About this villa rental
. At street level you will find parking space and owners garage area and separate guest house reception, , and going down ( dumb waiter tram for groceries) by the stairs the property starts opening your eyes as the view becomes the most important asset of this 7 bedroom mansion . Using the natural rock formation itself as a live decorative wall in a 60 feet long social area, we have the gourmet kitchen with two italian stoves, two double fridges, optic fiber wifi, telephone, 80 inch tv. Comfortable Ralph Lauren leather living sofas and plenty of patio furniture around pool with a 36 feet wide opening between living and terrace, making it a no wall house surrounded by...rocks! granite and marble. Overlooking the Sea of Cortez and Pacific Ocean.. City lights at night and fireworks most everyday..Yes! your gathering will look just exactly like New Years Eve...all year round, everyday of the week..its a ball! Each room has ac and private bathroom, high end linnens. All your guest will have new confortable beds and privacy. But if you need more action just walk 3 blocks down and you are in the heart of Cabo, no need for a car, but it helps maybe to take a taxi up at night. Start the morning with sunrise and walk a mile to the Spa and Gym in Pedregal, Tennis courts or more intense walk to the private beach, of course you can always call a taxi from the landline phone or even call back home. When you are back... breakfast is ready...and let the fun day begin! (not recomended for movility issues.)

This place is wonderful for a large group. We celebrated a bachelor party here and we were proud to call this place home for the weekend. Pool area is ideal and the views are amazing. Our host was very responsive and helpful!

The good: The view was beautiful and the house was clean. There was an outstanding cleaning lady who came each day and kept things nice. The location was very central and the kitchen was very functional.
The bad: Parts of the house smelled like cat pee and the master bedroom's bathroom smelled so badly of mold. The listing showed 7 bedrooms but there were only 5 (all with 2 beds in each) when we checked in. So the first night we all had to share rooms which was not ideal. After reaching out to the host they came and unlocked 2 additional bedrooms that were located outside of the house. Getting Ubers to the house was a pain because of the security not letting them in, which is good for security, but a pain every time we tried to leave. The pool was nice but the spa is on a timer that needs to be turned every 30-60 minutes in order to heat up. We kept turning it but the spa never got any heat. I'm not sure if its broken or if you just need to turn the dial all day so that it heats up.
We have stayed in several other vrbo's in Pedrigal that were much more updated and modern at similar pricing, so when we go back I will opt for one of those.
We have nothing to gain in writing this review (as I've noticed in prior reviews the host keeps using the term "blackmail") but just trying to give an honest opinion as too our experience for future people looking to stay in Cabo.

Jose was an amazing host, and the house is clean and in the perfect location. Walking distance from downtown, but in an incredibly safe location. The beds were all clean, and Marie came in every day to clean and make us breakfast!

Came here with 12, everything is super walkable and tucked away in a million dollar view of San Lucas. Plenty of space in the 2 fridges and full kitchen.
Would highly recommend staying at for anyone who enjoys the security of a place to sleep, while enjoying the town for the nightlight and marina's activities!

Nice spacious house, great location. Jose was very nice and attentive, answered all our calls.
Maria house manager was amazing and the best perk - cooked us breakfast and cleaned up.
Only negative was jacuzzi - it didn't work for the first day. Had to call Jose and he got a maintenance guy to fix it. From then on it would at least lukewarm but not warm enough to be enjoyable in afternoon/night when no sun on the backyard.
Overall great option for big group to be in great location.

Please read the poor and terrible reviews. They are 100% accurate. This house is in desperate need of total renovation and update. It is in a gated, very upscale neighborhood of multi-million-dollar homes, but the owner has not taken care of it. If you want a frat house vibe, this place is for you. If you want upscale accommodations this is not it. Two refrigerators, only one works, two stoves and only two burners work (and you must manually light them). Four ovens, none work. No hot water in the kitchen sink or any of the bathroom sinks. All the beds are rock hard and old. All the sheets, towels and linens are old and stained. All the furniture and cabinets are old and falling apart. Looks like the kind of furniture you buy at Walmart and put together yourself. Not at all what you would expect to find in a $2 Million dollar home. All the fixtures in the bathrooms are old and falling apart. There are no shower curtains or doors, so every time you take a shower you must wipe up ½ inch of water from the floor. There was dust everywhere in the house. The pool is in complete disrepair and unusable. It was dirty and unsafe. Tiles missing. Chlorine tablets laying on the bottom of the pool, etc. The pool chairs were broken and repaired with plywood, the cushions were stained and dirty. The pool table is broken and not usable. Our first night, mice ate into our bread and tortilla packaging. So much more to say, but they only give you 1500 characters. Stay away from this place!

Our group stayed here for a bachelor party and it was the perfect spot. The view is incredible and hard to beat. Jose greeted us and showed us around the property. The property came with a daily housekeeper/cook in the morning. She was awesome! She really made the experience. I highly recommend the villa for large groups.

