The location for me was great . I have stayed here before about 5 years ago and then is seemed very boutique .Jump forward five years and it appears tired for 142 pounds for the night .
The receptionist was actually the security guard from the bar from what I could see ( which is like a night club ) …..
The room had an espresso machine with nothing to use . No pods etc.
The coffee tray was inside the wardrobe ( odd that you had to search ).
The carpets had a bleach stain on . The tv is first gen flat screen .
The view was some old garage thing .The bathroom was nice BUT no instant hot water so I had to walk away and come back to it .
Breakfast looked tired . Way too simple at a hotel with 4 stars charging nearly 159 pounds for one night . Even Travelodge breakfast is better .
All in all it was acceptable but it really needs an update . Boutique hotels now tend to offer something special . The hotel did 5 years ago but it is lacking that something special.
On a plus the bar / club looked really buzzy and smart . Shame I just went to my room .
A lot . Old tvs / very poor breakfast / stained carpets / espresso machine with no pods etc / hidden tea tray / cold water when you turned the hot water on / rooms need attention /

Convenient and casual, feels homely
3.7
Modern and close to the location we were visiting.
The only problem with our room was that it was really set up for a more disabled person.

I loved the breakfast. They provided healthy good quality food. The location was also very convenient being across the road from Surbiton station. A short train trip to Waterloo.
Bed was a double size, would rather queen size.

bedside lamp did not work
3.7
great location, great staff
there was loud music at night until 1 in the morning. I was based on the first floor. It didn’t bother me so much but is important to bear in mind if going at the weekends
3.7
location and parking
the bar is sent open and restaurant wasn’t open which I didn’t know until I arrived so I had to meet friends elsewhere .

Should have had the option of a cooked breakfast
3.7
Was ok but not worth the price paid.
Staff lovely
Was not in Kingston upon Thames as it states its in Surbiton so cost money on taxis
Bathroom door lock broken
No cooked breakfast only continental
No accessible plugs in room for kettle
Bath plug not great when shower water not draining correctly

Breakfast was good selection
Parking is a problem getting in and out with bags
3.7
tidy, secure, great staff
description about parking is a bit ambiguous as not at the hotel. the actual parking is close by and brill. so no big neg just would be nice to know before driving 400 miles

Bed was awful went to change the room and they said itbwas fully booked. We couldn't sleep on the bed as it was so wobbly and squeaky. We had to move to a different hotel.
3.7
wifi did not work.
there were some bugs in the washroom.

Some of the staff were very helpful and cheerful, but in the morning, the lady who set up breakfast was in a Grumpy mood.
On the room info, it said that the breakfast is advertised as being open, but when we went down a grumpy lady said that it was being served an hour later than advertised. To be honest, I was surprised at this as it was a continental breakfast rather that anything cooked.
When we arrived, which was quite late, there was a full blown disco in full swing, which is not what we expected and rather than have a quiet drink, we had to endure drunk people all over the show and generally bumping into us.
3.7
The location was close to station
Parking available
The staff are truly superb
Comfortable and clean rooms
We had no idea that the bar has a DJ. Lucky for us Covid meant it was cancelled
It’s next to a Wetherspoons and was a bit rowdy late one night
The car park was a real pain to get out of and that was out of the hotel’s hands.

Location
The view of the ventilation units

Sick stain on the floor. Dust on the surfaces.
Overall didn’t feel clean at all.
3.7
The vicinity to Hampton Court Palace.
The breakfast was not very good, a continental one, however there were no yoghurts, no cold cheeses & meats and what looked like tinned fruit salad in small plastic pots, also the croissants were in plastic bags so not fresh….poor really considering the room price of £163 per night….the second morning we had a lovely breakfast across the road at a small family run cafe, much much better and therefore would not recommend this hotel.
3.7
We were disappointed with breakfast as no cooked food . Only cereal and toast . We were not aware of this .
There was no cleaning of room ect due to covid .
3.7
Room was clean, tidy and comfortable.
Location is less than 100m from the train station with great bus links. Its also on the high street so right next to any amenities. We went on a Sat/Sun and there wasn't any loud noise from outside which we noticed.
Breakfast unfortunately wasn't a cooked breakfast, instead a cold selection of bread, cereal and yogurt. I appreciate they may be unable to put on a buffet-style breakfast, but a hot breakfast to order would have been amazing. Unfortunately I don't recall there being any notice on the booking.com profile saying they were currently unable to offer this, and I wasn't told when I booked in, so it was quite disappointing when we came down in the morning.
A small bit of mold / stain above the shower and creaky floorboards from the room above.

Very well situated, very friendly and helpful staff. Lovely room and balcony. Free parking very close by.
3.7
Staff was very friendly. Bed was super comfy. Location was perfect.
There were cobwebs in the corner of the room. The brunch was sub-par (stale croissants, no milk for cereal, the only good thing was the coffee) and I really did not feel like it was value for money. I've stayed at other hotels during the pandemic and had much better breakfasts that meet COVID guidelines.
3.7
Staff friendly and accomodating
Greasy marks on the carpet due not doubt to sus[enson of room service and allowing guests to get Deliveroo
3.7
Close to Surbiton train station. Close to bus stops. Clean and very courteous staff. Enough of toiletries and good sit out.
No refrigerator in the room. A little bit expensive considering the facilities available. Breakfast can be better. Very limited TV channels. No CNN for international guests
