Overall we enjoyed this property! The backyard was beautiful and the pool and table tennis were great to retreat from the afternoon heat. The bedrooms were good size and having newer furniture in the living room with a TV that had preprogrammed streaming apps was a great touch. Lastly, the owner was very accommodating and quickly worked through some issues we found and even made an adjustment to our stay that he was not required to and was most appreciated. Ken also provided a water cooler tank so we had fresh water upon arrival.
That being said, we had some challenges but they might have been more us being first timers in the Yucatan than what is fair to criticize the owner or his property. We were cautioned to throw away our toilet paper instead of flushing because the house is on septic and not public water works which is likely more of a Yucatan standard but it was a little jarring to encounter that. There is only A/C in the bedrooms and the living area was always very hot and humid so we could not spend time in the living room without fans running full speed and even then it was not a relaxing space so we retreated to the bedrooms or pool most of the time. The garage was a very tight fit for our Dodge Journey which is a small SUV but it worked after folding in the sideview mirrors. The shower off the master suite took about 10 minutes for the water to be warm enough to shower. Again, these are likely standards of the Yucatan but something worth noting from an American.

Host, ken and mgr Rosalinda could not have been more responsive or helpful. Lots of Vrbo rentals lack comfy seating but not this one. Most appreciated. Pool is great.

Wow, just Wow! Even our kids said, "this is great!" when we entered.
The pictures don't do this place justice. It is really a great place. And the location is awesome as well. The home is really nice, lots of attention to detail. The home is laid out well with the kitchen opens out to the enclosed backyard. Which of course has a pool.
It truly is an oasis, with palm trees and other cool plantings. Birds visit the yard in the morning.
Location wise, perfect. Calli 63 is a quiet street at this end, plenty of parking. It's an 8 block walk to Plaza Grande, the central plaza of Centro Merida. Lots going on here and the oldest cathedral in the americas, Catedral de Mérida - San Ildefonso.
A 4 block walk to the north and you get to Plaza Santiago. This is more of a neighborhood plaza also with lots going on. Live bands and dancing, vendors, we even saw a Mayan performance with music and dancing.
Our family of 6 never felt cramped. Sitting on the back patio was very peaceful.
The only complaint was the hot water was slow to get to the master bathroom and was short lived. This seems to be a Mexico thing though. We stayed at 3 places and they were all iffy on hot water. Actually Casa Amber was the best when it came to hot water.
And the TV had lines on the screen, but we aren't really a TV family so, it didn't bother us.
The host was very responsive, though we didn't have any real issues.
If we could give this place 6 stars, we would.

We stayed a week here at Casa Ambar and it was awesome! Property is as described, neighborhood is quiet with the exception of nearby construction during the day but not enough to disturb your peace at the pool or patio. Walking distance to the plaza, many restaurants and shopping or you can also call a Didi which is very inexpensive. I would highly recommend Casa Ambar and would definitely stay here again next time I'm in Merida.

The pictures are of low resolution, and only show you what they want you to see. This is by far and without a doubt the dirtiest place I have ever stayed in!
Bathrooms were NOT clean! There spots around the toilet on the floor from a man standing up and peeing! This is disgusting! The shower head in the master and guest restrooms are clogged up with calcification and green mildew! The shower knobs have deposits from the water on them and they feel sticky! Imagine having to turn the water off after you are done bathing and having to wash your hands right after! Disgusting!!!!!
Master bath had a fowl smell coming from it, and we had to keep the door closed because it was a breeding ground for mosquitoes.
Kitchen: the oldest utensils, plates that I have ever seen still in use. The sponge left for us to clean the dishes, should not be in use anymore. We had to go buy a new one! Kitchen towels were old and smelly. Glass cups were turned up, so naturally had a couple of bugs inside and dirt. That's why we had to wash them.
There was no napkins/napkin roll! The first VRBO not to have one! We bought one and left it! Also the third day, a Napkin roll appeared magically, so we had 2 now! Privacy anyone? Again the first VRBO to not provide sugar for coffee. There an open bag of sweetener inside the fridge, but no sugar. This is Mexico! Coffee without sugar is a big no no!
The paint inside the house is all chipping, the colors are no longer vibrant like the pictures show you! The rooms are outdated and the light fixtures on the nightstands are extremely old. I am ok with old and rustic, with a little charm. But the kind of old I am talking about is the way over used, down to the knobs that you have to play with them a couple of minutes before you can turn the lights on or off! The hand towels smelled bad. The bath towels were clean! The shower floor was horrible. Every shower had a clear plastic anti-slip rug. You could see the mold right under it, it's see through! We showered with our flip flops on!
Patio furniture is dirty, old and poop stained! Walls are poop stained from birds and animals.
Construction going on on both sides of the house with workers peeping in as you are enjoying the pool. The AC's were noisy and ceiling fans too! Very stressful place! Clearly mismanaged and neglected. We found out that someone accessed the property twice during our stay while we were gone for the day! This is a breach of privacy and no communication offered