Everything is closed by, you’re steps away from all the clubs, restaurants and harbor. The house is located in a very exclusive part of town, excluded and very safe. Too safe it’s annoying to get Uber inside to pick you up. Taxis will charge you from $20 - $40 to bring you down to town or up to the house. I’d suggestion Uber. The stairs up and down is rough but nothing out of this world. Would definitely stay here again, the host is amazing he’s super attentive and Maria the cleaning lady is always there to help in the mornings.

Our stay for my brother's bachelor party at Villa Rocca O'Riley was perfect for our group. Communication with our host was easy and he was very responsive. He met up there to load out luggage in and showed up the space. Maria was the cook for breakfast who made waking up to the 240 degree view of Cabo even more amazing.
As all places have their quirks and uniqueness, this Villa definitely had its share. It is a great space to spend the week or weekend, or even just needing a place to come and go. Easily walkable to downdown and the marina if you enjoy a downhill hike. Perfect weather for this time of year.

We surprised 16 total guests with a joint bachelor/ette turned surprise wedding! Property was amazing, they were great allowing us to play music and set up decor and floaties etc. the location is unreal, we walked to Cabo Wabo etc. Property has lots of stairs leading down but there was a waiter for luggage etc, and that is to be expected as the property is built into the cliff. The real rock walls are gorgeous! Jose was also amazing, very responsive and even left us a wedding gift! Highly recommend!

The host Jose and cleaning/cooking team of Mary and Amelia were wonderful. The property needs a lot of updating and repairs. The location is awesome as long as you can easily walk lots of steps as well as hills to go into town. Pedregal is a high end private subdivision with gorgeous homes and great security but this one house is in disrepair for a lot of items---hot tub, 2 ovens, 1 refrigerator, hot shower downstairs, dishwasher. Jose tried to attend to as many issues as possible even though it was hard to get workers over the holidays.

Wow Im impressed with this stay in pedregal.
We were 15 ladies so seven clean rooms were perfect. I dont know why some people come as "home inspectors" instead of enyoing a vacation. This is an organic mansion carved on the mountain rock so dont expect a sheraton, but we had everything a/c, wifi, hot water, 12 beds, 6 bathrooms, all needed appliances and the views are simply expectacular. The cook did a great job. The cleaning lady never stopped cleaning.The manager was always available for any issue, so we will sure come next year(price is just right)

Rented a house in Pedregal figuring that it would be very nice to exquisite considering it is a gated community. This house is dated with significant deffered maintenance. To start off this house is not for anyone with any walking disabilities. There are 55 steps to get to the front door and another 8 to10 steps to get to the lower bedrooms. In addition some steps and landings are not uniform or level. The pool had numerous missing and loose tiles. Coffee cups in the kitchen had unknown substances in them, looked too small for mice feces but had to wash them before using them. Kitchen sink did not have hot water to sterilize dishes. Although property manager replaced a heated shower head in lower bathroom it would only heat water to warm with a trickle of water running. 1 bedroom had no shades or curtains on it but they did install them. 1 bedroom A/C did not work but kids were ok. 1 bedroom had an open electrical box that could have easily contained a hidden camera. I don’t believe the owner would hid a camera but one could be easily hid and no noticed. Also open electrical box in living room. Community bathroom on main level did not have doors that could be locked or fully closed. Edge of stairs and property had trash (plastic coke bottle and egg shell, old chairs and furniture) and construction debris that had not been cleaned in quite some time. This does not include construction debris from neighbors house under renovation. My wife made the comment that cannot add anymor

We were 9 (40 - 60) year old guys on a fishing/relaxing trip for 4 days in Cabo.
The pictures on line do not accurately depict this home. The last 6 pictures we could not find those locations in the house.
We arrived and immediately we started to see little things that were off. Broken stem ware, cups, mold around the sink, windows that were inoperable, AC not working in some bedrooms, the lift for transporting luggage and groceries not working, the pool was filthy, there was built up grime in the tracks of the sliding doors, the bed sheets were of the worst quality, the pool table was not even essentially unplayable, broken patio furniture, inoperable refrigerator and the list goes on.
We attempted to contact Jose and his direct quote to me as expressed my concerns with his property was "You'll live!!!" I explained that I am in agreement that we will live but we didn't pay thousands of dollars just to live. We were sold on the idea of a luxurious home (not the case).
I might have more understanding if I did not check with Jose a few days prior to our arrival and he (in writing) confirmed that everything worked and all is good to go.

Such an amazing place to stay and experience Cabo! Probably the best view in town. Jose is very responsive and helped with whatever we needed. Very accommodating, even had breakfast cooked for us everyday if we wanted. We had 15 people and enough room. Highly recommend, especially for a bachelor party!!

