This stone Manor House, situated on an enormous private estate, close to the sea, and only a 1 ½ hour drive, or 10 minutes helicopter ride, from Athens. A luxury accommodation in a rustic countryside, this magnificent retreat is an active horse farm and agricultural estate, enjoying its own sources of extremely pure water, all just 15 minutes from the local beaches and villages.
The estate offers extraordinary natural beauty and privacy as well as easy access to the sea and the nearby islands of Spetses, Hydra and Poros. Unfortunately, the property did not live up to our expectations based on the description in the listing.
Listing says, “Elegant country living”: The furniture was shabby, beds uncomfortable and air conditioning inadequate. The kitech was grungy and ant-ridden, and feral cats would sneak in at night and rummage through the trash. Four coffee machines, three were broken and the fourth barely worked. Main fridge had no handle and dripped water all over the floor, creating a messy, dangerous situation.
Listing says, “Easily accessible”: This is simply not true. The road approaching the estate is extremely challenging with steep inclines on an uneven and unstable rocky, gravelly surface. Without 4WD vehicles, we found the only way to ensure getting up the hill was at speeds that did not feel safe given the rockiness and pitted surface of the road, or the narrowness of the road, with sheer drops to a gorge below at several points. Our elderly guests felt very unsafe on this road and this limited their desire to leave the estate once arrived.
Listing says, ”Our professional staff”: We tried to address some of the above concerns with the groundskeeper, but he was unable to help. The property owner is dismissive of our concerns and suggested the problem was us, that we don't understand a property like this.

We had the best holiday. The villa is gorgeous. We hired Monika to do the catering and she was amazing.

The house and the gardens including the pool were beautiful. Rooms are big and comfortable. The cook Lida was great and we enjoyed the food. The cleaning lady and the Fatmir took care of us.
There are two things that needs urgent improvement: 1. air conditions in every room . The bedrooms in the “ house keeper flat and in the public places including the kitchen didn’t have one. 2. There are many wasps in the garden and pool. It made staying outside not always comfortable.

Nous avons énormément apprécié cette bâtisse élégante implantée dans un environnement de toute beauté au milieu des oliviers , de chevaux sauvages, un enchantement.
Nous avons utilisé les services de cuisine de Monika et Helen qui nous ont régalé avec les spécialités locales toujours avec le sourire et le sens du service. Basil, le frère du propriétaire nous a donné des renseignements sur les sites intéressants à visiter. Monika nous a recommandé un groupe de musique grecque que nous a régalé aussi avec l apprentissage de la danse grecque. Une guide francophone Katerina Dize que nous avons identifié via internet nous a introduit à l histoire d Epidaure,Mycenes et Nauplie de façon très intéressante. Un séjour inoubliable ….on vous le recommande

perfect family holiday villa
Beautifully situated with great views. Large rooms including large kitchen completely equipped for serving large numbers of guests(we were 22).Big swimming pool in pleasant surroundings. Excellent service from housekeeper/caretaker/cook Monika who dealt with any problems immediately.

We loved staying at this beautiful place for a relaxing holiday. The house feels new and very well maintained with the pool being the highlight of course.
We absolutely enjoyed having the wonderful Monica and Alina cooking for us for the entire stay which was a great treat and made our vacation a real holiday (the moussaka is highly recommended!).
The villa is very secluded in the heart of a huge estate so it takes a good 10 minutes on a bumpy dirt road to leave the place and another 10 minutes drive to the nearest village but the Hellas beach is well worth the drive.
We highly recommend the place and would definitely love to go back!

Luxury villa perfect for family holiday
We loved staying at this beautiful place for a relaxing holiday. The house feels new and very well maintained with the pool being the highlight of course.
We absolutely enjoyed having the wonderful Monica and Alina cooking for us for the entire stay which was a great treat and made our vacation a real holiday (the moussaka is highly recommended!).
The villa is very secluded in the heart of a huge estate so it takes a good 10 minutes on a bumpy dirt road to leave the place and another 10 minutes drive to the nearest village but the Hellas beach is well worth the drive.

