De ligging en de inrichting. Wel mag het pad naat boven enige verbetering want de kuilen waren meer een uitdaging voor een terreinwagen dan een gewone personenauto.
In de tekst van de villa is sprake van airconditioning die er in onze kamer niet was. Het was heet waardoor de ramen open moesten en dan heb je dus muggen! Geen oog dichtgedaan en dat is flink balen met nog een flinke reis voor de boeg.

This house is basically a historic landmark! Comfortable family apartment with aircon and a fully equipped kitchen, the host was very kind and the pool... oh what a lovely pool! With the most amazing view over Pistoia. We were planning on only spend one pool day here and ended up not being able to leave the poolside during our entire stay. Highly recommend!

Villa San Simone is a lovely place. The staff is super friendly, the view is great and we loved the pool and surrounding area
The only thing I'd add is that to get the best use of this location it would be best to have your own car.

A beautiful house/villa/castle. The old house with much love, a LOT of taste and beautifully renovated, with much love to pretty and smart details. A very comfortable, huge flat ( we were in the deluxe apartment). Air condition - which we did not need, as - although in BIG heat (37 degrees plus) - the apartment was very airy and very agradable in the old walls. 2 chic and comfortable bathrooms with (church) windows. Looks exactly as on the pictures. Strong WIFI. Very romantic terrace under huge old trees, nice garden with a view over Pistoia and the related mountains. Very nice owner. I loved the house and the area around it.
What we have to add:
a) the access road was kind of a torture for our old, huge car. 3 tight curves, bumpy and stony, however no real holes. So if your car has to be treated with as much care as our old carriage has to be, be aware of this.
b) The pool is located very nicely, with a nice view, not really small, but also not made for the full house to rest around it. In the heat, as we had it, it can get quite crowded there, so we were working in shifts - when to many people came, we went up to our cool apartment. But, on the other hand, there were also times, when we had the pool to ourselves. So if you are looking for constant pool-fun during your non-sightseeing-times - be aware of the maybe limited space you might have.
-) One last point which has nothing to do with the beautiful Villa: we were in many parts of Toscana already. The northern Arno valley area is maybe not the most romantic and picturesque part of it (anymore, and landscape wise). But: the interesting cities are easy and fast to reach on the motorway.
=> So: if the access road and the pool are not decisive factors - Villa San Simone can be definitely strongly recommended

Very nice villa on a beautiful location. Nice swimming pool with shadow curtains available in the surrounding garden. Great view from the swimming pool as well as from the terrace. Room was decorated in a very nice style combining classic and modern elements. This type of place is rare and hard to find.
Only 10 minutes drive from historic Pistoia with nice restaurants.
Unfortunately breakfast was not available ( normally they do according the description) and our room did not have aircon but a fan. During the warm days aircon would have been much appreciated.