We stayed at Jose’s house for 3 nights and had a great time. The house is perfect for hosting large groups (we had 10), and I think for a bachelor party it is especially perfect. The view from the patio/pool is awesome, the bedrooms have cold AC, plenty of space for everyone.
Jose was super accommodating for us, very responsive and very flexible to our requests. Mari’s breakfasts were excellent every morning and she did a great job cleaning and getting things situated for us each day.
The neighborhood has strict security to even enter, so we always felt safe. This house was a 5 star experience for my bachelor party.

My guests and I were very excited to stay in Villa O’Riley. The home looked beautiful from the pictures. The view looked spectacular, but once I peeled back, the covers ( no pun intended).
There were TERMITES in both of the beds in the room I was supposed to be staying in. Not just a little bug here or there but over 50 termites in both beds. We contacted Jose immediately to let him know about the situation. He came with a spray bottle and said he would take care of the issue and changed the sheets. However me, and my guests did not feel safe staying in this room because the termites were still in the wood frames of the beds, the headboards, and the shelving.
We did not stay in this room for the duration of our stay. We asked at the end of our stay if we could be refunded a portion of our deposit because of our inconvenience. However, Jose told me I was blackmailing him, and he would not give me a partial refund. I am not a complainer, but this had to be said.
If you want to stay here don’t look under the sheets. Also VRBO was no help.

Jose was amazing in helping us with anything we needed during our stay. Mary also made us breakfast every day and was so friendly! The pool and the view is where I imagine most groups spend most of their time, it was for us. The view is incredible and the location is great. The house is a little older but the uniqueness and character it brings with the natural rock walls was so cool it was totally worth it. Each room in the house has 2 beds and its own bathrooms, the 2 end rooms with 2 kings each. The 6th/7th rooms are just off the kitchen a few stairs down and share a bathroom, these were the least desirable rooms as far as privacy goes since it's a jack and Jill bathroom with no bedroom doors. Curtains would have been helpful for these rooms as well since it was very bright in the mornings when the sun came up. The other reviews are correct that you have to take a couple flights of stairs up and down to the driveway to catch taxis but they were very manageable for our group. There is a luggage trolly at the top for all of your bags which made it very easy. Taxis were a breeze, you just tell them to pickup/drop off at Villa Roka Orilley and it's super easy. It's about a 10 minute walk down the hill to town, we took taxis back up the hill just because it was July and really hot but the walk down was easy and quick. We used Cabo Grocery Girls to have groceries delivered earlier in the day on the day we arrived which was AWESOME. Great stay, great host, great house!

Jose’s place was great to host 16 guys for a bachelor party. Plenty of space for the whole group and the location was excellent. We were able to walk into town and back to the house, although the hill was no joke on the way back to the house. Only challenges we ran into was getting Ubers up to the house (need to let security know they’re coming up to Villa Rocca Orielly), AC was out in one of the bedrooms, and one of the refrigerators wasn’t working. Views from the house were unreal and I would recommend to any large group.

Overall there are a lot of things that can be done to improve the property if expectations are set too high but for us, the property met all of our expectations that came along with the price point. Please read all the reviews (they are pretty accurate) to get a clear idea as to expectation. The staff was amazing and helpful, the view is to die for!!!! It’s a great house to party in and has charm. Cooking with limited supplies was a little bit of a challenge but we absolutely made it work! We would absolutely stay there again!

Stayed for a bachelorette party of 14 girls, it was great to have a place where every room had a bathroom and almost everyone got their own bed! Those who shared had king beds, yes when the listing says a room has 2 kings in it, that is accurate! There was AC in some of the rooms which was nice when we were all sweaty from dancing the night away, but definitely didn’t need it because the air flow in the Villa is great. Definitely a lot of stairs, but the views are worth it and even coming back from Squid Roe at 2am no one fell down them, but just be prepared it’s like staying in a 4 floor walk up (walk down). There is a luggage trolly thing that was super helpful for our bags and groceries and even workers next door came over to help us bring things in and out. Everyone was so kind and helpful. Mary and her daughter deserve 10,000 stars. They were absolutely amazing and made us the most delicious breakfasts. Truly having the housekeeping and breakfast service make this place worth every penny, plus the views and feeling of safety in Pedregal…perfection. The pool was clean and refreshing, we couldn’t get the hot tub super hot, it did get a little warm, but we didn’t really need it. The morning and early afternoon the sun hits the patio beautifully for some great relaxing pool and tanning time and then it gets shady for the hottest part of the day and you can see a great sunset. All in all perfect for us. We hired a transportation company which worked great and they had no problems coming to pick us up, definitely worth it because the walk while possible would’ve been quite a workout. We ordered pizza and had no issues with security for the delivery. Some things in the Villa are a little outdated, but you’re getting so much for such a good price and everything was cozy. We couldn’t figure out the ovens but just used the microwave, I’m sure we could’ve asked Mary to show us but we didn’t need it that bad because we mostly went out to eat. Some of the showers take longer to drain. The freezer door does give you a shock for some reason if you touch it while barefoot. We put a towel around the handle and that worked, Jose did say they were in the process of fixing it. Jose was also wonderfully responsive when we had an issue with one of the girls locking the door to their room behind them, we were leaving the next day and very stressed but Jose figured it out for us and everything was fine. Definitely recommend and would love to stay again!