This is indeed a magnificent property amidst a large, well-kept estate. You see only mountains and olives in a 360 panoramic vista. The house is big, the rooms are large, the decor pleasant, the furnishing comfortable, the large pool fantastic for swimming and playing. We were a large group: 8 children (5-11 years) and 11 adults and we diodn't feel at all cramped and we all had plenty of privacy as well as opportunity to be all together.
Access to the property is a short drive on a narrow mountain road and within 10-15 minutes you can be in Ancient Epidavros for boating, swimming, shopping etc. But who wants to leave, actually? On the estate you can go for walks and find magnificent vistas over the bay and islands; you can watch farm animals and you can relax in the privacy of the house and the pool. And at night the sky sparkles and you can see the Milky Way. MIld, warm nights, with a little breeze to cool off the heat of the day -- and not mosquitoes or other bugs to bother. Skinny dipping in the pool at dawn or at night. Pure delight.
We did a few excursions -- Mycanae and Nafplion are very close and well worth a visit. Seeing a show int eh Ancient theatre of Epidavros is also a lifetime experience. Boating is of course a must if you are near the sea in Greece! And we had a fantastic day out on a boat to uninhabited islands and beaches with a great bbq lunch with Yakoumis Yachting from Ancient Epidavros port.
We received excellent instructions for arrival from Athens airport from Demetrie. All of use arrived without any hassle -- in four different groups, some after dark, quite late.
One of the best things was Monika, the housekeeper. She is fantastic. Cheerful, an excellent cook, a fountain of knowledge about everything you might need and extremely willing and helpful. We celebrated my 60th birthday there with a dinner -- with 4 more adults joining -- and Monika and her assistant made the most beautiful arrangement / dinner table and cooked up a veritable feast: lamb, chicken, vegetables, mustard potato, salad, and God knows what else. All wonderfully tasty and traditional Greek. She also prepared breakfast (with delicious fresh orange juice from local orchids which the kids announced to be their favourite appetizer) and dinner every day with leftovers for lunch. It was fantastic to have a week without having to do much in the kitchen! In short, do NOT hesitate to book Monika's services. You won't regret it! 5+ stars overall.

Ah-maze-ing!
Simply put, this property and staff are absolutely amazing and are in a gorgeous setting! We stayed as a large family group - 5 adult couples and 7 children traveling from 3 different countries - and could not have had a better experience. We hired sweet Monikka (the cook) which was an excellent choice as she did all our grocery shopping as well as making breakfast and dinner each day. The food was very tasty! The house is spacious and clean with a large outdoor stone patio that we pretty much lived on while we were there! The pool is larger than it appears in pictures and everyone enjoyed it each evening after our days' adventures. We all had rental cars and traveled to local sites each day for brief explorations. We especially enjoyed trips to Nafplia (hiking the old fortress), Tolo beach (great beach for kids), and the boat cruise to 2 local islands from Tolo. The house is WAY out in the country and we felt completely safe during our time. The owner responded quickly to any questions and was very easy to work with - we would definitely stay here again! It was a delight!

Un séjour mémorable dans une propriété exceptionnellement belle
J'ai choisi cet endroit pour fêter mes 50 ans et je ne le regrette vraiment pas. Le propriétaire, Demetrie, a toujours été très disponible pour répondre à toutes mes demandes. Nous étions plus de 20 à y résider et le manoir est tellement grand et bien conçu qu'il permet de partager dans de nombreux endroits des moments de grande convivialité et à la fois de s'isoler quand c'est nécessaire. Il est de construction assez récente mais tout à été réalisé avec goût si bien qu'il offre à la fois un très grand confort mais en même temps dégage un aspect très chaleureux. La terrasse et la piscine sont magnifiques et gigantesques et offre une vue panoramique à couper le souffle sur l'immense domaine agricole et les collines environnantes. Le personnel de service est très efficace et je recommande absolument de prendre l'option "avec cuisinière". La cuisine de Monika et Eleni est variée, excellente et permet une large découverte des spécialités grecques. Elles sont d'une gentillesse incomparable et font tout pour rendre le séjour exceptionnel. Le domaine est accessible en suivant une piste à travers bois, orangers et oliviers pendant 15 mn, mais le chemin à suivre est très bien indiqué. On y croise de superbes chevaux se promenant en toute liberté. La très agréable petite ville de Palea Epidavros est toute proche, avec des plages, des tavernes et tous les commerces. La côte est magnifique tout autour et l'emplacement est idéal pour visiter les sites archeologiques environnants. Je n'ai qu'un rêve : avoir l'occasion de retourner un jour dans cet endroit inoubliable.

