I wish I had read the comments before booking this property. The location and views are amazing, no doubt. However, the real issue is the value for the money paid.
The property is run down, uncomfortable, dirty, no AC, etc.
I expected much more for the price point.

The photos don't do the location justice. We had exceptional views of the sunset over Malibu and the full moon each night. When step outside and you're right on the beach. Then a quick stroll over to Charlie Beach. Definitely bring a wagon for carrying your stuff. There's also some cute little volleyball nets directly out front if that's your thing.
Most ubers are 10 minutes away if you want to check out Abbot Kinney/Venice/MDR.
The bathrooms were very luxurious to our group, but tbf we all live in sad little apartments. It's the perfect space for 5 couples, with extra trundle beds for those who don't mind being an a 3rd wheel. Pretty comfy couches too.
Check in process and communication was very straightforward. The house was honestly pretty clean considering it's used for parties of folx covered in sand.
Had no issues to report. Happily left extra beach games in the closet for the next guests.

It was very difficult to reach the guide for check in. Once Mario was reached it went well after that. The garage should be described as extra long to facilitate two normal sized SUV's. It is a divided garage by pillars, which lets others know if their vehicle has sufficient space to park. The home is very spacious, two floors. The entry way on all levels was filthy and hadn't been swept or dusted in a long time. The upstairs bathrooms were clean, but the downstairs bathroom needed extra cleaning. There is plenty of room for your groceries in the pantry and refrig./freezer. There is no ice machine. The furnishings are very outdated and don't blend well at all. There is no binder with information about the local restaurants, doctors, etc., which would be an added plus for many travelers. The beds upstairs were okay but the one downstairs should be replaced along with the couch in the upstairs bedroom (supposed to be a sleep couch, coils are falling out the bottom. We expected to be on the beach and were very surprised to find that we were in front of a protected area with sand to play on in front of the townhouse. In order to drive anywhere it would be helpful to know once you leave the garage on a one-way street that you need to make an immediate right to get to the main road. (if you miss it you must drive a mile to get off the one-way street). As mentioned, it was spacious, but I wouldn't rent it again for the price, proximity to the beach and cleanliness.

Our 3 families of 12 people enjoyed the location, roominess, cleanliness of the condo. Tip: Backing into the parking spaces is easier in the narrow alley. A prior review said furniture was dated- not true. We’ve stayed in some shabby rentals; this was fine. The condo had high end appliances. Sure, some of the dressers are worn but the beds were comfortable, even the sofa bed had a firm foam mattress. Kids liked the hotel type roll out twin mattresses. It’s a 3 min walk to touch the ocean as most of beach front property is. We felt safe..

This is a nice location and the condo is large and spacious. The furniture however is cheap and is in dire need of updating. We thought we were staying in a college rental. Everything is very worn. Very old lamps, several didn't even work, had broken lamp shades, one major window shade was broken and unable to open to see the view, sink faucet was very loose. Photos of property furniture not always accurate. No AC although we didn't need it with cool weather and wind. Host was very nice. Garage parking was a plus. Be careful about info they send separately re check in l. Contact info not correct. Only call Mario.

We really enjoyed our stay at this beach condo. The views of the ocean, mountains and sunsets were beautiful. So convenient to walk on the beach and to Venice. Management was very responsive to our questions and requests.

Great location. Far enough from most of the Venice riff-raff while still being beach front. For some staying closer to the main part of Venice will feel less safe. Listing reflects place. Had everything we needed and expected. Parking stated the in-line garage spots could do 2 med cars, we had a Tahoe and Wrangler in there so would say that most vehicles will fit in front of each other. Other reviews were accurate in stating that the place could use some TLC - some standard beachfront issues that impact a house have impacted the place. Mario was accessible and timely for check in.

We thoroughly enjoyed our stay at this beach condo & would reserve it again! It's location right on the strand & close to the jetty was perfect. The bedroom/bathroom combination was just right for the 4 couples in our family and the common areas (living room, dining room, rec room) were spacious & comfortable. The kitchen had lots of utensils, cookware & dishes - and the linen closet was impressively well stocked!
We gave it only 4 stars for cleanliness, not because it wasn't clean but because it could use a little maintenance. There were some stains on walls/ceilings, slight wall damage from doorknobs, and chipped tiles on the otherwise beautiful floors. The issue that was most noticeable was the outside rain gutters, which allowed condensation from the roof to fall 4 floors to the metal below, creating a pretty steady pinging noise through the night & early morning; it kept some of us awake. For the price, we expected a little more.
That said, our weekend was a huge success, due in part to this terrific location!

