This 2 bedrooms Beachfront Villa is located in Cupecoy, one of the top 3 area of the island. The beach access is a few steps away. This property is really well decorated by the owner itself. When sitting on the high Value Sofa looking at the Sea you feel life in a Boat which is enjoyable. The private pool with lounge long chairs is a must for a great stay. Each of the bedrooms is equipped with a king Bed and with an adjoining design bathroom. Less than 400 yards from Porto Cupecoy and its great restaurants, grocery, this Villa is also close to Mulet Bay beach and golf course

We had a very nice time here at Sapphire Beach villa. It is on same property as the hotel, but under different ownership. We were able to enjoy the amenities of the beach club. They have a very nice pool and a store on the property.
Check in was confusing as I didn’t get communication on what to do, so I reached out to the owner that had me call Stacie. She had me just contact her when our flight arrived. Unfortunately, delta screwed us and we arrived a day late. My phone was not working to send messages so I had to go inside the hotel and they called Stacie for me. We were already in a horrible mood from the delay but she arrived as quickly as she could and got us situated.
The villa is beautiful. Amazing views, the pool on the balcony adds the perfect touch. The water is cool and refreshing.
Some updates needed that I did not call about, but just worked through it: there is no air conditioning except for the 2 upstairs bedrooms. When we arrived, the sliding glass doors were all the way open so it was 90 degrees in the Villa. The sliding glass door does not slide on one side. The showers are cool but fixtures are rusting/have mineral buildup all over them. They both also spray the ceiling on one setting and not all settings work. The washing machine gave me a hard time. Quick wash did not want to complete its cycle and a heavy object had to be placed on top of the lid to get it to lock.
Lastly, we had some tiny ants inside. RAID was located and eliminated that issue.

I don't have a lot of room to leave a detailed review but let's just say our experience wasn't great it was only ok. We had many issues including a serious safety concern. My wife tripped over decking boards out in front of the unit within 10 min of arriving and she hurt her hand, shoulder, and ribs. She was sore all week and we were not able to participate in some planned activities because of it. For those of you considering this unit please be careful of the deck boards out front they are falling apart and are a serious safety concern. They have been in that condition for a long time you can tell by looking at them. The resort as mentioned in other reviews is starting to show its age and that is a kind assessment. It looks like they lack the capital or desire to keep it in good shape.
Lots of minor issues with the unit and too many to list in this small review space but I'm sorry when you pay $4K for a week to stay here everything should be in working order and shouldn't have to be fixed while you are there. This is just a lack of oversight and proper maintenance.
The only positive for us was the VIEW it's incredible. We would not return to this unit again we will look elsewhere. This is our first poor experience with a VRBO property.

Great location, host, amenities. I highly recommend staying here with a group of friends, families.... even 2 couples. The room have their own bathroom and balcony that connects the two rooms.
This is an excellent choice.

We stayed here for a week at the end of June and we were very happy with our stay. The view from the balcony with the pool was amazing. The location of the villa was nice and quiet and felt very safe. A well stocked grocery store and a few restaurants are a short drive at Porto Cupecoy. The villa itself was clean and was fairly well stocked with essentials for cooking. Covered parking in front was a plus for the hot days. The property managers were quick to answer and questions or concerns and gave some restaurant recommendations.
Couple of small notes:
- There isn’t a ton of lighting on the main floor so it can be dark in the evenings.
- there are rolling blackouts on the island but we would only lose power for a minute or two before the resorts generator would kick on so not a huge deal.
- There is only AC in the two bedrooms but if you left the bedroom doors open during the day you could cool the whole villa without a problem.
- the fridge lost cooling a couple times but mgmt was quick to get someone to come look at it.

Walking in and seeing the ocean was wonderful. It’s a quiet area and that’s what we wanted. The place was immaculate and just as described. The beds were comfortable, the shower was awesome. This is a “must stay” place. The only negative was no hot water - until we saw the electric panel and noticed 3 switches were off - we flipped them back on and we had plenty of hot water! Stacy was great! Easy in, easy out. Don’t miss Loterie Farm and if you have the $$$ - book a private all day sail with Renegades! If you’re looking for a lovely place to stay - book this one!

Beach front property with the sounds of the ocean. Watch boats come and go. Nice swimming area for swimmers. Close location to all restaurants. Nice market steps away. Covered parking. Wonderful vacation property.

Beautiful Villa. Needs some repair with the sliding glass doors not working. Had to lower Hurricane shutters to help keep the downstairs cool. Lower level had no air conditioning.
Upstairs left BR shower head looks nice but sprays up to the ceiling. Fixture needs replacing. Parking great ! Taking care of those 3 issues would lift this to a top property.

This was an extraordinary rental that allowed us to have a great vacation. The unit is quite large with excellent views of the ocean. The beach is nearly private with very few swimmers. Having our own private pool in the unit was fantastic. I highly recommend the unit.

We were extremely happy with the location on the island with much to do within walking distance, The view and overall state of the property were exceptional. Stacey and everyone associated with the resort were extremely helpful throughout our trip. We will definitely be back soon!

