About this house rental
2024 / 2025 UPDATE: My 2025 calendar is now open on a rolling 12 month basis. I allow current renters the right of first refusal on “their week” for the next year and if they do not commit it will open up on VRBO at the end of their stay.
Some people have called this 'your grandma's cottage'. It is the classic H-plan with four bedrooms (2 are oceanfront) and 2 full baths all on one level. The ocean side deck is a screened in porch with four tall adirondack chairs and a table, as well as three rocking chairs. There is a lower deck that has an outside shower for rinsing off after your beach time or for enjoying the sunshine. The two oceanfront rooms have king beds and the two back bedrooms each have two full beds. All four bedrooms have wall mounted flat-screen tvs with Rokus for streaming or to watch cable. I limit occupancy to 8. Be advised that there is no sleeper sofa and no rollaway or trundle in the home, nor do I stock cribs or playpens for babies.
The living room has comfy slipcovered furniture and there is a large flat screen TV as well, with HD cable, a Roku, a blu ray player and a tv sound bar which has Bluetooth and can double as a music speaker. We have strong WiFi for all of your internet needs. The kitchen is equipped with the normal conveniences in addition to a VitaMix blender, a regular coffee maker, a Cuisinart toaster oven and a microwave. On the ground floor of the home is a laundry room that also has a full hot and cold water enclosed shower, a third toilet and a utility sink. I have this listed as a third bathroom on VRBO but it's really more of a last resort bathroom since it's on the ground floor.
Please note that between Memorial Day and Labor Day this is a 7 day, Saturday-to-Saturday only rental. Check in is typically 5pm Saturday with check out the following Saturday morning at 10 am. In March, April, May, September and October I may consider renting for periods less than or more than a week based on availability, or allowing early check in or late check out.
In addition to providing a competitive price I also try to stock some things that most rentals don't - namely toilet paper, paper towels, hand soap, trash bags, dishwashing cleaner, and laundry detergent. I do my best to keep stock of these on hand all year but in the deep summer months availability may be limited or completely depleted so I cannot promise the house will be fully stocked with the previously mentioned items. But what's there you can use. Under the cottage is a large assortment of kids beach toys (buckets, shovels, sandcastle molds, etc) for your little ones to use, and boogie boards.
I do not provide linens or towels, or any beach items like chairs or umbrellas. Linens may be rented from any one of several local companies. The beds do, however, have pillows, quilts and blankets.
Beginning August 2021 I am limiting pets to repeat renters only, so although new renters may not bring a pet, be advised that the home is not technically pet free, so if you have pet allergies please be aware of this.
I have a local cleaning crew and handyman on the island, so you don't need to worry about anything if something comes up regarding a repair or cleaning issue. My response time, and theirs, if faster than any realty agency on the island.
There are three grocery stores within a 15 minute drive of the home (IGA on the island in Surf City, Food Lion on the mainland and Harris Teeter near Highway 17).

This house was all we were hoping for in a beach house. The location on the beach cannot be beat. It was so easy bringing our stuff to and from the beach each day. The outside shower and hose made cleaning up easy. Everything was clean. Beds were comfortable. The host was very communicative. Quick and easy drive to restaurants and ice cream!

We had a wonderful time on our vacation! The house was very clean and had everything we needed. The beach was amazing! Loved sitting on the deck listening to the waves. Our kids loved the deck too and searching for shells and sharks teeth. We loved topsail island and the tip-sea turtle! We were not ready to leave and would love to come back!

Our stay at this beach house was perfect!! It had everything we needed. The kitchen had all of the necessities to cook (the pans were great) there was tupperware for storing leftovers and a crockpot which we did use and we even baked some homemade cookies!! The king beds were comfortable. The owner, Bryan had the home stocked with paper towels, toilet paper, dish soap, hand soap and even laundry detergent, which was very nice!! Our family had a wonderful stay at this beachfront cottage in Topsail Beach. We loved the traditional and comfortable beach-cottage feel of the home. The house is well-stocked with kitchen essentials, games and beach toys. Having a laundry room was an added bonus! The location steps from the ocean can’t be beat and the view from the screened-in porch is amazing. The owner gave us some great tips about things to do and was always available to answer any questions that we had. Highly recommend!

