About this house rental
Come enjoy this great central downtown location! Upon arrival, guests will be required to present a valid government ID at this time and send us a confirmation text through the HomeAway website). See "House Rules" under "Booking" for more information. No third party bookings permitted. Checkin is 3-6pm, late checkin available for $30 fee between 6 and 10 PM (anything past 10 PM would incur a $20 fee for every 30 minutes or fraction thereof). Late check-in is subject to staffing availability (minimum 48 hours notice required), but we will try to accommodate you. Early check in (if available) can be arranged for a $20 fee.

The space
A historic Broad Street furniture and music warehouse that recently underwent a multi-million dollar conversion while maintaining original architecture according to Federal and State historic guidelines. We essentially maintained all the unique and classic features of this beautiful old building and renovated it completely to today's standards. We kept quaint features like the 100 year old heart pine hardwood floors and pressed tin ceilings and added modern amenities such as HVAC, skylights, atrium's and elevator. It would be a challenge to find a more unique location than this condo right on West Broad Street in the Arts District.
Unique coffee shops, clothing and music stores, fine restaurants are just steps away outside your door. Enjoy downtown RVA in this totally revised neighborhood located between two universities (VCU and MCV). Situated across the street from the Virginia Repertory Theater. Next door to the new Bar Solita, Quirk Hotel (with rooftop bar), City of Richmond Police Headquarters, Perly's and Tarrants. If you love great food, Richmond is serious about delivering meals and spaces that exceed your expectations.
Btw, the largest food festival in Virginia occurs each year right out front of this property. Join us as we close down 5 blocks of West Broad Street and throw the biggest food and music festival in Virginia! "Broad Appetit Food Festival". This benefit for the Central Virginia Foodbank occurs in downtown RVA the first Sunday in June yearly! Over 35-40k attendees have shown up for this one day event (We help coordinate all the entertainment with over 14 bands and 2 stages) and it happens right our Metro Sound front door each year.
Simply put, this is a great city-central location that offers everything to the discerning Richmond traveler or businessperson. Keep in mind that a new Pulse Rapid Transit system was just completed out front of the building. It takes you 8 miles quickly down West Broad. Also, parking is readily available with several options within a block or so.

Late check-in is subject to staffing availability (minimum 48 hours notice required), but we will try to accommodate you.
Tenants will be greeted in person, credentials verified, and then they will issued building and condo access credentials. This building is a multi level warehouse that has been converted into luxury apartments and is also the home to several first floor businesses. This is a "Quiet Building" we do ask that you keep in mind our long term guests and refrain from making any disturbances or loud noises during your visit. You will have your very own fully furnished new condominium to yourself. You can come and go as you please, however, we do ask that you respect our other long term guests and keep all noise to a minimum.
You have several paid parking choices around the back of the building. You can also park for free on the street on weekends (unless otherwise posted) from Friday 4 PM through Monday at 8 AM. Parking in the City lot runs eight dollars per 12 hours. You can also pay by the day, month or longer by going to the website cityparkingonline.com enter "monroe ward" as your location. When parking in the paid lot behind the building be DO NOT to park in any spaces painted white, marked with "TR", and/or marked as "Reserved" as you could get towed.
Interaction with guests
My staff and I work in the building. We are onsite weekly Tuesday - Saturday, 11am - 6pm and are here to assist you. Our interaction can occur as often or as little as you prefer. Our tenants like knowing we are nearby in the event they need us. We also have all the recommendations you might need for a great place to eat or live music venue to visit. Our music business, Metro Sound, is one of the first businesses to venture back downtown over 32 years ago when all the other businesses had left for the suburbs. We are proud to call downtown RVA our home!
Other things to note
This is a very secure and quiet building, (with monitored CCTV on all entrances) we want to keep it that way. Strictly no smoking (including vape) no parties, no animals permitted. We have tenants who require a clean air facility. A $500 fine will be imposed on any tenant who is caught smoking in the facility. We provide a new, safe, secure and beautiful space in which to live. This location is also in the heart of the city and the sound of traffic and construction at times can be a part of your backdrop experience. Parking is readily available within a block of the location.
Service or Support animals (if validated and approved as we require by law) may not be left unattended in the home, and doing so incurs a $500 fee per occurrence. If your request is approved, rental tenant agrees and acknowledge these fees and assure us at no time will an animal be unattended in the home.

The property is well-maintained and run. The only reason I rate 4 stars instead of 5 was due to the central air being out. They did place a window unit in the living area to help keep it cool, but the bedroom would get warmer at night. I tried to keep the door open but lights from the street would get in. I bet they get this addressed soon and it'll be fully up to snuff. Everyone was very friendly. This is in the arts district, and I was okay walking around but a few late nights you may encounter homeless folks, etc. so just an FYI for families/single women/etc. It has a bit of that downtown feel that you might anticipate in such a location.

The location was good- it is noisy at night with sirens and loud motor revving going on in the street below.
Mark, our host, was excellent. Helpful, responsive and accommodating. When we needed or wanted something- Mark obliged.
Because of reviews I read, I brought my own sheets for the bed- and I am so glad I did! The sheets on his bed are thick 100% polyester.

Overall the property was good. It had several inconveniences though. Parking was a hassle. You have to pay for parking in the back of the building or on the street. There are limited number of spots and you have to renew the parking every morning at 6am for the day on your phone. You are on the third floor and it does have an elevator. You face main street and off of a bus line. It is loud during the day.
There are no windows in the bedroom and a vent that will blow on you all night so we turned the heat way down so it wouldn't kick on. The washer and drier worked good. We didn't use the kitchen but it seemed stocked with necessary dishes etc.
I wouldn't not recommend and it wouldn't be my first choice if I went back.