The property is as described, and even more! The views are incredible, and it is conveniently located close to a lot of restaurants and a couple convenience stores. We had a wonderful time in this unit and are planing to come back.

This property was beautiful and shows as depicted in the photos. The pool and patio with sunset views are spectacular! One of the main reasons that we chose this condo was the close proximity to the restaurants, beaches and bars that we have been going to for years and are able to walk to. However, our first evening at the property, there was a plumbing issue arising from a clogged main pipe which led to water in the kitchen and a terrible stench! Things do happen in a home/condo and we understand that, but what was most impressive was the immediate response that we received from Stacey, the concierge/check in person - she came right over to the condo and stayed in touch with John, the manager, and they moved us to a new property in Beacon Hill which was truly lovely as well! This transpired our first night on island, so while it was a bit of a rough start for us, it did nothing to diminish our vacation. This unit was beautiful and in a fabulous location! And, if you are fortunate enough to have Stacey as your point person upon check-in you will be in tremendous hands. She is kind, hard working and knowledgeable with great recommendations for things to do, places to go and great restaurants in SXM!

Our vacation started with an easy check in thanks to easy communication with property manager Stacie. She was friendly and gave a quick run of the land.
The property was more impressive in person. Spacious and comfortable downstairs that allowed us to unwind in all areas with a beautiful view of the ocean. The pool on the patio deck was perfect feature which will be hard to give up next time we travel to any other place. Upstairs king beds were inviting and comfortable.
Bathrooms were also spacious with beautiful walk in shower.
The balcony upstairs gave friendly views of waves crashing on the rocks below.
Our friends we travel with every year all agree this is the best trip we have been on together. The island was small enough to travel to any place in less than 30 minutes. We were able to make the most of our short time on the island and travel to different areas but would have been completely content if we never left our quiet spot in Cupecoy. My only complaint was the vacation was not not long enough.

Overall, our stay was great and we'd definitely recommend the property. Just a handful of things that could be improved.
The Great
* The view and open air nature of the property can't be beat. The pictured patio with the pool honestly puts this stay in another category. We were able to keep the door to the patio open the entire time – never feeling like you were truly indoors, nor filtering the amazing sound of the waves crashing into the rocks.
* Layout is great. Views are maximized by the 2 story layout.
* Parking in SXM can be tough, so the private parking spot was a huge bonus.
* Property was centrally located to both the French and Dutch parts of the island where we chose to spend most of our time – and that wasn't just convenience. A couple of great beaches are within walking distance and the same goes for grocery.
* Kitchen was just what we needed for the light cooking we did.
* Property was well stocked with essential kitchen, bath, and beach items.
* Checkin process w/ Stacey was very simple and there wasn't hardly anything required of us at checkout.
* Mid week cleaning service did a nice job and even finished inflating a pool floaty that we had left uninflated!!
Could be better
* As others have said, the showers aren't great. We had hot water and good pressure in one shower for the first couple of days - and hot water with very poor pressure in the other. At about midweek, pressure remained what it was, but we lost all hot water. We reported this, but it was never addressed.
* The Internet is very flakey. It was down completely when we arrived and back up the next morning, but WiFi signal strength varies significantly from room to room and I found myself having to hop between three differed SSIDs on the property depending on the room we were in, but even that didn't always work.
* We never could get the Amazon Fire Sticks working correctly on the upstairs TVs. They seem to be paired with the TV remotes (the Fire Stick remotes didn't work at all), but the TV remotes didn't have all of the necessary functionality, so navigation was impossible. We fortunately brought our own Roku and made it work for post beach evening binging.
This would easily be 5 stars overall. Solid value with a view that can't be beat, but the shower and WiFi situations were a little annoying for a vacation and that's largely all that impacted our less than perfect rating.

Our Villa was very nice. We had one small issue with AC on the first day, but it was taken care of very quickly. While the Villa was very nice, the rest of the resort is definitely showing its age. We didn't spend much time at the actual resort as we were exploring the rest of the island, so the much needed upkeep and work outside didn't really bother us. We would definitely stay here again and I hope the ongoing improvements to the rest of the property continue to bring it up to the level of our actual Villa.

Property was great. Check in process is a little odd because you still check in with the condo office, even though it is a privately owned unit.
We had an issue with the cook top- but Stacey was quick to help.
We wish the unit advertised it had a nespresso machine- it would have been nice to bring pods!!
WiFi is non-existent upstairs.

My wife and i truly enjoyed the experience of staying in this townhome. The property, housekeeping, property manager and everything were terrific and were consistent with the posting.
The beach was just steps from the deck and parking was as convenient as possible. Overall a terrific experience!

Ocean Front Paradise
From the moment we walked through the door to this amazing property we were floored. The place is perfect for a two couple stay. Both suites are equal and awesome. The views are outstanding.
We needed a blender so we could make Bushwhackers and Johnathon promptly dropped one off for us!
The parking space right outside the door is very convenient.
Everything you need for a great stay is in this unit! We'll be back.