Backyard lovely. Received multiple bug bites inside home and out. Recommend spraying property regularly. Classic Mexican style home. Decor could use some updating. Great location

We closed out 2022 and began 2023 in this great location. We were on vacation and this lovely home was a perfect "home" base for us. It is walking distance to "Plaza Grande" and "Parque Santiago", both great places to walk around and find great food. The listing is very accurate and all of the amenities made it feel like our home. At night we would unwind by jumping in the pool and relaxing. If/When we go back to Merida, this property will definitely be on top of our list for places to stay.
On a side note, we had an issue (Leak) in one of the restrooms that caused small puddle of water. Nothing major but when I notified the property manager, she responded promptly and notified us that someone would stop by the next day to repair it the leak. I was very impressed being that we called on NYE and I was expecting to leave a message BUT she answered and explained the "issue". Again, that was not a major factor in us enjoying our stay. Thank you for allowing us to stay at your property and hope we can do it again.

The house is lovely. The garden and pool were beautiful and the ping pong table out in the pavilion was a great surprise. It rained for about half of our stay so we ended up using that ping pong table quite a bit. It was a fun way to unwind after our day trips around the area. Don’t miss Ruta Puuc, well worth the drive! I highly recommend this property if you are planning a trip to Merida.

This property is beautiful and feels like an authentic Mexican casa. As other reviews have said the air conditioning is only in the bedrooms but the back yard and pool are so nice we were rarely too warm. Everything was well stocked including a blender for piña coladas. Don’t expect a sterile, hotel type experience. This is a historic home and mosquitoes find the little cracks and crevices but the positives far outweighed the negatives. The location was close enough to walk to the plaza grande and markets. It was fairly quiet at night too.

My wife and I were in Merida for a month. We thoroughly enjoyed the city and the accommodation was superb (conveniently located and comfortable). Always looked forward to returning to our place after our exploration of the city.

Disappointed
The positive: Check-in was super easy and they were kind enough to allowed us to drop off our luggage prior to the check-in time. Thank you. The other one was that the rooms all had AC.
The negative: Not sure where to start. Arriving we noticed the house was not cleaned. the bathrooms looked like they were cleaned but they were dirty where you sit down. :-( The pool was very dirty. this is very disappointed because someone came into the house without prior notification and I didn't appreciate someone going inside while we were not there or at least they should've given us a heads up. A dirty bag with clothes was left in the entrance room couch. Not good. The floors were not cleaned. To make it worse the front room which I don't recommend anyone staying because literally you hear all the cars/trucks passing by and you can not sleep at all. Well both beds had the sheets dirty. I'm most positive of that, for one the bed sheets are super old, they lost part of the colors and I have a feeling they were dirty and were not washed or changed from when the last time they rented the house. The bed sheets were turned where I think the last person turned it around and one of the pillow case was also flipped over and the other one was the correct way it's supposed to be so that only tells me the people that stayed in both beds did that because they wanted to make sure they were sleeping on the pillow cases that no one slept on. Now, where the house is, not for 2 girls to walk on their own. Now don't get me wrong it's very safe but some streets are dark because some houses are falling apart and no one is living there so no light but for 1 girl or 2 to walk at night I would feel a little scared but we never had any issues walking. I did feel safe. It is a good 15 min walk about 9 blocks from the main center of Merida. I'm very very disappointing because of the money that we paid. I think a hotel would've been way better. As one of my sisters said the house has a lot of potential but the cleaining is the # 1 HUGE issue that they need to fix.. This is why it was very disappointed because I was really looking forward to this house based on the pictures.

