About this villa rental
Only steps from the back deck of this comfortable, very well stocked villa, you’ll walk along the wide, soft white sands of semi-private Pelican Beach located on beautiful Seabrook Island. We are focused on providing guests with a clean, sanitized and well stocked villa. Seabrook island is a gated, solely residential community - quiet, lush and only 30 minutes from Charleston. You’ll see blue herons and white egrets. pelicans and dolphins among many other species. This first floor end unit at 1311 Pelican Watch Villas comfortably sleeps four people in two real beds (King in the bedroom and a pull down Queen Tempurpedic Murphy bed in the living area) and has two baths, Master with tub/shower, hallway bath with shower. The beach and water are warm and wonderful well into October. Winters are moderate too and it’s “just the locals” post season. Beautiful, quiet and private. Watch the boats sailing by as you enjoy this uniquely beautiful location. Beach umbrella, beach chairs, beach blanket, sand toys and beach towels are all provided along with a cooler and cold packs, reusable acrylic glassware and a picnic basket. Look out at the water from the kitchen, living room and outdoor deck. Highly reviewed by our guests as very comfortable and immaculately clean with a well stocked kitchen and great beds.
Seabrook Island has no commercial properties so it is peaceful, calm. It's an ideal place for bike riding - picturesque with light traffic (bike rentals available and delivered to you). There is a full service Harris Teeter grocery (with a great fresh seafood department), many restaurants, shops and more within a mile of the Seabrook Gate at Bohicket Marina and Freshfields Village. This villa's kitchen is fully stocked for all your needs. Plush towels in the two full baths and high thread count linens on both beds ensure your comfort.
Beautiful panoramic sunset views from the living room, dining table and deck. We provide all the basics - washer and dryer, laundry pods, dish detergent and dishwasher pods, hand soaps, TP and all other paper products, shampoo and hair dryers in both bathrooms. There are all the basic seasonings, and EVOO (olive oil) and balsamic vinegar in the pantry along with plastic wrap and foil and every accessory, utensil, baking pan and piece of cookware you need - so you just check-in and relax. You'll find a Weber Electric Grill on the deck (Seabrook does not allow open flame grills). Smart TVs, Cable and WiFi, BluRay/DVD player. Iron and ironing board provided.
LAKE HOUSE AMENITY CARD ($15 refundable deposit) is available at the Seabrook Island Amenity Office for access to the Lake House which offers a year round (unheated) Outdoor Pool, basketball and volleyball courts (they’ll loan you a ball), and Lending Library. The outdoor pool has water features for the kids in season. There is a children's park adjacent to the outdoor pool area. To use the Fitness Center and/or Indoor pool there is a per person fee of $15/day or $40/3-day ($85/month).
FULL AMENITY CARD: provides tennis and golf access and full use of the Seabrook Island Club, a short 1/2 mile walk from the villa. Spring through Fall, The Beach House has two outdoor pools, a Private Beach, a sundry shop and restaurants. Off season, full service dining options across the street from the Beach Club with beautiful ocean views. Cost April 1st through October 31st is $50/day for your entire group or $300/week for this access card. Prices lower off season.
The Equestrian Center on Seabrook Island offers guided trail and beach rides and pony rides for the kids. Contact them directly for fees, hours and reservations.
Restaurants, entertainment, groceries and retail are all within a mile of the Seabrook Island gate in Freshfields Village or Bohicket Marina. And Charleston is ~ 30 minute drive.

This is a very nice large condo. The area is very nice with beautiful sunsets. We enjoyed our visit and explorung the area. The couch is very low and hard for old people(not me) to get up from. Thank you for a nice visit.

I stayed in the area few years back. The beach area was a little cleaner, not so much of ocean debris piled up. Lots of repair work going on. I did enjoy my stay.

The owner John was so wonderful! He recognized our Anniversary and gave great detail where to go and eat The condo was perfect for our 30th Anniversary, walk right out to the beach, the condo had everything you need to stay for a beach week. The condo is close to Charleston and we got to visit the historical area.
We then hopped on a cruise to finish the week!
We definitely will be back!