Beautiful Views
Overall our stay was pleasant. The location and views cannot be beat. We really enjoyed that we were steps away from Cupecoy beach. The villa was very clean and accurately described in the pictures and description. It is also part of the Sapphire Beach property, the property is a little dated but the staff there were very friendly and helpful. My only suggestion to the property owner is a bit more communication before arrival on directions to the property, what to expect at check-in and an overall walk through of the property upon arrival. The hot water in the showers were tricky and we weren't shown how to operate until we complained about it.

Beautiful property
We spent 10 wonderful days at the Villa. As soon as you enter you have a wow moment looking through to the beautiful turquoise water. Well maintained and well stocked, clean and very convenient property. Walking distance to the best beaches on the island. Private parking and a perfect size pool to cool down after a beach day. (The only “issue” we had was with the WiFi not working in one of the bedrooms.)

Great size for a family or two couples. Lots of dining options nearby. Grocery is close as well in Porto Cupecoy or Maho. Covered parking right at the front door to the unit which was great. Can not beat the view. We spent quite a bit of time lounging in the pool and enjoying the views from the terraces. Cupecoy beach is literally steps away. While Cupecoy Beach can come and go with the water level, during our stay we had an exceptionally large beach. Check in(&out) was completely painless and the Manager (Gwen) was wonderful. We had a couple of small mechanical issues shortly after arrival and Gwen arranged repairs within minutes of our call. The only negative about this property, and it really isn't much of one, is the hotel side of the resort is showing its age and still has some Irma scars. The staff were great and it was very clean...its just badly in need of a refresh. The gym, spa, on-site store & laundry were not operational when we were there and didn't look to have been for quite some time. Other than that, we had a very nice stay and will keep it on our list of places to return.

March Getaway
The villa is lovely and well appointed. I will miss the bathroom.
The villa sits right on the water and very relaxing to sit on the balcony. Not much of a beach area but convenient. The only disappointment would be the local beaches fold up umbrellas and chairs at 4 p.m. I will definitely recommend this place to my friends.

An Amazing Week in Sint Maarten
We were looking for a place to stay for two couples. This villa had it all! 2 master bedrooms with Modern plush bathrooms and a beautiful patio with a plunge pool. The waves crashed right in front of our building. A private beach was nearby and the amenities of the resort were steps away. It was hard to decide which beach to go to everyday or should we stay in our poolside/Oceanside villa and enjoy the day. The location was amazing and The concierge (Gwen) was accessible for anything we needed. The villa was cleaned twice while we were there and she did a top notch job. Are there a few quirky things about the villa? Yes, but nothing we couldn’t overlook. Sint Maarten is still recovering from the horrific hurricane but this area on the Dutch side has everything (restaurants, grocery, and beaches) we needed, plus only 2 miles from the airport. Our car rental met us at the airport and the concierge met us at the villa upon arrival. We spent an amazing day in St. Barths at a friend’s villa (taking the ferry over) but coming back to our oceanfront villa was the best. I am a travel agent and have been to the Caribbean many times but have never stayed in a villa like this. If you are lucky enough to rent this villa, you won’t be disappointed.

As close to the ocean as you can get
This lovely condo at the Sapphire Beach Club is fresh and modern and bravely asserts St Martin's post-Irma revival. Gwen, the manager, worked miracles for us - what an asset. The Cupecoy area is a bit beat up, but the Carrefour mkt nearby has a great selection of foods. We had a enlivening swim our first day, then the weather went windy and warm with big swells and breakers rolling in for 3 days.

The villa was beautiful 😎 we really enjoyed our stay. The place was very clean and well decorated. We loved the plunge pool on our balcony and had amazing views.
I would recommend renting a car for your stay as the taxis can get expensive and you have more choices of where to go for dinner etc.
I would also recommend having ac downstairs and allowing access to the downstairs bathroom because it was a challenge going upstairs to use the bathroom especially after just exiting the pool wet. I would also recommend having some Bluetooth speakers on the balcony as people like to have music on vacation 😎We were told previous guests broke the stove and only two burners were working and found it very confusing to operate.

Amazing place with gorgeous view
The villa is beautifully decorated & furnished, perfect setting to enjoy the unbelievable view. Most of our stay it felt like we had our own private beach. Hurricane damage effected coral & snorkeling, but we still enjoyed it & saw colorful fish. Restaurants within walking distance were all delicious & reasonably priced for the qualify. All in all, an amazing place & the perfect vacation.

Wonderfull stay
Very nice villa!! The villa is exactly like the pictures. Looks quite new. Inside a resort complex but it is very private. Well equiped but could use a few extra things in the kitchen like a blender or more cooking tools. Comfy beds. AC worked fine so did the tvs. Lots of towels. Secured location and parking. One beach only steps away. Clean pool. Kick ass view. Restaurants and shops are near by. The only (very small) negative point: no beach equipment provided. A few beaches don’t have umbrellas for rent. Having one at the villa with a small cooler would have been perfect. But other than that don’t hesitate to rent this place.
