Aesthetics are great, room set up is also very good. Stylish and has everything you need.
Unfortunately the location is not suitable for a hotel. It is over a pub/late bar. Our room was directly over the bar and felt like we were actually in the pub. Very loud music until 2 am - we were absolutely shattered the next day. Wouldn't use again for this reason.

The rooms are amazing - a lot of thought and acre has gone into the design of the place. Great shower
Not a complaint but reinforcing the observation on the hotels website that is can be a bit noisy outside a closing time - you are provided with ear plugs

Unique decor, location is fab, bed very comfy and the shower is amazing! I’ve been before and will go again!
No tea facilities in room, decor a little worn at the edges but still very clean so definitely not a complainant just an observation, the stairs are hard on aging joints, checking in took a while coz the machines weren’t working.

They demanded a £50 deposit at arrival and they have never given it back even after promising its return

We liked the balcony room, staff were really friendly and helpful as there was a problem with the booking going through to them.
As it’s above a club and theres a busy train track next to the hotel it was quite noisy.

Cosy, modern, stylish room with own 'secret outdoor patio' with a great view
Didn't like having to pay £50 refundable deposit or shared tea making facilities. I should imagine really noisy of a weekend too, but you are warned before booking.
What they don't tell you is to get your 30% voucher off parking in Q-park you have to pre book, I got stung £32 not knowing this!

For the money I paid for the room, my expectations were exceeded. Bedding lovely fresh and clean, bed comfortable. Shower large and lots of hot water. Hotel close to train station and all amenities Leeds had to offer. Even though in a lively area no issues with noise
Not able to make a cup of tea/ coffee in the room. Facilities available in reception, but didn’t want to get fully dressed before shower to access facilities in reception. Lack of info about charging facilities in rooms, no sockets had charging facilities and didn’t take my plug chargers, with info I would have. Lack of tv in room, tv present but wouldn’t work on terrestrial tv and couldn’t get Netflix to work at all. Not a problem for the one night. But would stay here again as only minor issues

Somewhat damp smell to the room and the bedding.
Directly above a nightclub - which in fairness, I should have researched before booking, but noise went on until close to 2am which did affect some members of my group getting to sleep...

The room and bed were comfortable
with "mood lighting" there was not any bedside light or enough overhead lighting to be able to read. Also the noise from the show bar right next door sounded as if I was in the bar - I could hear every word over the microphones. There were useless earphones in the room so they obviously were aware of the noise problem but don't make you aware of it in advance. There is no food in the hotel except in the vending machines where they have alcohol and vapes. But if you vape or smoke in the room you get fined I think £100. When this is the only food could you put some real food in it? i was there on business and was really disappointed.

Quirky rooms, small but comfortable.
Incredibly noisy for most of the night even with ear plugs. Sandwiched between clubs and bars, then building work starting at 6am!

Very spacious and modern. Love that you had the option to buy the different kits. Loved the lights a lot, made it feel homely. Very nice! Next to train tracks and bars but couldn’t hear much surprisingly.
Probably just the amount of steps you had to climb to get to the room.
And just that it wouldn’t be good for families with the bathroom being see through, but very modern and nice for us.

The hotel was really nicely decorated and very clean. The amenities were fabulous, tea/coffee complimentary but in a shared area, alongside a vending machine. The location is central was easy to find. The person on reception waited for us to arrive which we really appreciated - we didn't realise that we couldn't check in after 11, as we had been to the races and then out in Leeds - but the hotel rang and left a voicemail and then waited for us to turn up 15 minutes past 11pm. The room was lovely and a real bonus to have a hairdryer and iron/ironing board provided. Liked the little touches of water and crisps, prosecco and recovery kits - although thought the prices were expensive. Amazing Shower in room - the window in the bathroom from the bedroom my husband found amusing - we stayed in the Priscilla room - a word of warning for anyone staying - your companion can watch you on the toilet if they so wish through the huge window!
The noise from the club/bar next door was horrendous - thankfully we had been drinking all day and ear plugs were provided so we did get to sleep - but even with earplugs you could feel the vibrations.
The view from our room was onto a skip full of rubbish

The modern style and the room was nice modern but... The noise....
The noise the fact that it's located above night club and even during evening was banging music with bass in my room like I was in the club literally. I was tired from my trip and had to wake up early in the morning for conference. I needed sleep I couldn't stay there for a second!!! I left and asked for a refund. They said they will refund me but I am still waiting for my money!!!

room seemed cramped. . needs a bit of bright lights when getting ready couldn’t see anything. the lights was a issue . . i know there wasn’t space for wardrobe . just was hard to navigate in that space to put belongings .
need more bright light fixtures when getting ready .
the bathroom facility in the shower wasn’t as pleasant as water just went everywhere even with the shower curtain.
also it was noisy and I know there was earplugs just could feel the vibrations. i kjow it can’t be helped with the location so I didn’t mind that. just the lights and the shower was a issue

The shower and the location
Hotel was a 50 pound deposit and when I went up to my room there was blood on the bathroom door and the Carpet was ripped. When I asked staff to clean it they were very annoyed at my request and it wasn't cleaned properly I was then told the cleaners would come the next day to clean and they didn't nor clean the blood in the end I was sick of complaining and cleaned it myself.

Great boutique hotel in the middle of the Briggate/Party area of Leeds, close to shops and restaurants. Staff were fab and left you to it unless you needed help. Whilst we would definitely stay there again (in fact we are later this year) the hotel is in a very noisy party area (although if you are partying as we were then not such a problem we guess), and the train line is right next door. The room we were in, Room 2, had very little storage available although there was plenty of room, suggest a small wardrobe or better still a chest of draws will help. All in all though a great little place to stay if you are in the party mood.
