Rolton House is a spacious home in Ambleside, tastefully decorated and in a prime location to explore the Lake District National Park.. Ground Floor:
Living room: Freeview TV, DVD Player, French Doors Leading To Garden
Kitchen/dining room: Electric Oven, Gas Hob, Microwave, Fridge, Freezer, Dishwasher, Washing Machine
Separate Toilet.
First Floor:

Bedroom 1: Double (4ft 6in) Bed, Freeview TV
Bedroom 2: 2 x Single (3ft) Beds, Freeview TV
Bathroom: Bath, Cubicle Shower, Toilet
Second Floor:
Bedroom 3: Kingsize (5ft) Bed, Freeview TV Ensuite: Cubicle Shower, Toilet. Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. 2 travel cots and highchair. . Large enclosed garden patio and garden furniture. Private parking for 2 cars. No smoking.. Perfect for any large family or get together, Rolton House has spacious and very comfortable accommodation for your stay, and enjoys a view of Loughrigg Fell. The contemporary, large living room has plenty of comfy seating for everyone, and by opening up the French doors, you gain extra space for alfresco dining or enjoying a morning coffee in the private and enclosed garden area. A large open plan kitchen with chic dining area is perfect for entertaining, and if the younger members want their own space, there is a hideaway for them too! Every bedroom is beautifully presented, one with en-suite, as well as an additional family bathroom.
Step outside, and just a short stroll you are in the heart of Ambleside, with an abundance of shops, cafés and eateries, walks for all abilities can be found on hand or just a short drive away, and the Lakes Cruise terminal is just a 10-minute walk away at Waterhead.
Further afield and just a short drive or bus ride, and you have Grasmere, Bowness or Rydal, a perfect base for exploring the Central Lake District. Beach 19½ miles. Shop and restaurant 250 yards, pub 200 yards.

Lovely house, clean and very comfortable. It was clear some decorative items, books and games had been removed due to Covid restrictions but it was still well equipped. Great location, just a short stroll from all the shops and fantastic restaurants in Ambleside.

We stayed here with a group of friends and it was ideal.
We stayed here with a group of friends and it was ideal. Plenty of room in the house with 2 bathrooms and a downstairs loo. The 2 parking spaces were fantastic and the cars stayed put all weekend as we could walk everywhere we want to in Ambleside. The town centre is minutes from the front door. The only downside is that the side doors open onto the garage forecourt and while we sat in the back garden there was a faint whiff of fuel. The large kitchen/dining room made communal cooking and eating possible and the separate living room was very comfortable. The view to Loughrigg is most welcome from the front of the house.

The property itself is spacious and the amenities worked just fine.
The property itself is spacious and the amenities worked just fine. The parking was spacious enough for 2 cars; no scrimping there. The property is on the main road so traffic noise does intrude a little but you are in the heart of Ambleside town, walking distance to restaurants, cafes and the pier and other attractions so that balances things.

A great location to be central to Ambelside. Very spacious airy property.Comfy beds, great facilities . This property is on a main road so if you are a super light sleeper it maybe an issue, it wasn’t for me but was for some of our party until we gave them some earplugs and then had a great nights sleep!

Big house with everything we needed.
Big house with everything we needed. Great for a family. Very nicely decorated. Great location in Ambleside. Let down by traffic noise and street lights at night, we tried to solve this problem by packing cushions into the window. Will happily use this house again.