Great place to come with buddies to hang out. Took a couple football games in and enjoyed the beach.

We had a great time at this property. It is extremely close to the beach and has all the amenities.
Good-
1. There is Tandem parking inside the garage that can fir 2 sedans or 1 Full size (Suburban) SUV.
2. The rooms are were clean and spacious. There is one room (attached bath with Jacuzzi) on the lower level and a game room. Upper level has a large living area with 3 additional rooms. 2 of these have attached bathrooms.
3. Kitchen was well stocked with coffee supplies and other necessities.
4. There is an infant high chair and Graco pack n play as well for families traveling with children.
Not So good:
1 there is no AC. It can get very hot during the day. There are standing fans that you can use for comfort. (Reducing 1 star for this)
2. The mobile network is poor in this area but there is Wi-Fi. However, the wi-fi router is in the closet next to the stairs. We didn’t realize until the end if the stay, so network was very choppy. Advice is to keep the closet door open for better connectivity.
Overall, we really enjoyed our stay. The views from the house is amazing.
Note that there is a section on the beach right in front of the house that is preserved. So you cannot go straight to the beach. You have to walk across and go around. Not a lot. Maybe about 3 mins.

The location was amazing and the property probably USED to be exceptional, however it’s worn and well used- probably from too many renters and not enough upkeep.
NO air conditioning made my husband upset and the check in process was confusing as every contact person listed in my emailed instructions and in the house didn’t respond - fortunately Mario, a random third contact did respond and gave me instructions on how to enter.
Honestly if the owner or property management put in a little effort with better bedding and furnishings it would be a true treasure. Regardless of this, it was a tranquil and lovely location.

The bottom line was that the property served its purpose well and everyone had a good time.
The property does not quite live up to its pictures, which were obviously take some time ago. The AC was not functioning, but being so close to the ocean, the natural breezes took care of that.
The steep, marble staircase was a surprise and we had to figure out how to block it off from the energetic 2-year-old with us.
There is sand to play in right outside the back door (very difficult to slide open and shut), so that was great. The water is a 5 minute walk through the sand.
It worked for us. We had a great time.

Overall a nice property. Furniture is rather tired and dated, but okay and functional.
Check-in, etc. was professional and friendly.

There were 10 of us on this trip - two families of four and the two of us. Having four bedrooms each with their own bathroom was awesome! The pool table downstairs was constantly in use (it was a bit cold outside) and the boys spent some good time throwing the football and playing volleyball right outside the downstairs sliding door. The sand right outside the property is cleaned and raked every day! The unit itself is a bit dated, but it was clean and had everything we needed. Nick was very good to work with as well. Communicated well and promptly responded to texts.

We had a great time. It is a big beautiful home. We were 7 and we were very comfortable. Check in and check out was easy, the house has everything you need for a relaxing vacation with family. Close to Venice Beach and nice restaurants. We loved it and will be back.

Very easy for multigenerational family. On the beach and kids could easily play in sand in front of condo. Very quiet

Our family of 6 six rented this property for a three-day stay in early November. While the beachfront location was as promised, the property was a huge disappointment otherwise.
Beyond the shoddy cleaning job (dog hairs, potato chips, sand strewn across the floor), left-over laundry, busted front gate, threadbare furniture, it was the unexplained puddle of water in the downstairs bathroom that proved to be the property's undoing for us. By early Saturday night that puddle became a flood, with raw sewage backing up into the shower and bathtub, and eventually the adjacent bedroom, rendering it uninhabitable.
We contacted the property manager by text and then phone, explaining the situation as it unfolded. Videos were provided as well. After checking with his maintenance crew, the property manager explained that no repairs could be made until the next day. We asked the property manager what bathrooms, if any, could safely be used. He recommended the upper master bath which was purportedly on a different sewer line than the four other bathrooms in the house. Delaying our dinner plans, we did what we could to protect the owner's floors by laying towels etc. and shutting off water valves, steering clear of the area for the remainder of our stay.
In a follow-up text, the property manager apologized for “all the inconvenience” and suggested we message him/his property mgt. company over VRBO and “let us know what else we can do to make it up.”
Once back at home, we did as instructed, seeking a partial refund for Saturday night (our third and last night), and were informed by VRBO customer service that we needed to deal directly with the property manager--who by this time was already ghosting us.
That was two weeks ago--not a word from the property management company or the owner. We have, however, heard form VRBO customer service which encouraged us to share details of our experience in a review--if only to protect future VRBO guests--and so we have.