Absolutely stunning house with beautiful views. Enormous, well kept swimming pool, which our kids used constantly. The host Demetrie was very responsive and polite. We also booked the chef Monica for our stay. She and her whole team made our stay unforgettable. Everything very recommendable!!!

The estate is a cpl of miles away from the Mediterranean so there are no buildings or traffic in sight. A beautiful villa in a great area
The villa overlooks an area of beautiful, unspoilt countryside affording complete peace and tranquility. The building is lovely with elegant bedrooms and communal areas, particularly the ground and top floors. The lower ground rooms are a little more functional but functional is good when you need or want a gym, a separate clothes washing area and a cinema! Monica welcomed us warmly and ensured we had all we needed for the stay. As we like to cook for ourselves our group did not use her culinary skills for meals, but she was always available and the staff who came each day to clean and tidy were absolutely delightful and helped supply fresh oranges, maps and organise day trips. The road up to the villa from the main road is partly unmade but easily drivable, including in the nine seater van we hired to accommodate family and friends. Due to the August heat we generally relaxed in and around the large, beautifully clean pool and grounds. There are many walks one can take, with orange and olive groves and views to the sea from the surrounding hills. The sea is close by and although it is a little further to sandy beaches, such as Tolo, the drive is easy on excellent roads. Needless to say we had a fabulous time.

Fabulous vacation on a beautiful estate.
The High Groves Estate is a beautiful villa in a beautiful setting. From morning until evening the sun baths the grounds and the pool; with a comfortable shady portico and umbrellas for cool retreats. All of the upper floor bedrooms are bright and airy, most with outside terraces or a balcony. Two of the lower floor bedrooms were a bit dark, but very little of our time was spent inside the villa, preferring the outside spaces.
We spent most of our days on outings to Epidaurus, Mycenae, Nemea, Nafplion and the nearby beach which were all easily accessible from the property. Late afternoons were spent by the pool and evenings with glasses of wine on the portico. Many in our party would take long walks along the roads of the estate, and we all enjoyed watching the horses roam the fields and the sheep in the pen.
Our stay, 16 of us, was superb due in no small part to the fabulous cooking of Monika and Eleni. We were served a hardy breakfast before taking off on our daily adventures and spent every night dining on the terrace. The meals were delicious and plentiful - Monika and Eleni were delightful and very considerate. Daily housekeeping made our vacation carefree as well.
It was a wonderful, relaxing time for all of us. Thank you.

we, a party of 7 adults and 7 children, had the best vacation we could imagine!
The estate is wonderful, Demetrie the owner is very responsive and attentive and Monika, the cook and first lady of Epidauros is a must!

Truly unique experience
It is a real privilege to be able to stay at this house. This is not the usual high end rental- it's a real masterpiece of Mediterranean living space. I highly recommend hiring the cooks - they are very helpful in not only cooking but really managing your stay.

Absolutely Amazing!
Our High Groves visit will stand out forever as one of our most amazing and beautiful destinations to date. I knew immediately from my conversations with Demetrie that he would be amazing to work with.
The purpose of our trip was for our daughter to be married and to see her walk gracefully down the "isle" we created on the High Grove patio, with Greece's grandiose mountains surrounding us from every angle, was both spectacular & breath-taking, for so many reasons. I know it is a memory she will always treasure.
There were 20 of us in all; the food prepared by the cook was wonderful and the cleaning staff discrete and efficient. We found the costs to be very reasonable. Heated tile floors were a pleasant surprise.
We went at a time of the year that was quieter than usual, from a tourism perspective, and I cannot recommend it highly enough. We had wonderful access to absolutely everywhere we wanted to go, with no line-ups whatsoever nor wait times. The weather was spectacular and we wore only light fall/winter jackets the entire time. Our rental car made day trips easy.
High Groves is a very unique and (for us) different approach to a family getaway and I would highly recommend it to everyone :)

Fabulous house in breathtaking surroundings. We all loved every minute of our stay at Highgrove
From the moment the 13 of us arrived we fell in love with this house. It's so secluded and so beautiful. The various seating areas outside and in particular the pool are amazing, the inside is immaculate and very comfortable and the scenery is incredible.
It's in a great location, close to Epidavros, Corinth, Mycenae and not too far from the airport either. There are shops and restaurants close by, but not so close that they spoil the peace. The house is a little hard to find, perhaps sending a detailed map with each booking confirmation would be helpful.
The house gets professionally cleaned every day and the girls are so helpful, offering to prepare breakfast. The groundskeeper Panos was so friendly to all of us, taking us on a tour of the estate, showing us the fruit trees, farm and animals, which the kids loved.
Probably the best vacation we've ever had.

