Gorgeous 3 bedroom/3 bathroom, 2nd floor Pelican Watch villa with phenomenal beachfront views of the Edisto River and Atlantic Ocean. You will be treated to spectacular sunsets from the wall of windows in the great room as well as either of the decks! This is a definite WOW! This is the place to enjoy your family vacation on Seabrook Island.
Cathedral ceilings, an open floor plan with large flat screen TV, granite and marble countertops, hardwood floors, stainless steel appliances and plenty of seating for the entire family complete this terrific villa. The master bedroom has a king size bed with a brand new mattress, HDTV and adjoining bathroom with soaking tub and separate shower. The 2nd bedroom has a king size bed with adjoining full bathroom. The third bedroom has two full size beds, TV and a full bathroom across the hall. Relax on the two decks after a day at the beach and catch the phenomenal sunsets over the water.
* Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.

Cancellation Policy:

If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.
For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.

This was our first time visiting Seabrook - we were looking for a beach spot for us, our 2 teens, and 2 of their friends that was convenient to Charleston. This place was perfect - plenty of room for all of us, and super convenient beach and pool access. We headed in to Charleston for food and shopping twice during our stay, but there was plenty available close by as well. This was our best & most relaxing family vacation!

1346 Pelican Watch is well situated on SeaBrook Island. The panoramic views of the river and ocean are breathtaking, whether sitting on the deck or inside in the living area. The living area is nicely appointed as are the bedrooms. This is an older unit/building and despite the recent refreshes there are some signs lingering of its age and wear and tear. The entry doors are quite worn and the front screen door does not close completely. The bathrooms are a bit outdated as well and could use a refresh. Cleanliness was good overall in the unit but we did notice the drawers in the kitchen and bathrooms needed additional cleanup. Overall we were quite pleased and the liveability of the unit was excellent. Also, it is within a several minute walk to the pool/beach area, Pelican’s Nest, and golf courses.

We loved this property. The views were fantastic and the layout, furnishings, décor and cleanliness were all stellar. We greatly enjoy the two golf courses on Seabrook and our meals at the Palmetto Room were delicious. And last but not least, the property management company was outstanding. It was a wonderful stay.

This 3BR/3BR is a rare find-ideal for 3 adult couples! We loved the large kitchen which was well stocked with plenty of cookware, utensils and glassware as most VRBO’s have a lot of plastic which is unappealing. Just need more dish towels as the two that were provided were always wet. The 6 barstools were a real plus as well-perfect for our bourbon tasting! We utilized both decks to take in the gorgeous views of the ocean and sunsets and watch the fog roll in.
Just a couple of suggestions: need more lighting in the living room as it was difficult to read by such small lamps and perhaps get the kitchen faucet looked at-the water flow/pressure is extremely low.
All in all we were very happy to ring in the New Year in this lovely home on Seabrook Island!

Beautiful Waterfront Villa
We have stayed at Pelican Watch many times over the years. This double-sized unit is the best! Gorgeous kitchen and living areas and amazing waterfront views and sunsets. Everything we needed for a relaxing special week.

First of all, if you’re staying on Seabrook Island you have to make a reservation with Coastal Getaways. We have stayed in many properties and never have I reserved with such an organized company. They cover every option. Amazing! The unit itself has beautiful views and a short walk to the beach. It was very comfortable for all of us. The kitchen has pretty much everything you could use. Some reviews had said they had problems with the air conditioning and we had no problems at all. We would not hesitate to stay again.

Our family enjoyed a wonderful visit to Seabrook Island staying at this lovely Pelican Watch property. The condo is spacious, beautifully appointed, and in a perfect location on the island - right on the beach, close to the pool and golf. Thanksgiving
We had a fabulous Thanksgiving at this property. The condo was spacious for our family of 8. The sunsets from the deck were beautiful. Our young grandchildren seeing the wildlife on the beach and from the deck (white deer) was a highlight.

Seabrook Island hidden gem
We enjoyed this property, especially the views off the back deck. The unit was clean, spacious, exactly as described. We had an issue with the a/c unit that initially was brushed off, but attended to after several calls. Overall a good experience.

The residence was spacious and the bedrooms were a good size. It was very clean. It was wonderful to have 3 bathrooms. The kitchen was well equipped and had everything that we needed. We loved the large dining table and long counter. I was worried that the WiFi wouldn’t have enough bandwidth to accommodate 4 students doing online classes and an adult having zoom work meetings all at the same time but it was not a problem at all. We loved the views from the kitchen, dining, and living areas. There was plenty of seating in the living room. Access to the beach via the boardwalk was so convenient. It was nice having the 2 separate balconies. It was a very quiet and peaceful neighborhood. I liked how they required visitors to wear masks while walking along the boardwalks to the beach though many times it was not observed by people. My only suggestions would be sharper knives and perhaps larger TVs in the bedrooms as 2 of the TVs were about the size of a laptop screen. We had a difficult time regulating the temperature in on of the front bedrooms for some reason even though we closed off the vent in master bathroom to help force the air flow to the other room but at least that room had a ceiling fan. When I called the rental agency about their cleaning protocols, I asked about decorative pillows on the beds. They told me they were removed and not being used. I was surprised to see them when we arrived. I hope those were also cleaned/laundered before being placing back on clean linen between guests. We have vacationed now on both Kiawah and Seabrook Islands now. Kiawah had many bike paths throughout the community and was a more safe and pleasant place to walk and bike for that reason. The main road around Seabrook Island was busy at times and there were so many landscapes traffic islands in middle of the road to slow traffic and help enforce a 25 mph speed limit. There was no path or sidewalk for the majority of the road until you were near the Lake House. Traffic was not supposed to pass bikers when going through the areas with traffic islands but I saw them doing so which is dangerous because the road is rather narrow at those points. I would bike ride in the middle of the lane to ensure cars wouldn’t try to pass me. Even in October, it was extremely buggy. We left the island with so many bug bites but it’s just the area. It was equally bad when we vacationed on Kiawah during the summertime.

This home was even prettier than the pictures.
From the moment we got on the island everyone was so nice and helpful. The home was beautiful. We were a group of 7 and there was plenty of room . The views of the water from the deck were beautiful, that’s where we spent most of the days just sitting by the water. Can’t wait to come back!!

We enjoyed our stay and will definitely be back! The views are absolutely incredible. We enjoyed watching the evening sunsets on the balconies and taking the short walkway straight to the beach. We will be back again soon!

Had a wonderful stay. Will definitely rent again. Sunsets were beautiful. Bedrooms were awesome. Kitchen had everything you needed. Plenty of room for 6 adults. Use of the amenity cards was terrific. Had a wonderful time at the pool and the Pelican Nest for dinner.
