.

This property has everything you would need and more to have a comfortable and enjoyable stay. Plenty of room, seating, beds, activities and all with the most amazing views. Tyson was a terrific host and kept me updated about the property. I really liked that he called me personally to welcome me and my family. I knew that I could have called him at any moment if a need did arise, but with all that this home provides, I can’t think of a thing you would need. We were within walking distance of the Raspberry Days festivities and had the best views of the boat light parade and fireworks. This property is something special and Tyson was very professional and wanted to make sure our stay was everything we hoped it would be. Check in and check out were a breeze. We were so impressed by ALL OF IT! I couldn’t recommend this place more. It was amazing. If you take care of this property it will certainly take care of you. Thanks again Tyson. We needed a place where 30+ people could gather and eat in the same room, and this fit the bill. The vast picture windows afforded beautiful sunrises! There was such a variety of things to do: the inside playground, air hockey, pool (although the pool cues need to be fixed or replaced) slides going down the stairs, exterior decks, plenty of washers and dryers. Only about a half mile to the new 8 pickleball courts, and not far to the marina, stores, Rendezvous beach, Bridgerland Adventure center and other activities. Also plenty of parking! We had about 10-12 cars there without a problem.

The kids LOVED it. It needs a deep clean and that water in the tub was running a tub of water every 40 minutes the whole stay. We contacted management 4 separate times and no one came to fix it. The hot water had problems off and on too. But the property was beautiful and the view was outstanding!

This was my second time staying at this house within a years time so clearly I liked it enough to return. It’s very kid friendly with lots of activities for kids to entertain themselves with. That slide is it’s biggest selling feature! All the kids loved the slides from floor to floor and spent hours playing in the gym. We had a group of 29 and fit very nicely with a bed for everyone. The views were incredible of the lake and there was quick access to the water because of its close location.
The home is well used and many things are in need of repair. The trampoline springs were very loose making the trampoline not bouncy. It was hard to watch movies in the theatre room because the internet connection in the basement is not strong. The kitchen is “stocked” but not well organized and things were missing and hard to find.
Like I said, I’m a returning customer so the negatives don’t out weigh the positives for my group.

The overall cleanliness was less than acceptable – Hard floors were grimy and carpet was very dirty
Dryer lint traps were packed – Mom cleaned them out but it still took a long time to dry anything because the dryer duct work probably needs to be cleaned out
Mom had to do 8 loads of laundry when we first arrived because of what was left in the washers and dryers. The dryers had wet towels in them, and washers had wet laundry in them also.
Extra sheets were piled up and could not tell which was clean and which was dirty
Most baths were not stocked with towels
Yard could use some help
Pool cues are broken
Grill on the deck was filthy

Had construction material piled up – I threw away some of the scraps that were laying around so we could play ping pong
I had to jimmy rig the ping pong table in order to use it. It was really fun once we got it working. They had a new net, paddles, and balls available.
Baths
Needs trash cans in all the bathrooms. Some had them, but not all.
2 Showers did not work. One handle was broken completely and the other valve was not working properly. (Bath 3 & 5) I was able to kind of fix the valve so the one shower half worked.

Trampoline needs to be fixed or taken out. Springs are shot! One of our nephews got hurt on the trampoline because it does not handle how it should. I landed on my back while jumping and my back hit the ground. I’m not a large person (170 Lbs) and that should not happen. Definitely a danger issue that needs to be addressed. Also mentioned in previous reviews.

Large Family Reunion
Bear Lake was the destination decided on by my very large family for our reunion this year. This Playhouse was the perfect size and location for what we needed and had planned. There truly was something do to at all times for any age group inside and out. During the day, when we weren't at the beach, there was always a basketball game taking place with old and young alike! The littles loved the indoor playhouse and races were constantly taking place down the indoor slide. Washer and dryers on two different levels were a mom pleaser. The only disappointment was the cleanliness. We spent the first couple hours cleaning up the house before we could unpack. Someone even helped by sweeping the garage that was covered in dirt to keep it from being tracked inside. The owner was very helpful and even sent my nephews wallet back that was left at the house.