Nice place to stay in Merida
The property was as described, large home with a beautiful outdoor space with pool on a quiet street. The bedrooms were comfortable with A/C, however no A/C in the common areas. There is a garage, but street parking was also plentiful. We were walking distance from pretty much everywhere we went in the Centro area, and a couple of blocks away from Parque Santiago with convenient shopping and the Mercado. The living room was very comfortable with smart TV. It was very convenient to have a washer/dryer. The kitchen was equipped with basics, newer nice appliances but dinnerware, glasses and flatwear were mismatched and the toaster did not work well. We never met the property manager, but check in was easy with a lock box containing keys to the house. Overall, we were very pleased with our accommodations and it served our purposes well.

Highly recommended
The house was everything we hoped for. It was clean, roomy and spacious. There were plenty of areas to gather. We are two couples and really enjoyed the patio. We spent mornings and evenings there. The beds were comfortable, as was the living room furniture. The pool was beautiful, though we didn’t use it much because the weather was a bit cool and wet, unusual for February. The location of the house is good, with the Plaza Grande only eight or nine blocks away. We encountered some minor problems, such as not being able to change the volume on the TV, a room safe that was locked open so that we couldn’t use it, and having difficulty with the check-in process. But overall, it was a wonderful experience that we would recommend to others looking to spend some time in wonderful Mérida.

Well Equipped Relaxing stay in Merida
We were 4 people for 16 nights. Weather was wonderful and gave us the opportunity to spend much of our time as a group on the outdoor terrazza, which we all loved. Pool is not heated so was chilly however one in our group went in regularly and enjoyed it. House has all the basic needs, great washer/dryer, good and fast internet and TV had local channels as well as Netflix. We found ourselves looking forward to returning to the house after a day out. And cooked dinner there four times - found the kitchen to be well equipped. We had some communication problems with the property manager but nothing critical. Would recommend this property to friends.

Wondrrful house with everything you need to feel comfortable. Just some steps away from the Zócalo and 10 minutes by car to the airport. We would love to come again soon. It was a great choice.

Spacious, cute, well-appointed little villa, not far from Merida center. Great backyard. Good easy communication with Rosalinda, the property manager, and with Ken the owner. Highly recommended.

Beautiful garden and pool area close to centro
Great location. Beautiful outdoor area. Large colonial home with interior garden areas and wonderful air circulation! AC in each bedroom. The staff is very responsive and house maintenance is weekly for pool, gardener and house cleaning staff. Stayed a month and hope to return next year. This is a colonial gem!

Amazing place and amazing service
I can not say enough good about our stay at this place. This is our second year in a row that we have stayed here. Ken the owner and Rosalinda the property manager looked after any and all concerns. The home is perfected and the backyard is more than perfect. Thank you Ken and Rosalinda for making our stay so wonderful. We are booked again in 2022 for a month.

Great location, city oasis.
With its attractive courtyard and pool, quiet neighbourhood, and its location, only a 20 minute walk to the main plaza and a 5 minute walk to Santiago plaza this is a great property. I would have wanted a little more communication ahead of time about the check in process, but other than that it was all fine.

Family with kids- the best stay
We are a family with 2 kids 1 year and 4 . We stayed the whole summer 8 weeks . We enjoyed the house very much , specially the pool and the round table outside . The summer is hot but the house us fresh and the mosquito nets keeps all the bugs out if you close the doors. The house is well equipped with kitchen gadgets and a nice fridge .The place was big enough to have the kids play in different areas . The manager Rosalinda and her team are good and fast on solving any problem . The Centro historical sites and mercados are easy to walk , but not with a stroller, once you get close to the main plaza and cathedrals , it gets busy with cars. We used Ubers all the time , they are safe, fast and low cost. Is easy to buy a Mexican phone chip , the oxxo has them and that way you can install the Uber application . The neighbourhood is quiet , no buses or car traffic at this side . Theres also a supermarket and Centenario park 10 min walking . We had a wonderful stay

Fun vacation
We enjoyed the location of the house rental. It was very close to the center of town and it was easy to get to other places. The only issue we had is the water pressure of the toilets and the next door rooster. The water pressure issue is very common in Mexico so totally understandable. The rooms were great and we enjoyed the the swimming pool at night to decompress and helped us deal with the heat.