First class
A beautiful property in the middle of beautiful countryside. Great walking first thing in the morning and a great pool which is cleaned daily. Excellent staff--friendly and very efficient. Monica the cook is a must. They arranged for us to have cocktails one evening at the top of the hillside with a magnificent view of the sea while our grandchildren were given a tour of the local farm in a 4WD. Highly recommended.

Wonderful Vacation
Our family, six adults and six children under ten, spent two weeks at High Groves Estate this past June and July. The experience was exceptional. The house itself was beautiful, spacious, and comfortable, easily accommodating our large active group and the setting was magnificent. The staff including an outstanding hostess, who also served as our cook, the house keepers and the maintenance people made our stay pleasant, relaxing and trouble free. The house, and our clothing, were kept sparkling clean. The highlight for the children was a beautiful large swimming pool set below the Peloponnesian hills. They loved visiting the working farm and seeing the chickens, ducks, horses and other farm animals, as well as a 2000 year old olive tree. In the mornings we were often visited by goats and horses, who came up to the house to graze.
The house is quite isolated, making for a quiet respite from the touring we did. It is an hour or so by car from numerous ancient sites including Mycenae, Ancient Epidavros, and Corinth to name a few. There is a village with a beach and some nice restaurants about fifteen minutes away.
The listing and listing photos were accurate, if anything understated. The owner was very responsive and helpful in answering our questions, accommodating our special needs, and helping us to plan our stay in Greece.
Our group is well traveled having spent significant amounts of time in places ranging from Rome to France to western rural China. Our trip to Greece was a highlight of our family’s travel experiences made so by High Groves Estate.
For a family, or group of friends, looking for a beautiful house in a quiet rural setting with all of the luxuries of a first class resort but the feel of home I would highly recommend High Groves Estates.

My beautiful experience at High Groves
To me, High Groves is "Holy Ground"---all 400 acres --sacred space. So hard to explain, meant only to embrace. How could anyone truly grasp the beauty, energy and spirituality of the sounds of bells worn by goats in the distant mountains; of being in a large pen of turkeys, roosters, hens, geese, ducks, bunnies; of experiencing the love and affection of two of the cutest puppies licking my face; of going to the breathtaking seaview; of hugging an olive tree; of touching an olive, of eating a freshly picked clementine; of petting a horse; of being in the presence of a newborn colt; of becoming friends with a "wild cat"--Fluffy!??? I could go on and on.. Thank you so much, Demetrie over and over again.

Spectacular Estate, wonderful setting
High Groves is stunning; a large country estate, very isolated and peaceful. The access through an olive grove, a long, rugged drive to the incredible estate. The main home is a wonderful stone structure with many amenities; the public spaces work well for a large group of guests. Sixteen (16) of us stayed for a week and used the villa as home to explore the Peloponnese. We had easy access to Epidavros, Nafplion, Mycenae, Corinth, then spent our final weekend on Spetses, upon the recommendation of the owner of High Groves. Demetrie and his brother, Basil, are wonderful hosts, always accessible by email and phone, if we had questions. We booked the estate nearly a year in advance and Demetrie was gracious in answering my questions and providing advice on places to see.
The main villa works very well for five couples, as the master bedroom and the four bedrooms on the second floor are well appointed. The two bedrooms on the lower level are spartan, at best, but the owners intend to provide better accommodations for those rooms in the future. The kitchen is superb for large groups as is the main dining room. The library, great room, spectacular patio overlooking the valley, the media room and the glorious swimming pool accommodated us in first-class fashion.
We hired the wife of the estate foreman to cook two meals a day for us and she was exceptional, the best food we ate in our two weeks in Greece. Her husband was immediately available if we had issues that needed resolved (e.g., a lack of hot water in the caretaker's flat).
Our group has stayed in villas in many parts of the world and I recommend this VERY highly for those who like to be isolated and pampered. You MUST have a car--no public transportation available.

Totally worth it!
Stayed at the Estate this summer with a group. All the morden facilities together with natural surroundings and complete privacy make for a perfect vacation time.
The staff and the owner are nice and helpful and maintain the property in good state.
The sights around are astonishing and there are plenty of places to visit - historical and recreational.
Look up for Stork restraunt, when you're there.
I definitely would come there again.