We loved the slides!
Our group had a great time at this rental. The slides between floors were a big hit with kids and adults alike. Some of us never walked down the stairs (only up). The view from the upper two decks was gorgeous!
We were surprised to find the knife drawer was just the right height for toddler access and would recommend the knives be moved.
When we tried to watch a movie in the theater room, we were unable to get it to work. That wasn’t a big problem as we could move the movie viewers to the room with a large TV.
Several in our group had ice cold showers. We think the hot water timed out but someone in our group was able to figure out how to get it turned back on.
The shower in the basement near the laundry room did not work though it was fine for baths.
There were plenty of towels but we had to find them in the basement laundry room as there were not enough in the bathrooms.
Overall, we really enjoyed our stay. It is obvious this place has been well loved.

Fantastic big group rental
This is the perfect house for large gatherings! The most gorgeous view of bear lake with plenty of room to gather and corners to hide in. The indoor play area is the most used spaced for us and it was so fun during the winter months.

AMAZING HOME!!!
We had THE VERY BEST 3 night, 4 day stay! All were wonderful to work with, very friendly, responsive and helpful! The views ARE INCREDIBLE! You pull in to a very lovely conservative home, but when you walk in, home is huge with so much to do! 3 full levels of couches, large TVs, air hockey, theater and an indoor play ground, WHAT? The slides between the 3 floors were a huge hit and EVERYONE had to try them, even the adults, including 6'4" men! The kitchen is well equipped with everything you could need and TONS of sit down eating. We had children ranging from 19 years to 3 mo infant and all had a GREAT TIME! The gym kept all the kids so busy with games, tramp, basketball and a swing set w another slide.... we knew the children were happy and safe, so the adults could really relax, visit and enjoy! We'd love to come back!!!

Though the property has some maintenance issues, like non-functional electric skillets, the overall experience was excellent with the built in play room. The cousins all loved it, and the adults could visit together more while still keeping the kids entertained.

the Mansion
Beautiful view of the lake. Spacious home with lots of fun activities for children inside. We had 16 children there, but it didn't seem like it. My grandkids called it the Mansion. Even grandma went down the three story slide! The yard was small but as we spent most of our time at the lake, it wasn't an issue.

Fun for all
My family of 27 (23 adults and 4 children) stayed at this house for four nights. The kids had a great time at the playroom and on the slides. We loved the layout of the house; people could chat and play games late into the night upstairs while those who wanted to sleep could go to the downstairs bedrooms. It was really well equipped for infants and children, with several cribs and toddler beds, and a high chair. We had an electrical problem that affected a few houses on the street, and Tyson was very communicative throughout it all. It would be. nice if the kitchen was decluttered; some small appliances don't work and just take up space.

Great Family Reunion
Great location and place for a family reunion. We had people from 8 months to 88 and all loved it. Couldn't keep the little ones off the slide and the large play area was awesome.
Any problems we had Tyson immediately worked with us to fix. First night AC was frozen up because of someone previous to us either leaving a door open or turning it down too low but it was going strong the next morning. Overall would highly recommend.

Great house for a family reunion
Plenty of room and fun for the whole family. Close to shopping and activities. Great view of the lake. WiFi was a little spotty when trying to watch movies, but that wasn’t the primary focus of our stay. The kids loved the slides from floor to floor and the large playroom. We had plenty of space for eating and gathering as a group. It worked out great for our group of 31.

We all had a good time, and the place was just what we needed
There is quite a lot of maintenance that needs to be done. There is a very large hole in the theater room and toilet paper holders were broken. They had a child size toilet that the kids wanted to use but the seat was broken off. There was only one cue stick that had a felt end and lots of touch up painting needs to be done. Other than that, everyone had a great time

Great fun playhouse
We all loved the "playhouse". The 17 grandchildren constantly entertained themselves with basketball, trampoline, playhouse, slides, air-hockey, etc. Terrific eating area...all 27 could eat together. The view was spectacular! Some cleaning and repair issues were kindly addressed by Tyson. He is great to work with.

We had a great time
We rented this property to have Thanksgiving as a big family all under one roof. The kids were thoroughly entertained the entire time in the house and the adults were able to visit without worrying at all about the kids. We all had a great couple of days and I would highly recommend this property to anybody.

Fun vacation home!
This was the perfect house for our extended family of 40. It was close to the lake, it had a beautiful view and plenty of entertainment for kids from 2 to 17. There were a couple of glitches [one of the dishwashers wasn’t working and we couldn’t locate bedding for the hide-a-bed], otherwise everything else was in order. Tyson was great to work with. We had a great time with our family!