Comfy home with lots of space
Very comfortable beds, living room area. Plenty of space for family gatherings. Large kitchen with updated cookware. Area is safe to walk. Markets and grocery stores are close by.
Outdoor living area is great. Comfortable outdoor furniture, large pool. Very well kept. Artistic colors were very well done.
Being in a residential area, expect noises such as dogs and roasters. Open concept makes it hard to block the noise, but allows plenty of fresh air.
Would be better if there had been a safe.

cool and pleasant
Property as advertised. What it doesn't say is the convenient location for road travel east, south and north. Our midsize SUV fit easily into garage. We found house and garden in good order and well stocked. There were convenience stores close by, and corner store two blocks east and two blocks north. We stopped at stores selling fresh fruit and vegetables. Used lyft for in town driving. Great time had by all.

Mediocre Stay
We rented this house for 31 days and they say first impressions are everything but unfortunately our first day was not very pleasant. The house is ok if you are going to stay for one week. The backyard with the pool is the BEST asset of the property. Location is good and you can walk to Mercado Santiago and also there is a bakery nearby on Calle 72. There is a lot of traffic, many busses and a dog kept barking day and night! The house itself lacks attention to details. Many things and rooms in the house need maintenance and cracks in sinks and walls need to be addressed. On my first morning I had to clean some items in the kitchen and the terrace was dirty. I called the property manager and she took care of my complaints but I wasn’t expecting to clean during our vacation not to mention that my husband fell ill due to an infection. NOTHING RELATED TO THE PROPERTY. The kitchen is missing a few items is not like other properties we had stayed before where the owner thinks of every single detail that makes the guests feel welcome. There is not enough water pressure in the bathroom showers. Again the house is not that bad but the owner should invest some money taking care of important details like replacing some things like the mattress covers, and adding some small bowls in the kitchen and fixing the drinking water pumps dispensers, etc. They provide a little bar of soap in the bathrooms and then you are on your own. One of the bathrooms has a fowl smell coming out of the toilet and there is only AC in the bedrooms. I shared my comments with the owner separately but I never received an answer. He is not very friendly either and he indicated he would reimburse me for the first night and never did. Although after one week he gave me the option to look for another property and since my husband was in the hospital I couldn’t deal with the issues in the house. The only money I got back was my deposit.
Would I stay again at this property? Definitely not. To be honest with you I don’t think the owner cares very much. He has a property manager who takes care of things her own way.

Great Area; walk to Concerts and Restaurants
This is a lovely home with a unique floor plan. We were a group of ladies traveling to Merida for vacation. The home allowed for us to each have private sleeping with our own bath. We had several common areas; to include beautifully furnished Lanais and atrium. Our kitchen was well equipped, the TV and internet worked perfectly. The Property Manger and Owner are communicative and helpful. There was a book on the table that provided us with entertainment options. We attended the Tuesday concert in the park which was short walk from the Villa. We would definitely stay here again..... Thank you!

Beautiful and spacious house! Great location!
We had a great stay in Casa de Ambar. It is a beautiful house, very spacious, with a truly masterful layout. We had four adults (myself, my wife, and my wife's parents) and our three children, so it was great having the 3 spacious bedrooms (4 beds total) and worked out really well for sleeping arrangements. With each of the 3 bathrooms being attached or right next to each bedroom. Another shower outside near the pool also! It was 90 degrees outside every day so we had all our kids in the pool multiple times each day, it was so nice to have the pool right there. The 3 bedrooms all have their own AC unit so we could sleep comfortably. Having the fully equipped kitchen and laundry machines was great. One of the main large "downtown/centro" area of the city was only a few blocks to the east where one can find all kinds of restaurants, markets, and other stores. Even closer yet, just a couple blocks to the north and east from the house, is another park and marketplace area with restaurants, stores, etc. We would highly recommend this property to anyone looking to visit Merida. In a couple years we would like to visit Merida again and hope to stay in this same property now that we're familiar with it and the area.