The location couldn’t be beat. House has spacious bedrooms and so many touches. Night lights, stocked tool drawer, vitamix blender, radio in the kitchen, nice mattresses, toothbrush holder, cotton coverlets, plug strips in each bedroom, laundry baskets in each bedroom, the list goes on. Exactly as described!
Wonderful place! Being right on the beach was amazing with kids because we didn’t have to cross the road. Bryan was very helpful with tips about the area, road reports and more. The house was very comfortable and was well stocked with everything needed. We brought our own sheets and towels so didn’t need to rent. Bring your own beach chair, but no need to bring toys because there are lots. We found lots of shark teeth and shells. Would definitely recommend and would stay again!

Twice as nice!
This is the second time we have rented this beach house and we enjoy this location a lot. Its quite peaceful area, spent most days on the beautiful beach with our dog (Topsail is a dog friendly beach :) playing and surf fishing. The good news is if your not catching dinner and there is a bounty of fresh seafood available close by. Highly recommend Lewis Seafood and Food Truck for fresh local seafood. Honestly once we arrive the only reason we leave is for food and drink....Its a great place hang out!

The best beach cottage!
I have been vacationing at topsail Island for over 10 years. This is the first time staying at this home. It is by far one of the best experiences I have had renting. The house was very clean, the kitchen contains everything you could possibly need. The owner is quick to respond if you have any questions. I especially loved the 3 different deck choices: screened in porch with rockers and chairs, open deck with chairs, then a lower large deck area at dune level with built in long benches. I found some beautiful shells on my morning walks. My dog loved this location. We spent our days on the large deck enjoying the view and sound of the ocean. The living room furniture is very comfortable, which resulted in more than one unplanned nap. ☺️ The beds were comfortable which made for a good night's sleep. I have already reserved for next year.

This house was great for us. Easy process especially liked the keyless entry. Our pup had the best time. Slept great listening to the ocean, It offered privacy and a beautiful location and easy beach access. Enjoyed the screened in porch! Will plan another visit here soon!

Outstanding Experience: A+
Our experience with this property exceeded all expectations. Our group was two 70ish yr olds, two 40ish yr olds, a 10 yr old, a 12 yr old, and a pug. We loved having a "wing" of the house for our family, and a "wing" for my parents. The beds/furniture were very comfortable, the view is unbeatable. We all kept talking about what a perfect fit the house is...not so formal and fussy that you feel stressed about keeping things perfect, but certainly not shabby where you don't feel like you're on vacation. The house was PERFECT. It was comfortable and welcoming, it was casual and beachy. Bryan went way above and beyond to have a great supply of cleaning items, paper towels/tp/hand soap, toys/boogie boards for the beach, extra blankets, luggage racks, games/entertainment, dishes/pans, etc. We lacked for nothing. The location is perfection. The screened-in porch is perfection. The entire experience was exactly what we were looking for. Bryan even had card tables available under the bed, so we brought some puzzles to do. This was an outstanding experience for our family, and our dog loved it, too (he spent all day lying on the screened porch, soaking in the breeze). We highly recommend this house and we thank Bryan for the outstanding property management skills. He was excellent to work with and the home was everything wonderful.

We loved it!
Beach is fabulous! Bedroom wings are separated with doors from the main area. This means that sleeping is quiet even if others stay up late or get up early. Baby took naps just fine during the day with all of us coming and going & gathered on the porch. Beds are super comfortable. This is not a new or fancy cottage but it is really comfortable. We will be back!

Tip-Sea Turtle Holiday
We returned to Tip-Sea Turtle recently for our fifth visit. Our family which includes five adults and two children all enjoyed the house, the beautiful location on Topsail Island, and the screened porch. The kitchen has ample equipment to cook whatever you enjoy. There is a convenient arrangement with two bedrooms on each side of central living, kitchen, and dining area.