Perfect spot for a group of adults attending a nearby conference. Right on the beach, clean. All bedrooms had full bathrooms. Our stay was perfect.

Other than not gaining access until almost 5pm due to poor communication by property manager the condo was perfect for our group. The space was clean and all of the rooms were spacious and accommodating. The sun set was amazing! We would definitely return.

Great location, large house, lots missing
Great location. The house is very dated and very much in need of THC. 90 + degrees on check in, AC not working, one fan for the whole house. Several light bulbs burned out, holes in the floor, carpet stained (it was as cleaned as possible), 2 large towels for mr bath (no face cloth of hand towels), no coffee grinder.

Roomy Ocean Stay
I’ll concur with others on the extreme datedness of the furnishings, but also with the location. Great beach walks, neighborhoods, the house is a perfect gathering place. Communication with check in, check out, and minor issues was excellent.

Great for family reunions
The property is located right on the beach which was very convenient for walks and other activities. The kitchen and common areas are generous with ample seating for a large group. The elevator was very useful for one of our family members with limited mobility, as was the covered garage with direct access to the lower floor. There were a number of deferred maintenance items that would have made the stay even better, such as the heating and air conditioning not working, broken window hinges, oven knob missing, etc. Check in was easy, with the agent meeting us there to walk us through the property. The actual unit is the lower two floors of a 4-story building. Overall, a very nice stay.

Dirty, Dated, Amazing Location
Overall, I am disappointed in the follow up from management from our stay. "Guided" check-in was a joke. She was late, hit a trashcan on her way in, and didn't even say "hi" until we were inside the property. Once in, she showed us keys and rooms then left. The sheets on the bed(s) were not washed, and we sent pictures showing visible signs of fluids on the pillowcases and covers. Prompt reply letting us know where extras were to change the beds. The garage door broke, prompt response to try to repair. We were told to "shimmy' the car over to the next spot until the door was operational. Impossible to 'shimmy' a rental in a closed garage so we went a day without. Interior is pretty dated, and you can tell the wear and tear on the property has gone unmanaged. Missing knob on the stove, dead light bulbs, doors that do not stay closed, inoperable icemaker, holes in one bathroom wall where a light fixture was "moved over," and the list can continue. It's a shame. This property has SO MUCH POTENTIAL. A location to DIE for. A layout that is amazing and functional. All bedrooms have separate baths which is nice for privacy. Spacious rooms and closets. The 'bones' of this property are promising. Rethinking the ease of check in, investing in some maintenance and updating the furniture could easily restore this property to it's former glory. Issues were raised and one of the property managers was quick to respond. But, the types of issues we had should have garnered some sort of follow up prior to or shortly after our checkout (besides telling us where clean sheets were and sending maintenance to fix the broken garage door)....especially for the price we paid to stay.

As advertised
Really great stay. House has no A/C, which might get a little warm in summer in the afternoons. Not a problem for our stay but ceiling fans would be a nice plus. Amazing kitchen and a location that can't be beat. Lots of towels and beach items, and plenty of the little touches....paper towels, coffee filters, bath products, etc. Very happy with our choice.

Amazing house!
My family and friends spent NYE weekend here and enjoyed every bit of it! The house was immaculate and in a lovely, quiet neighborhood. Amenities galore and a great vibe. Needed some R&R so waking up to the ocean view, stepping out directly onto the beach, and site seeing were all fabulous! Thank you again, I would definitely stay here again!

Great weekend getaway
Great location! House has amazing view and very spacious for large groups. Things to note...We did experience a barking dog the first day from unit above. Barked all afternoon. And the reception for cell phones was a bit frustrating. We found ourselves going to a corner or walking out on the sidewalk to make a call.
