The staff were incredible and the rooms were lovely and characteristic. Unfortunately there was no hot water due to a leak which was outside of the control of the hotel, but they covered breakfast as a result for multiple members of our family who weren't even staying at the hotel. This hotel is the perfect example of putting their guests first and we cannot be more thankful for how they treated us during our stay.
Nothing.

Loved the location of Orange Tree. So easy to find and in a great area of the city. Check-in and pub staff were friendly, and the housekeeping staff was efficient and did a great job every day. The boutique style hotel was beautiful and having the pub/restaurant onsite was convenient. Will definitely be back next time I’m in London.

Lovely clean rooms. Nice decor. Staff all very friendly and location is excellent for main rail and tube stations.
Only negative is the time taken to serve breakfast. Food was good when it came but took too long to come.

Great location. Busy pub downstairs with beautiful and quiet rooms upstairs- the best of both worlds!
Top floor room meant a lot of stairs - but the room was worth it!

The room was warm, nicely decorated, comfortable, and quiet. The bathroom was smart and clean with a roomy shower. Great tea and coffee facilities, a very comfy bed and a bath from which you could watch TV completed the enjoyably decadent atmosphere. Everything was super clean and there were ample, generous, full-sized Bramley shower gel, hand wash, hand cream, shampoo, conditioners etc. Reception staff were very friendly and helpful. An easy walk to the many restaurants of Richmond. I'd love to stay here again.

Well furnished and equipped. Great selection of tea, coffee and snacks. Very comfortable and welcoming room, which was very well decorated. Clean and roomy bathroom with good supply of toiletries.
Staff are so welcoming and friendly. Really well located to Richmond Riverside and to Richmond Park.
We weren't able to regulate the A/C, so meant that it was either on, and cold, or off, and warm.

Before we arrived I’d read some varied reviews so was unsure of what to expect. It was busy when we arrived, several people checking in. The member of staff was really helpful and thanked us for waiting.
The room was big, clean and airy and had a nice decor. The bed was really comfortable with good linen; I slept like a log. There was air conditioning but also windows that you could open. The bathroom was a good size we a range of Bramley toiletries. I felt really comfortable in the room.
We did eat a late lunch at the hotel. It was cooked well and the staff were very attentive. The food was pricey; I had fish and chips which was well cooked with good ingredients but I think it was over £20. My husband had a plant burger which he said he enjoyed. We had a bottle of Prosecco and a G&T, the overall price was £92.
I would definitely stay here again. The pub was busy and the clientele very friendly. We were on the second floor so I’m not sure how noisy it would be on the first floor or other rooms but our room was very quiet.
Food was lovely but expensive.

The property could not find our booking on their system - although they could find it on Booking.com. They left us waiting 25 mins for them to sort it out (and find us somewhere else) - when in fact they were trying to call and complain to Booking.com and then just told us we should find somewhere else to stay!! We were in Richmond for a 100km ultra walk following day and ended up at a hotel £100 more expensive a taxi ride away. Shocking!!

In a nutshell - the service!
As the hotel was pretty empty I was offered a superior room to the room I had booked with out asking and at no extra charge. Staff couldn’t have been more helpful.