Our Favorite Summer Vacation Location
This was our 4th visit to Top Sail and our four time staying at the Tip-Sea Turtle. We love everything about the island - laid back feel, great restaurants and amazing beach. The Tip-Sea Turtle has come to feel like “our” cottage. Clean, comfortable and perfect beach access. The kids play at the beach all day and the grown ups can enjoy an evening drink on the wonderful screened porch. Bryan, the owner, does a great job checking in and making sure you have everything you need to have a great stay. We have already reserved our week for next summer!

Away from the crowds!
This home sits away from public access, so it's just you and the neighbors on the beach. This makes it very easy to keep up with kids, so much better than crowded beaches. The home is older, but it was very clean and stocked with all the essentials. We really enjoyed our stay and plan to stay again.

BEST HOUSE ON TH BEACH!
The house was awesome; clean, well stocked, well furnished, excellent floor plan etc. The best feature is it is right on the beach with a great screened in porch as well as an open area. Mid way down the few steps are 2 benches with an outdoor shower. Pets are welcome and my dog enjoyed it as much as I did. Bryan was totally accessible but we had NO issues! Hope to return in the future.

Lovely Stay
Topsail has been an island getaway since 2010 and the Tip Sea Turtle was a perfect place to continue that tradition. The home was very clean and well appointed. We loved the spacious layout of the living room, bedrooms, porch and decking. The kitchen had everything needed to prepare home cooked meals during our stay. Working with Bryan was an absolute pleasure. He was quick to respond online and by text when we arrived. We would definitely recommend and would love to stay here in the future. Best Vacation I have ever had
We loved the beautiful home ,everything we needed was furnished from the laundry room to the kitchen ,and the home owner was wonderful he checked on on to make sure that we were happy with the home and if we needed any thing,the home is very safe and secure,We had too teenage girls with us and not one time did We here (I'm bored) The screened in porch was great we could have our morning coffee on it while keeping a eye on our girl's on the beach.We will only vacation at Topsail from now on and stay in this beautiful home you just feel at home as soon as you walk threw the door,and you couldn't ask for a better person for your host than Bryan Simmons,Thank you for the great memories,Charlotte Breeden😘💋❤️❤️❤️❤️❤️

Sweet house, great location
The Tip-Sea Turtle is a an older-style beach house with everything on one floor, which is nice. It’s well-maintained and well-stocked. Not fancy, but well-appointed, and with very comfortable beds. Cable tv and WiFi worked great.
This house is right on the beach, with a fantastic screened porch. There’s also a nice deck with a hose for rinsing off and perfect for cleaning fish. Steps to the beach are nice and wide, making them safer and easier to navigate.
The location is just a short drive to the town of Topsail Beach and the beautiful point down on the south end of the island. Wonderful place for a family vacation.

We have been going to Topsail for about 11 years, but this was our first stay at this location. We had a great week at the Tip-Sea Turtle location and owner Bryan Simmons was incredibly thoughtful during the entire process.
The house had two "wings", each having a king bedroom and a pair of doubles in the second bedroom. Each wing also had a full bathroom and a door that could be closed to the "wing" insuring privacy and helping with noise levels when little ones went to be early. The joint living area had ample seating and the kitchen was very well equiped. We loved the screened in back porch and the short walk to the beach. Our little ones even liked the private "beach" under the deck.
Bryan Simmons was very helpful for entire process from selecting the location, answering questions prior to the contract, emails prior to our visit, and a few check-in emails at the start of our week. I would recommend this property for many reasons. We are hoping to be able to come back next year and make this a regular vacation place for our family for many years to come.

Our entire group of seven with 5 adults from two generations and 2 almost 19month old children loved Tip-Sea Turtle and our time there! All 5 of the adults kept saying "Tip-Sea Turtle has everything we need." The house is exactly as promised with well-maintained furnishings. The cooks were pleasantly surprised by abundance of equipment and tools in the kitchen. We loved the direct access to the beach and the screened oceanfront porch. All of us spent hours on porch. The deck between the porch and the steps down to the beach is great with a shower and hose. There is also a handy shower in the ground level laundry room. We loved, loved, love our time and will be scheduling another week next year. Also Bryan, the owner, is equal parts manager and host.
