I was able to cancel the second night and only had to pay the booking fee which was only small.
The hostel was grimy and run down. The pool area was not inviting and the beds were not very comfortable. I booked two nights but only ended up staying one.

The Staff was extremely unfriendly and disrespectful. The room was very bad smelling with mold on the wall. They'll charge you 200-500 Baht per towel, if they are slightly dirty (even if it's not red clay). When we refused to pay because the towel was not that dirty (normal use), the manager threw the towel towards us and shouted that we should clean it ourselves. That's completely unacceptable.
I recommend not to book this "Resort" because it is too expensive for what you get.

Pretty good buffet breakfast.
When you check in you give them 500 baht as a security deposit. When you check out, they make you stand there for 10 minutes while they send someone up to your room to evaluate how you left it. They came back from our room with 2 towels that had some dirt on them and said they were keeping 300 baht because of it! I'm pretty sure 300 baht would buy more than 2 brand new towels...and we didn't get to keep the ones we "ruined". It was extremely rude. Also the woman kept touching the tip box during checkout like she wanted a tip...maybe our lack of tipping caused out 300 baht "fee".

I had a lovely few weeks of staying in various hotels until I got to this one.
But this place was a HUGE disappointment.
There were various issues with windows that did not shut, uncleanliness, cigarettes burns in the bathroom.. the list goes on.
When I spoke with an incredibly rude man on reception he told me and my friends to leave.
That was it no, no offer of another room or discussion, just to leave immediately with a refund.
He knew as well as I did that leaving with no alternative hotel would not be easy and a huge hassle. Most of the hotels were fully booked and I had booked this place 3 months in advance and trusted that where I booked would be a satisfactory place to stay.
I have never been spoken to in such a way and this put a dampener on my experience with Railay as a whole. in fact I could not wait to leave :-(.
I be will be escalating my issues with this hotel as I believe booking.com does not give an accurate reflection of the rooms you stay in, they are hugely overpriced and the hotel staff need to be better trained.

I was a bit worried reading previous comments but this hotel is totally decent for a 3 star. we were in a “Superior terrace room” and had plenty of space, including a large bathroom. A/C working properly with a sleep mode, and it wasn’t too dark (we were upstairs). The large breakfast buffet is yummy. Some rooms are further away (see map of the hotel premises)
ok, they may be understaffed when it comes to cleaning. We had to wait 2 hours after 14:00 to get our room ready- reception was apologetic but it was a bit frustrating.

The rooms were dark and unappealing with the most uncomfortable bed I’ve slept on. The bathroom was badly designed and often overflowed.

The location is nice and the price of this accommodation is considered relatively cheaper than the rest of the hotel in Railey.
The staff wasn't helpful and a bit rude at some point. The policy is check-in after 2pm but we still have to wait longer in a super hot day which make us feel negative about this. Additionally, the quality of sound proof of the room is terrible. We could hear every single words of people walking pass what they were saying and they weren't even talk loudly.

The rooms were spacious and the beds were comfy. Location was walking distance to both beaches and near all shops and restaurants.

If you are looking for an affordable place but still feel like a luxury resort in one of the best places in Thailand... you just found it! Great room, bed, place in general and breakfast, to start the day in the best way possible.
The staff looks like is trying its best but... at the same time, it feels like they have no idea of what they are doing.
When we arrived, on check-in, no one explain to us anything about the place, services or the (included) breakfast and its vouchers. One day, having breakfast, they said that the voucher doesn't include a breakfast option that we had the day before, for example.
Also, they insist that we had to pay on arrival while it was clear on Booking that we will make the payment in advance, through Booking. Once there, insisted again about the payment on site but hopefully Booking solved it (thank you!).
But again: they try their best, maybe is just a lack of experience, I don't know.

Lovely location, 5 minute walk from the ferry, friendly staff it rained the whole time we were there, our coats got so wet we couldn't use them in the evening when going out for dinner so the staff let us borrow an umbrella.
If you love monkeys you can see then climbing all around the resort 😊

Location is good, walking distance from everything. Property was right in amongst the jungle, which had a cool feel.
Every time we went back to our room, the staff would ask who we were and why we where we were going. Had to constantly tell them that we were guests and show them our key.
Bathroom was a bit grubby and the light in the room was very dark.
