About this house rental
N.B. THIS IS NOT A SELF CONTAINED FLAT / APARTMENT OR HOUSE
On offer is a beautiful peaceful room in a house where the owners live.
WE WANT YOU TO KNOW THAT WE ARE DOING EVERYTHING TO HELP YOU AS OUR GUESTS STAY SAFE BY CLEANING AND DISINFECTING ALL SURFACES INCLUDING THOSE IN CONSTANT USE; LIGHT SWITCHES, DOOR HANDLES, REMOTES, TABLE-TOPS, SHUTTERS, ETC.
FURTHERMORE, DURING YOUR STAY, WE WILL CONTINUE TO CLEAN ALL ACCESS ROUTES TO YOUR ROOM.
A bright, spacious and comfortable book lined house in a great location. Turn left and it’s just a minute’s walk to the beach or right to the excellent independent shops & restaurants. The heart of the city & Kemptown and its lively night life are only a 15 / 20 minute walk along the sea front or a 5 minute bus or taxi ride away.
Built as a boathouse and service building c.1860, Ian & Matt have lovingly converted their mews style house into a warm, relaxed and stylish home which is a haven of retreat and calm.
The guest space looks out over traditional seaside buildings, cream and white architecture with iconic wrought iron stairs. It’s a peaceful, light filled, double room at the rear of the house with its own luxury en-suite shower & steam room.

The house is on a small road to the side of Palmeira Square, leading down from Western Road (which leads directly in to the city centre) to the seafront.
Take a stroll along the seafront and only 8 / 10 minutes away (towards the centre) you will be at Regency Square with an old favorite of Brighton: The Regency, a terrific fish restaurant open early for breakfasts and all the way through until late for dinner.
Opposite is the new i360 observation tower, this is the worlds first vertical cable car and at 531ft the tallest moving observation tower.
On the lower level, housed in the famous seafront Kings Road Arches, on the beach you will another fantastic restaurant: Riddle & Finns. You can enjoy your meal on the alfresco terrace or with views of the beach from the dining room.
Along this entire walk from just prior to the i360 to the Brighton (Palace) Pier you will find the ghost like remains of the old West Pier, artists studios, galleries, artisan shops and cafes… not to forget the basketball and beach volley ball courts!
With your own keys you have 24hr access.
We don't provide breakfast as you are in a location and city with many excellent independently owned cafes and restaurants; for example, just around the corner from the house you have Salvage Café open daily for breakfast & Market open daily for lunch & dinner and at weekends breakfast/brunch also. Two very different establishments both worth a visit. Of course, you are most welcome to help yourself to as much tea or coffee from our large selection in the kitchen - great coffee from the Algerian Coffee Store & Bar Italia. Please remember you are on holiday; so no washing up… every thing into the dishwasher and hit the road…
Depending on work we may be around for your entire trip or passing on the stairs. We can point you in the right direction for information prior to your arrival and we will meet you when you arrive. We are contactable for anything you need and are happy to help you find what you want!
Traveling by train you can arrive into Brighton or Hove station. A direct bus service (No 6) from Brighton station will drop you at the top of the street. Taxis from either station will take only 5 mins and cost around £5.80 - £7.00 depending on the time of day.
Brighton & Hove is at its best when walking the city. Parking is restricted and generally quite expensive in the city, however we can provide you with terrific value visitors parking vouchers at £4.50 each (1 per day required: 09:00 - 20:00) to park locally. Then you are free to explore the city with out getting lost in one way systems or worrying about returning to car parks. Many of the streets and The Laines where you will want to explore have no access for vehicles.
Bus stops at the top of the street will connect you to all parts of the city. We have all the route maps and you can also find these on line in advance of your visit.

Excellent hosts and property with lots of interesting photos and posters on display. Extremely clean room and a really nice shower. Hosts were very welcoming, friendly and gave great advice about local amenities. Good location for local bars and restaurants whilst the centre is around 15-20 minute stroll along the main road or sea front. The beach is only a couple of mins walk and in sight of the property. it was wonderful! on the advice in advance of arrival or on the spot. Ian was very friendly, nice and happy. the room is decorated with a lot of love and the bathroom is fantastic. in 2 minutes you can walk to the beach and in less than 20 minutes walk in the city. The 'seven sisters' are very easy to reach by public transport and it takes just 1 hour to get to london. gladly again!

Perfect stay
Many thanks to Ian and Matt for allowing us to stay in your amazing beach house. The house was amazing from top to bottom and you were both so pivotal in making our stay in Brighton so amazing. Have recommended you to a couple of close friends both near and far who would totally appreciate the amazing style, fluidity and ambiance that the house so effortlessly provides. We will definitely come again. Kind regards Julie and Phil

Lovely place with a great host.
Ian could not have been more welcoming and helpful. Beautiful home, which was spotlessly clean. The bed was very comfortable with pristinely ironed snow white sheets and the power shower was heaven. Great location too, very close the seafront and within easy walking distance of all the eateries of Hove. Highly recommend it.

Excellent
We have stayed in Brighton a number of times while visiting our daughter and I have to say that this is the best place by far, spotlessly clean, beautifully furnished and well presented. As a host, Ian was great, really helpful and accommodating. The location is ideal with easy access to everything but quiet and calm when you need it, lovely stay many thanks

The best host experience I have ever had - a lot better than any AirBnB!!!
First of all, the hosts were really kind and communicative straight after the booking! We received loads of information about local recommendations without having to ask for it!
The check-in as well as the check-out were really easy. The location is perfect, it is really quite and very close to the bike share hub. The room is absolutely stunning! Really light-flooded and spacious enough for a weekend. Absolutely amazing interior!
Ten out of ten recommend! And will hopefully come back soon!

We had a very warm welcome with a tour of the property and an insight into the conversion process which was very interesting. The rom was perfect, beautifully appointed and very comfortable. We were only there for one night to enjoy a family birthday party, much too short a time to enjoy enough of the vast array of books available but felt very welcome. We would definitely recommend the property to anyone wanting a quiet, unique get away just a stones throw away from the beach. Thank you Ian and Mat!

Amazing room, lovely host. Wish we stayed longer!
Unfortunately we didn't get to meet Matt but Ian was so welcoming and made our stay stress free. We were only there for one night which is such a shame as we would have loved to stay in that room forever! It's so beautiful, and the bathroom is amazing (particularly the shower). Everything is spotlessly clean, and they have thought of every last detail from fluffy white towels and comfy pillows to a personalised welcome sheet with the Wi-Fi code. Really hope to stay there again sometime, hopefully for longer so that I can make a start on all the lovely books they have displayed. Thanks again!

This was our fourth visit at Ian and Matt’s house. Do I need to say more. Just brilliant!
This house feels like a home. Definately will visit again next time.
Huge thank you to our hosts who always make us feel at home.

Beautiful, very clean, great vacation place, fully recommended
Lovely Brighton boathouse just steps away from the beach. House is beautiful, with large sunny rooms that include all amenities of a five star hotel, only homier. And close to restaurants and all! Both hosts are wonderful! We will definitely return on our next visit to Brighton and will recommend it to all our friends. Thank you Ian and Matt!
