The location was fantastic and the price did include breakfast. The staff let us check in one hour early as was requested in advance.
The room was incredibly tiny and the bed was extremely small and uncomfortable. The bathroom was very small and dated. While clean it seemed cheaply thrown together.

One of the worst hotel I ever stayed in. Old decoration, no air conditioning, no hot water, very small room, small restaurant with limited options.

Nos chambre était très vétustes mais très propres, l'emplacement est excellent pour visiter Londres. Il y a avait des chambres plus moderne mais le prix était plus élevé, nous avions fait ce choix car pour dormir cela est largement suffisant et permet de consacrer plus de budget à la découverte de Londres. Petit déjeuner inclus dans le prix et correct.
L'emplacement dans le beau quartier de HARRINGTON, proximité des restaurants et pubs.Quartier calme, la nuit on entends rien, possibilité de déposer les valises avant checking et de les laisser après checking.

The phenomenal bonus of a nice English cooked breakfast and plenty of real filter coffee.
The room was a bit small and you could hear sounds from next door's room but I just put in my ear plugs when i wanted to sleep.

The location is great. The staff are nice and helpful. Breakfast was very nice. You can feel the good intentions in the air. The WIFI was good.
The elevator was out of order. The water is undrinkable and only the kitchen tap is valid for that. The TV signal was off. The single room was very small but decent.

Se rompió el ascensor y estuvo desde el sábado por la noche hasta el lunes sin funcionar... Tuvimos que bajar las maletas a mano, la habitación era pequeña pero ya lo sabíamos, pero era muy ruidosa, se escuchaba todo

Heel vriendelijk personeel, behulpzaam. Mooie, rustige ligging, vlak bij een metro station, verschillende restaurantjes dichtbij. Oud gebouw maar goed onderhouden. Propere kamer en badkamer. Lekker ontbijt maar beetje meer variatie zou welkom zijn.
Het ontbijt mocht iets gevarieerder zijn. Je kan elke morgen kiezen voor ei, spek, Englisch breakfast maar is iedere morgen hetzelfde.

nice location in Kensington not far from the tube station, lovely buildings around, beautiful view from the window (if you get a front room I did my colleague did not), restaurants nearby, very friendly staff, complementary breakfast basic but sufficient, good that it was possible to make use of the kitchen to make tea/coffee in the evening
all was fine, perhaps if breakfast could be more varied - some cheese, ham, yoghurt etc.

A nice place, very polite and kind staff. The staff were working very hard, very friendly and they made our stay enjoyable. Yes, I will recommend this hotel to families. A big room with good space for families. Toilet and bath were clean. The dining/kitchen cosy and clean. You can use it the whole day. The hotel was on a quiet street and next to main street with a lot of shops.

Quiet area
Everything! The first room I was taken to was the kind of place where people do bad things to each other and no one can hear the screams. I spent all of 30 seconds in it, I was so creeped out by it. Magnolia walls, red carpet, horrible old mattress, tacky ikea pictures and lamp, a shower curtain turned brown with mould, and dirty grout between the tiles. I went straight to the desk and asked to have a refund so that I could leave. I didn’t want to spend another minute in the building never mind the room. The desk clerk fetched the manager who just kept telling me that it was a budget room. He seemed to think it was acceptable to compromise on hygiene and cleanliness for the price of the room, like I should be grateful for staying in that area. I lived in London for years and could have picked anywhere, the only reason I did pick St Simeon is because my 4G/wifi was struggling, booking.com ratings for it were high and I had decided to go to a concert at the Royal Albert Hall that night (walking distance). I was only passing through. The manager went on to say that the room had not been renovated and the only way to deal with dirty grout was to remove and replace it. Hmm, how about actually cleaning it? He said some guy stayed there for 4 days that week, like that was helpful to know. It didn’t detract from the fact that the place was disgusting! He said I should have seen the pictures online. I did not, I saw pictures of basic rooms for sure but nothing like that hell hole. He also said it would be really difficult to refund via booking.com because they take commission and it was really complicated. I was really conflicted as I didn’t want to lose my money but also didn’t want to stay there (especially with my child). He insisted on showing me another room which was much better and I accepted but I really didn’t want to be there and did not sleep well.

St. Simeon is a lovely building which has been in the family for a very long time. So there’s a sense of a personal connection to to the place from the family who run it. It’s in a great area, lovely to walk around the streets in the area and it is very close to transport.
The cost of staying at St. Simeon is very competitive and welcomed as accommodation can blow a budget very easily. St. Simeon was clean and perfect for our needs, but one would consider it basic in style. We were happy with that as we were out all the time. So it’s not a criticism. The beds we’re comfortable and the bathrooms were clean…. Just basic.

The staff was amazing and possibly the best part of this hotel. They were all very friendly and helpful. I was able to use the kitchen to cook for myself which was very convenient. The room was ok, fairly dated but comfortable. I really appreciated the fan that was provided as the room got a little hot at night. I also appreciated the free body wash that was provided. The wifi was good and check-out was simple. The location is great, unfortunately the closest tube station was closed due to strikes when I stayed. But the next station was only a 10 minute walk so still incredibly convenient.
The free breakfast is only available until 9am which I found to be a little too early. I would have appreciated if it was available until 10, but this wasn't a big deal.

the location is the only thing that I felt was good about this hotel.
It was really not very clean and quite run down. I don't know why other reviewers said it is clean. but the walls are stained and I really felt quite uncomfortable there.

Comfortable bed , good breakfast and less noise ,location was close to underground station.
Lovely staff - both the staff at reception and night staff was approachable.
Luggage drop off facility with a great help and truly appreciate early check in .
Had a double bed room- but was very small to size on compared with other hotels in same price range of £190 per night . Quite a basic room. ( Room 28, 4th floor )
It was warm weather - I had a portable heater in the room but no fan .I had to ask for one late night which was kindly provided after a phone call. Would have been wonderful if all rooms can be provided with a portable fan instead of a portable heater to suit the season.
Lack of hot water in the evening - I usually take a warm shower in the evening , and no hot water was available at 8pm. Nil issues for hot water in the mornings. Water pressure was too low and shower wasn't comfortable.
Curtains - these were not black out curtains , and curtains didn't shut fully , was small in measurement and lot of light was coming in. Not ideal during long days

Location was sensational - walking distance to two tube stations but tucked away enough to be a littler quieter. Breakfast was excellent and kept us going most of the day.
Rooms were small, no extra pillows.
