About this house rental

Strategically located near both Sandy bay and not far from the strand and beach, Hamilton House is a fine, semi-detached Georgian villa, beautifully refurbished and modernised, made sleek, bright with stripped floors and simple colour palette and available to stay in all year round. The house is situated just a 15 minute walk from Exmouth town centre and only a 20 minute walk to the marina and the 2 miles of sandy beach
At the back, an enclosed level part-lawn garden with terrace (table/chairs) and, at the end of the garden, secluded area (table/chairs) with barbeque Large living room with bay window, fireplace and TV/DVD/Blu-ray. Well-equipped kitchen (dishwasher, washing machine, microwave, fridge-freezer, electric double oven and hob, with doors to terrace, small table for 4. Elegant dining area (comfortable seating for 10) . Top quality jacquard linen and fluffy bamboo towels are supplied. Downstairs there is a double or twin bedroom with en suite bathroom (zip-linkable to 6’ double) . Upstairs, four bedrooms over two floors. On the first floor, a double with view over Exmouth, a double with TV (a single bed could be added if necessary), and a single. Bathroom (suite, shower over bath plus hand-shower). On the second floor, a twin bedroom with 360 degrees view over the town. A stunning family house, perfect for get-togethers in a great coastal spot. Arrival after 2pm.

Additional amenities include: You can enjoy views of the beautiful Exe Estuary 15 minutes walk away. There is a bike path through Fear park to town, Budleigh Salterton and Sandy bay. The stunning Exe Trail cycle path following the river up to Exeter and beyond is also accessible after a short ride through the park. Exmouth has a large selection of shops, restaurants, theatre, cinema, bowling alley, bars and pubs as well as its pretty beach and marina. A Chinese restaurant is available around the corner, a lot of pubs and restaurants within few hundred meters; swimming pool, tennis courts and gym in town; and golf in the park

This a sizeable property and well placed for easy access to Beach, Town and shops. It has 5 bedrooms including a downstairs bedroom and en-suite. Some updating needed of facilities which has been fed back. However, this was a great success as it’s very hard to find suitable accommodation for people with mobility issues and I was staying with my parents who are 88 & 89 respectively. It had a small enclosed garden which is perfect for Animals and small humans a like. Lots of toys for children are provided. It’s a walk of approx 30 min to either Beach or town and both are easy to find. Co-op is only 10 min away and there is a garage practically next door for quick shops. Larger shops can be done in Tesco about 15 min drive. Lots of lovely places to eat but if you are a fan of seafood I highly recommend Rockfish for food, service and view. Fish and chips always better near the sea and China Garden or Chinese Garden ( I can’t remember) also delicious. The kitchen is adequately placed for cooking. Exmouth is a friendly town and people are happy to help out with with directions. We used Stuart Line Cruises for a Jurassic coast tour with cream tea and were able to take our dog. We have a lot of family in the area so mostly visited them. There is Castle Drogo near by. The owners are very helpful and responsive they were very patient and provided a new hairdryer so I could do my mums hair and checked the windows which I couldn’t work out how to shut 😂. I would stay here again.

An all male party of 6 stayed for 3 nights and the property suited us perfectly. Communication from the owners was good. The furniture was perhaps a little ‘tired’ but did not affect the quality of our stay as it has everything we needed.

Really good family home,perfect for us with 4 kids and a dog. Garden was fully enclosed and very private. House a lovely size. Bedrooms comfortable. Kitchen well equipped and high quality equipment. Location is good for supermarkets, park and attractions. Beach is in walking distance but maybe not for young children with beach stuff. Cleanliness was good with plenty of cleaning supplies available. We had a lovely week and highly recommend this house. The only small problem is seating in the lounge is limited slightly but workable so didn't really impact us much. Was very surprised how quiet it was in the house considering we were just off a fairly main road!

On a positive note the house is in a good position and a 6 minute drive to the beach. (Walk too long to carry beach equipment, especially with young children) The drive could only take one car but found car parking in the road. However the house, needs a good clean and maintenance. Two of the bedrooms need work as were not up to standard. The downstairs bedroom with ensuite is not shown in the photos to be an inside bedroom with no outside window, only a window and door leading to a corridor. The bathroom expelair was not working properly leading to mould and damp in the bathroom and consequently damp in the bedroom. This lead to clothes being tainted with a stale damp odour. All extremely unpleasant and not healthy as most of the family suffer with asthma. The single bedroom had so storage, shelves or wardrobe only a small bedside cabinet and no mirror and an old dirty shag rug , like other bedrooms. These need replacing. The kitchen cupboards and shelves we cleaned as were "sticky and some items needed washing before use. We found the whole house had a stale dusty odour and much more care needs to be taken with cleaning, the house needs a deep clean in all areas and maintenance work. The house is a 5 bedroomed house to accommodate 9 people but the dining table only seats 6 - we managed as we were 9 bringing in chairs but was a bit of a squash and not ideal. We were deeply disappointed and will not recommend this properly.