This was an excellent vacation starting with the property owner's communication and the cleanliness of their beautiful vacation home. The week was filled with the beauty of dolphins, egrets, starfish, sand dollars, deer, pelicans, stunning sunsets and so much more. Fun bikes rides on the beach and to the village for great food, and exercise is always enjoyable. We appreciate all of the little extras and are looking forward to a 2024 return.

There is a reason my family and I keep coming back to this unit on Seabrook Island. The location is unbeatable and the unit itself is so clean and enjoyable! John is so good at communicating and truly cares about making our visits enjoyable. Great view of the sunsets, 2 minute walk to the beach, clean and private property. We have so many great memories here and we plan on returning next year for the 6th consecutive year!

This is the second time we have stayed at this property and it will not be the last. John is an excellent host and was responsive to our needs. We had few needs because this villa is well-appointed and extremely comfortable ("Honey, can we take this mattress home with us?"). The view from the porch is outstanding and it is covered which meant we had a place to sit outside during rainy days. He really has thought of everything - sand toys, beach chairs, umbrella if you need it, and a cooler. The furniture is comfortable and the television is easy to operate (one of my pet peeves when doing rental properties). Such an easy walk to the beach and the sunsets are phenomenal. Can't wait to go back! Best VRBO we have ever stayed at.

The unit was well stocked, with generous, full size amenities and personal touches. John, our responsive and helpful host, thought of everything: a hand written welcome note next to a full pound of coffee; even a glass w/ pens, note paper and reader glasses!

Another Perfect Trip
This was our 4th year in a row staying in this unit at Pelican Watch and we will be back again next year! It has everything you want: view of the beach, 2-min walk to the beach, updated features, very clean, kind and communicative owner…I could keep going! We love Seabrook and we love this unit. Perfection!
Of all of the beach VRBOs we have stayed at, this was the best. John has provided a comfortable villa with magnificent views, especially at sunset. Everything you might need from beach chairs, umbrella, and a cooler are provided. Only steps away from the beach, so easy to get back to if you need a break. We enjoyed biking on the beach and around the island, and we took advantage of the Seabrook amenity card so we could grab food or a beverage at the Beach Island Club which was close by. Thanks to this villa, these long-time Kiawah lovers have become Seabrook Island lovers. We are already preparing to rent this property again. Thank you!

This place is amazing. First time seeing the ocean for most of the family and we could not have picked a better spot. Owner is fantastic, the place is super clean and you feel right at home the moment you walk in. The beach isn't too crowded, only a short walk away, and umbrella, chairs and towels are provided. The deck is amazing, enjoyed a cool summer breeze off the ocean at night. I loved the migration of people to the beach to watch the sunset. Can't wait to come back!!!

Well stocked beautiful getaway!
This is a perfect Location. Beach is right outside your door. You can watch dolphins and the sunset from your porch. The unit is extremely well stocked. Host has thought of everything from spices to beach chairs. The unit is in need of a couple minor repairs; loose fan in bedroom and loose faucet in second bathroom. But nothing that would keep me from renting it next year. We took some of John’s recommendations for outings. We took a tour of McLeod plantation that focuses on the experience of the enslaved. It was awesome! We also went to the Firefly distillery and had a tasting. We bought sweet tea bourbon and moonshine. Yummy. We just had a great relaxing time and the unit was a great place to begin and end our days. I will be back next year! Thanks John.

1311 Pelican's Watch - the BEST
This was our second stay at 1311 Pelican's Watch. It was wonderful as the first time. It's set up perfectly with easy access to the Edisto beach and great evening and morning views of the beach, including the dolphins. The owner takes obvious pride in his property and keeps in top shape! I'd recommend it to anyone!

My wife and I have stayed six winters at various Pelican Watch Villas and John’s is by far the best. Everything was top notch. Great furnishings, decor and cleanliness. The kitchen was particularly well equipped with dishes, cooking utensils and appliances, cleaning supplies, even a drawer full of spices, and topped off with a welcome pound of coffee. Everything for the beach is there: chairs, umbrella, coolers, beach towels, sand toys, etc. Everything is there. Just bring your clothes and a toothbrush. Everything else is provided.