This is a fantastic location and a nice apartment. Thoughful details like some snacks for us on arrival and shampoo and soap. But. And for us this is BIG. The towels and bedding were just GROSS. Old, ratty bath towels and the worst sheets, slippery material and didn't fit on the bed. Ancient, absolutely disgusting pillows were so bad I went to Target and bought a new one. These might seem like small details, but a comfortable bed and decent towels make a difference. And for $200 at Target the owners could buy decent thread-could cotton sheets (not that awful microfiber crap!) and some nice new towels and new pillows (with pillow protectors that get washed occasionally, please). Then you would have gotten a 5-star rating.

Love these condos. So convenient to everything - within walking distance of great restaurants (especially Pearly’s) and easy to get anywhere by car. Since we stayed on a holiday weekend, it was easy to find free parking on the street. I especially like this unit since the bedroom is not on the street but the living room is so you have a nice view from the living room and kitchen, but no street noise while sleeping. Bed is comfy and the kitchen had everything we needed to cook a Thanksgiving dinner (we brought all the food). Will definitely stay here again!

Enjoyed our stay, cool historic building in artsy part of town. Parking is a bit of an adventure but we managed just fine. Flew in from the West late in the day so it cost an extra $50 to check in. Good communication with owners and easy to work with.

First trip to Richmond and we had our home base here on Broad. Parking is easy in the back of the building. We enjoyed the location, as it is close to the Capitol building and other historic area of town. The kitchen has a 12 cup coffee pot which worked great. The bathroom has all the essentials and the bedroom was great for sleeping. I would highly recommend this place to anyone visiting this part of Richmond.

The unit was clean and the location was nice to central Richmond. Parking was a slight hassle. The amount of glasses, plates and silverware was too little even for 2 guest. We had to wash every day. Also, there was not a set of same glasses and silverware but a hodgepodge that might have come from a garage sale.

Located above Broad St. in the Arts District, this was the perfect place to stay for a long weekend in Richmond. The check-in process was smooth and the host provided detailed information about parking options and other logistics.

Overlooks West Broad, so we could walk to restaurants. The owner owns the music store downstairs so he is available for questions and they brought up a blanket when we asked. Parking is in the back in a pay lot, but we only paid at night, as we were driving around to see museums and attractions during the day. Only an hour and 15 drive to Jamestown and Yorktown so a good base for day trips while coming back home to a spacious apartment.

This rental was in the perfect location for my daughter and I to visit VCU and the Arts District of Richmond. The campus is 1/2 mile away and the art galleries, restaurants, coffee shops are just out your door. The apartment was clean, comfortable and had everything we needed. We will definitely book again since my daughter will be attending VCU in the fall 😀

Great location for checking out Richmond
The apartment was in the perfect location!!
We were in a very central location to everything we wanted to see and do.
We had a very tall friend staying with us for part of the trip and the high ceilings were perfect, plus each room had a ceiling fan. The King sized bed was very comfortable.
I was able to cook a few meals there no problem. Parking was never an issue either! Only thing I would recommend is getting a few more utensils for the kitchen. We ran out of forks very quickly.
I would definitely recommend this apartment if you are looking for a great spot to stay while checking out the Richmond area!

Wonderful Experience
From arrival to checkout everything was extremely smooth. Friendly staff accompanied us to our unit and explained everything briefly and answered any questions. Room was immaculate and very clean and provided several extras such as water bottles, toothbrush, toothpaste, very nice soap and shampoo too! The renovated space was wonderfully performed and provided much comfort with multiple entrances to the building and elevator. The view was great, the king bed was comfortable. Location is within walking distance of many restaurants and city attractions. Expect some street noise from motorcycles and such on the weekend, but behind closed door of the bedroom, it's not anything to deter you from staying at this beautiful rental!! We will return and rent from Mark again.. No question!

Nice property in the downtown Arts District. The REP (VA Repertory Theatre) is directly across the street. Several upper end restaurants are nearby. Safe. City parking is available 1 block away (Lot 3 Adams & Grace) with hourly and daily rates that can be paid on site via kiosk or phone.

Nice little apartment in the heart of Richmond
Place is nice and updated with plenty of room for a couple people to stay. Property is in a pretty safe area (it’s actually right behind a police station) but parking can be a bit of a pain. The check in process was a tad annoying coming from out of town they had a specific window of time I had to get there which isn’t fun when unexpected things can happen. It was stressful and I had to hurry to make it on time. Only two towels for two adults staying 4 nights was not enough. We asked for more but it was the weekend and property owner was not available to bring them. They have key fobs for the main front door to the building and we only got one so sharing between the two adults coming and going was very difficult being on the 3rd floor. We had to constantly plan on who had the key and making sure the other person could get in. The tv in the room is about the size of a computer monitor. Outside of the complaints it is a nice place to stay. Huge windows open up to the street below and they have plenty of good food options nearby. For the price it was well worth it.

A great stay in this well appointed apartment
My husband and I really enjoyed our stay in Mark's apartment. It had everything we needed and it was very comfortable. Mark, our host, responded quickly to any queries and , although he wasn't there at the time of checking in, his staff were very helpful. It was great to have a washing machine and dryer in the apartment.