Excellent location and very helpful hosts.
The pool was a wonderful feature.

Very comfortable and a great location
The house is really lovely and the pool is a great oasis after walking around Mérida. Oddly, in the middle of a big city, we were awakened EVERY morning by a rooster, at 330am! With 5 people staying, could have used a few more towels, but with a washer onsite, not a big deal. We were very comfortable and fell in love with Merida

Beautiful garden and patio, but in need of some improvements
This property is in a good location in Merida Centro, and on one of the more quiet streets in Centro with no routine bus traffic. It is large, with all the expected amenities, though kitchen cookware could use a refresh. The garden is like the pictures suggest and it is the nicest of the houses we have stayed at in Merida over the years. And it is the best feature of the house by far. Unfortunately the outdoor furniture is uncomfortable and worn, so ok for a few nights or a week but not for a longer stay. The owner was good to deal with and onsite management was responsive.

Lovely family home close to town
We spent a wonderful week at Casa Ambar the last week of December 2017. The house is well equipped (kitchen supplies and even plenty of pool towels!), in a quiet neighbourhood and within walking (20 minutes) distance of Plaza Grande (one of the major plazas in town). The property manager was wonderful (although we never met her in person) at dealing with minor issues we encountered - she responded and acted quickly and efficiently. The bedrooms are spacious and comfortable, each with A/C and fans. We found that the house actually stayed fairly cool and the fans were often enough to cool things down. There is a small corner store a couple of blocks down for small items you may need (water being one!), but nothing else close by, although if you rent a car or catch a cab, there are plenty of supermarkets within 5-15 minutes. The only truly minor inconvenience we encountered was arriving and having minimal drinking water available, so we had to quickly figure out where to go get more. When we left, we left a new and full 5-gal water jug so the next guests had something when they arrived! We would definitely recommend this property!

Perfect oasis in a lovely city!
Our group of 4 spent five days at this lovely home in Merida in mid November. It is just as lovely as the pictures portray it! The location is ideal for exploring the town either on foot or by car - we walked to most of the places we visited from Casa Amber. After a hot day exploring, it was absolutely delightful to come "home" to a perfect patio and pool. There are three large bedrooms, three large bathrooms, a living room that we never used because we sat on the patio all the time, a well-stocked kitchen and pantry area and a washing machine and dryer. It would have been easy to never leave the house, it was so comfortable!

Nice house. OK location.
House looks like the pictures but darker. If you look at the pictures all the lights are on. Backyard is beautiful. House is very well equipped. Location is OK. The house only has AC in the bedrooms. It could benefit from the installation of a mini split in the living room. During the time we were in Merida the weather was very hot and humid and it was impossible to sit and watch TV. I would have given an extra star but we had some vistors that ruined our stay in this house. We saw in three different days mice. This made my wife and niece very unconfortable. We reported this to the house manager and she offered to send somebody to set up traps. Do not know if this happened since we saw a mouse the morning we left.

Well situated, clean and well equipped for our short stay in the city.
We were able to walk everywhere we wanted to go in the centre of Mérida from here. It was about a 15 minute walk. A small shop a few houses down provided drinks and a few essentials, but there are the markets in Mérida within walking distance or supermarkets a short drive away.
The pool was a refreshing end to every day. The whole outside area is a delight and well kept, just as in the photos.
We choose to eat out all the time, because we're were only on a short break, but the kitchen was well equipped for those wanting to cook at home.
The front bedroom was a little noisier, from passing cars, but the other 2 are very quiet, as is the surrounding neighbourhood.
All in all a wonderful stay and we would definitely come again.

AIr Conditioners work well
Not too far from the local zoo. On a Uber taxi you can almost you are at the Center of Merida. A little shocked that the gardener came and opened the door, to clean the pool. Felt safe, and would give it a thumbs up.
