Location where expected.
This is a room with electrical cables and plug blocks hanging down and cables running around the floor, in a small rather dingy house in a residential street that bears no resemblance to the picture shown in the publicity. When I queried an unauthorised payment taken after the stay with the management company, Ikos Investments, they were both rude and arrogant.

Although i have paid £10 for early check in around 2pm someone knock hard and loud on the door took me off the bed pulled the duvet and pillows off the bed and changed them then one of the cleaners went to the toilet and urinated with the door open so if i paid for early check in why did i had to be disturbed while sleeping and the cleaner was obviously angered

Toilet+bathroom always presentable.
Though the immediate area is a little questionable, I felt mostly safe leaving my vehicle outside. This usually would cause me anxiety, so in my opinion that's a huge plus.
WiFi was very useful and stable.
Instructions on check-in and check-outs were very sleek and straightforward.
The positioning of the front entrance for what it is, was well thought out and give for a feeling of privacy and settling in.
Quiet environment enough for good night sleeps.

Bathroom floor towel on toilet floor was the same through my time there with multiple occupants. Which also had the same dried up brown mark on it through my stay there.
Bed uncomfortable mostly, as base wasn't not even and dented on arrival.
Advert mentioned there being fridge and microwave accessible in room but that was not the case, and was a little skeptical leaving my food in a public fridge with total strangers.
Sink in kitchen patchy painted, and give the impression of being unhygienic, which made me a little weary using it, though I had to because I'd rather save money making my food than takeaways.
Cables in room untidy and weirdly connected, unavailable basic wall sockets, but instead loose and hazard-trip extension cable in place of it to power every from the TV to lamp to Device charging, so that's an electric danger trip if you ask me as a professional.
Shower temperature inconsistent.
Room floor not swept through previous occupant at a time, as bed was made but floor was very sandy and prickly on bare feet, sadly no equipment accessible to get this done myself either.

The property is "well worn" but the cleaners, who come in at 11 every day, do a good job in keeping the essentials clean. The Limes has a new bathroom downstairs, shared between the three rooms. The rooms are old but clean with new televisions which are in good working order and a kettle, whcih sadly has to be filled up downstairs if you are in one of two upstairs rooms. The location is in easy reach of the city centre, either by frequent buses or even walking as it's only just over a mile away. The beds are new and comfortable and towells are also celan and plentiful - 4 to a room. Coffee tea and sugar is left in the room and is plentiful. The shower is good and cups and plates are unchipped and very clean. The dining room is fine and spacious but rather bare. Managing agents Ikos and cleaners are quite accommodating if sometimes difficult to get hold of sometimes. The reservoir, literally a street away, is well landscaped and lovely for an evening or morning walk. Morrisons (towards town and Lidl (in the opposite direction) are both within a mile.
The area is shabby with refuse colection seemingly infrequent as most of it is lying on the pavements an surrounding streets. It's a pretty run down, student area but although people seem to be out until the early hours of the morning I never felt unsafe. However I fear that you park your car outside very much at your own risk. If the bathroom is new and nice, the kitchen is old and sparse with few pieces of crockery and utensils - a washing up bowl or proper plug and a frying pan slice and small frying pan would come in handy. The fridge is fine and, credit to the cleaners, very clean and the cooker works OK but again is elderly and needs a few more pots and utensils to take advantage of it. The stairs creak embarrasingly. Plugs or at least a washing up bowl is needed for the kitchen. The lock on the outside door takes a bit of getting used to and BE CAREFUL not to go out without your key as it closes and won't open again from the outside without it, so it's easy to get loccked out. Rooms 1 and 3 can get hot in summer as they are on the sunny side.

This room was undoubtedly cheap. It was generally clean and quiet.
Very basic and nit really suited ti renting out on booking.com. More suited to student housing. Shared bathroom is accessed via the tiny kitchen. FIRE safety is an issue as from the downstairs room the only exit is via the kitchen, A key to the external door should be provided.

I arrived at 1 pm and the owner refused to let me check in a bit early. I was extremely tired and wating 2 hours outside until 3pm to check in.

Room was lovely, but the shared bathroom facilities were poorly located and were left in a state by other people staying at the property. Not the staff’s fault but otherwise a lovely place to stay.

Nice location, right by Edgbaston reservoir, facilities of a good standard for the price, and seemingly well maintained. Pleasant helpful staff. Very clean, overall a very pleasant stay

Booking in to premises really hard work they didnt send code for keybox and their phone numbers mysteriously dont work when you try to ring them. Also had issues trying to get deposit back which they take off you in case there is any damage.