The property was interesting to get in and out of the villa. Too many steps. The elderly definitely will not be able to stay here.
The pool's water was cold. He did not have it heated up before we arrived. The spa finally did get hot enough to enjoy. We took cold showers for a couple of nights because there was no hot water. The kitchen supplies, pans, pots, forks, knives, spoons, wine glasses, and regular glasses need to be replaced. He did go out and purchase pots and pans after I told him they need to be replaced. Even the towels were of rags. I love the structure of the villa, but all the items in it need to be updated

Jose was a great host. He was very welcoming and took time to explain the property and area. We had an issue with security allowing our private chef in every day and Jose quickly took care of that for us.
The property has an amazing view and ample amenities.
Downtown is a 10 minute walk down winding, hilly roads and a 20 minute walk up. Be sure to decide whether you are using a taxi or renting a car or you'll need to be in relatively good shape to get up the hill.
Overall, the property was great. It's a great home base for your trip to Cabo. Don't expect luxury touches and new furniture and you'll have a great time. I would not recommend this for smaller children, the walk down the stairs from the road to the front door is not safe for little ones.

Place was great and Jose was pretty available the whole time. The walk up and down was a bit of a trek but it all worked out well. I would recommend Uber over taxi, much cheaper. Make sure you call ahead to the security gate or they won’t let your ride pick you up.

Great house! Everything in previous reviews are true so there's not really much more I can add. The hot tub was able to turn warm but the main pool was not, maybe we just were not able to figure it out but not that big of a deal. Speaker music system is great for Bluetooth connection.
The walk to downtown was very convenient! We were also able to walk up, although it can be exhausting it is still doable.
The housekeeper was nice and helped us cook.
Jose was kind when we met him, he encourages you to have fun at the house, which was great for him to welcome us. Will definitely recommend this place for any bachelor party.

1. 2 Refrigerators, only 1 worked. (Jose mentioned it would be fixed when we checked in, however it never was)
2. 4 Ovens/Stoves, only 1 oven/stove worked (they left items like a typewriter, etc in the non-working ovens)
3. Hot tub never produced hot water. After constant communication the entire stay with Jose, The hot water heater was replaced on the last full day before we departed.
4. Hot tub jets do not work. They should change the picture in the listing. “bubbling jacuzzi” was false advertising
5. Pool filter did not work. Pool filters were completely dry. Cold water would flow over from “hot tub”, but pool never self-cleaned. Dirt and debris in the pool.
6. (6) Pictures within Ad are not part of the property we rented. Specifically, Pics 38-43 were not part of our rental (the additional Red Kitchen, patio, and pool /hot tub) These pictures should be removed.
7. Bedroom 6 and 7 are connected via one dedicated entry/exit. Ad says Bed 7 is “adjacent to bedroom number six”. In order to exit/enter, bedroom guests in 7 must travel directly through bedroom 6. This should have been disclosed.
8. Middle bedrooms with showers really need shower curtains as the water will spray throughout and around the bathroom and toilet area as well as into the bedrooms.
9. There is no gym. Jose insists there was a gym…however we never found it and went to Pedregal community website and gym was not listed.
10. Pool table is beyond warped. Stick was broken.
11. Dishwasher did not clean and soap did not dissolve, however housekeeping did the dishes.
12. Finally, it should be disclosed in the winter months, direct sunlight is limited (AM hours) on the outside patio due to the property’s location on the mountain. The patio was mostly in the shade during the day. It may be different at other times of the year.
Jose was responsive to communication, however, we expected the home as advertised or at least close to advertised, which it was not AND to be in working condition considering the number of families we had and the amount of money we spent. I understand things can break. We did not think we needed to create a punch list of repairs the moment we checked-in and did not want workers in and out all week while we were vacationing.
On the positives: Check in was easy, they met us when we arrived. The AM house keepers were nice, the living room, TV and Stereo and the city view was great. The property listing needs to be updated to reflect reality.

Wonderful view. Great location. The location felt safe. Easy to get to town and marina. Some Uber drivers had some confusion getting to the place to pick us up as other people have said. We walked down and got an Uber or taxi back up. Jose was great walking us through everything when we got there. Marie was fantastic coming in the morning cooking what we wanted and cleaning up. It is not modern or updated but has a lot of character and our kind of place. It met all our needs.