Our Experience
We had a party of 37 (14 adults and 23 children). The view from the top floor was spectacular; we especially enjoyed dinners on the porch overlooking the lake in the distance and hay farm operations below. Our children loved the indoor playroom and adjoining TV room along with the theater and outdoor playground.
The kitchen was wonderful and there was more than enough table space and chairs to accommodate our group at meal times.
We appreciated the 10% discount at a local watercraft supplier.
We struggled with lack of WiFi bandwidth and contacted the owner. In turn, he worked with the ISP to seek a solution.
We experienced a couple of minor problems for which we didn’t call the owner. We couldn’t find sheets for every bed and perhaps there were insufficient blankets but we made do. There was a little electronic faucet on the top floor that didn’t work and probably just needed a new battery. We would have liked a set of printed instructions for the theater room electronics (or, perhaps there was a set we just missed).
Despite these inconveniences, we had a great time. We would gladly recommend the facility to others and would reserve the property again.

Great accommodations for our large group
The house was just what we needed with our 40+ size group. With a winter reunion it was perfect to have the indoor playground and slides and two TV rooms for the kids, kept them engaged the whole time. I got compliments from almost every family member that I had booked a great place, and that’s a tall order;)

The outlay of the home was wonderful, just exactly what a family our size really needed.
It was just exactly what we needed. I called Tyson a few weeks before we were to go and asked if we could go in and look at it. He was very kind and gave us the pass code to get in. My husband and I were so excited. Tyson asked if it looked like the cleaners had been there. I could tell it hadn't been cleaned yet and that someone had just left, so it didn't look too bad to me. So you can imagine the shock we got when we got there the week of the 24th of July, 2018. The dust was so thick, when I wiped my finger across the bottom of a picture frame, the dust rolled up and fell on the floor. This was only a six inch space before there was that much in front of my hand! The furniture all through the home was extremely dusty. There was old food in the freezer, the freezer in the garage smelled like something was left to die in it. There was a spill of sticky stuff in front of the refrigerator in the kitchen that I couldn't clean up with a wet rag. I finally got some paper towels and and soaked them up and let them set on the area for a couple of hours, then I could clean it up. The extra linens had been wadded up and stuffed on the shelves. There was dirty paper plates, glasses, and plastic wear under the sofas in the TV room. Under the trampoline was a lot of garbage and the springs were not so that anyone but a smaller child could jump on it safely. The outside didn't look like anyone had done anything all summer to keep it up. I spent four hours the first day dusting, mopping the floor and vacuuming so I could stand to have my family there. My husband went outside and cleaned a large garbage bag full of garbage up out of the yard so the family could enjoy it. I talked to Tyson and let him know the condition of the home, he apologized nicely and said he was so sorry. When we left our children mopped, vacuumed, cleaned the garage out and hauled all the garbage down the road where there was a dumpster. I wasn't sure I wanted to write a review because I saw Tyson's response to someone else who suggested he reimburse them for the condition of the home. I asked for the same thing and that totally cut all communication with him. We paid over $8,000 for those four days and still had to clean the house. I hope whoever came in after we were there was able to give a shining review. I can't! I have been in other homes where we were offered $500 to clean. We cleaned when we got there and when we left. We were cheated!

Fabulous home for family get togethers!
We have stayed here several times for family reunions and gatherings. This home works for all ages. You can sit on one level and watch a movie or play games while peeking over into the basement where the kids are jumping on the indoor trampoline, playing basketball, or on the indoor playhouse and swings!
It is well equipped with activities: an air hockey table, a pool table, gaming devices, darts, and an indoor movie theater. So regardless of the weather, we always had things to keep everyone occupied.
It is also suited to handle large parties with a well equipped kitchen; not only with everything you need to feed a large group, but plenty of seating as well.
There's also enough bathroom and bedroom arrangements for the kids to have major slumber parties and the parents to get some good sleep.
This home has a great view of the lake. We loved sitting on the patio watching the sunrise and sunset depending on the day.
We could not ask for a better place to have some serious family time.

Wonderful location with a wonder view!
We stayed with a group of 7 at the end of February and had a blast! The house was clean and accommodated so many. We loved the bottom floor with the basket ball court and trampoline and took full advantage. We played out back in the snow and air hockey everyday. The laundry on site was a great bonus also! The location is right off of the main road and easy to get to. The Sunrise view over bear lake and the rocky mountains was the best part! The kitchen includes everything you need to make any kind of dinner, breakfast or snack. The location is perfect for skiers of all levels as close as it is to Beaver Mountain, the best kept secret in north UT! We will defiantly be visiting again!
