Fantastic location, couldn’t have been better.
Spacious very clean rooms and beds. Very comfortable. Great for our need to attend a party at the assembly rooms.
Minor points but needs a dish drainer as the draining washed pots are ruining the worktop. The kitchen sink has a leak under, only discovered as there was no plug to wash the mugs and glasses we had used so needed the bowl from underneath.
The bedroom windows need better fitting curtains/blinds, the rooms overlooking the street can be looked into from certain side angles with current window dressings closed as best as they can.
Need mirrors in the bedrooms. Great mirror in living room, bathroom and stairs but light not right there for makeup and as only one bathroom between 10 people not practical to hog the one in there that is bright.

Perfect location to visit Lincoln Cathedral and Castle as apartment is situated inside Cathedral Square. Walking distance for cafés, restaurants and pubs, as well as small artisan shops. Gorgeous views of cathdral and Lincoln from inside the apartment. The size of the apartment was ideal for our group of 10 people. Being left to our own devices with no interference from owners. Towels, toilet roll, hand and body washes, all provided. Good facilities, including washing machine, dryer, fridge freezer, toaster, kettle, cooker, and hairdryer. Large TV and WiFi. Nice shower. Very large bedrooms. Good, big, sociable living area.
Only one bathroom, but it's a listed building and 10 of us managed fine. Not the cleanest property I've been to, but beds were clean. I love the cathedral chimes, but some others might find the noise a problem. Parking is about £10 per 24 hours in public car park, but not really much considering location, and we always found a space. Stairs up to apartment not ideal for people with mobility issues.

Spacious and clean . All rooms well set out .
Only one toilet ( we were aware and would nt stop us rebooking )
Top of stairs a little precarious after an evening out . Placed chairs at top to form a barrier .

Location was excellent. Everything worked. The hosts were great. Nice supplies, tea/coffee/toiletries etc.
The apartment itself really needs a fresh lick of paint and some tlc to become an enjoyable space to be in. A door number outside would be useful too.

Great location
It's advertised as a 5 bed roomed but there was only 4.
To say it's meant to accommodate at least 8to 10 people there is hardly any plates, cups, glasses or anything really in the kitchen. No music channel on the TV.

perfect location
strange furniture and could do with a second toilet

Very helpful staff
Excellent accommodation
Handy location
Very large rooms
No door number so struggled to find.
Waited until alloted time for code but had to ring up for it.

I had to request the key code as it hadn't been sent. However the response was quick. Only one toilet for up to 10 people.

Great location.
spacious rooms and very central
nothing all good

Very spacious, all rooms where a good size. All beds where freshly made up on arrival. It was well heated cosy and warm throughout the night.
Only thing that was disappointing is that there is only 1 shared bathroom between 10 people.

Amazing location walked straight out of the front door and can see the castle and cathedral on either side of you. Huge space, very well equipped.
We stayed in winter and the house was absolutely freezing. It took until the next morning to be warm enough where people weren't shivering and was far too cold to use the shower the first night. That was the only real downside, also be aware the property shouldn't really be classed as five separate doubles, the last bedroom is accessed via a ladder through one of the other rooms although this would be perfect as a family room.

Location was excellent, it was clean, spacious and the facilities were all good.
Alarm outside room number 2 went off twice 1:30 and 3:45. Couldn’t sleep while it was going, had to move to lounge area until it went off.
4.0
Very difficult to gain access, no hot water for showers and no WiFi code.

The location is simply exceptional. It is 25m from the cathedral and 50, m from the castle. It's also good value for money.
Poor customer service. Had to chase to get the door code. They didn't respond to messages, and when eventually reached by phone, they didn't do any security checks so they effectively gave out what I guess is a static door code to strangers.
There's only one toilet for 10 people so be ready with a loo rota!

Not clean!! Found what appeared to be a used condom in one of the bedrooms from previous guests which shows rooms have not been cleaned properly and as if that wasn’t enough - no hot water working in the shower. Absolutely disgusting. Tried to complain to management multiple times and had no response.

fantastic location, lots of space in the very historic building
for the number of bedrooms and location it is great value for money

the location was excellent for our needs, the place was clean and inviting. i would definitely stay again.
there was no wifi, after it had been advertised that there was. there was no privacy in one of the rooms as it didn't have curtains or blinds. the boiler had been left on and it was stifling when we arrived, no instructions on how to switch it off.

Location amazing, big rooms
Boiler broken which meant very very cold. Only one bathroom, pillows were too flat and not enough of them

The building we stayed in (not Exchequergate) was an extraordinary 16th century listed timber-framed merchant's house. The location was excellent - between the castle and cathedral. The bedrooms were spacious.
NB: We stayed in Pemberton House, despite having booked Exchequergate. Hence this review relates to Pemberton House.
When we checked in, we were told we would not be in Exchequergate, but an alternative property in almost the same location. This was apparently due to Exchequergate having suffered roof damage, but no attempt was made to contact us to let us know this beforehand.
The property has 5 double bedrooms, but the small sitting room seated only 7. There is no dining room, and a very small kitchen. So plan to eat out, or take it in turns to sit down if you plan to use the kitchen.
The toilet and shower room are both directly off the kitchen, which is just plain weird.
Floors are very uneven, which is to be expected in such an old building, but in the room I slept in, I had to move the pillows to the other end of the bed so that my feet would not be higher than my head.

Location was excellent and for £23 per night despite it's shortcomings it was great value for money.
Very care worn and obviously used for stag nights etc.

Wonderfully spacious and modern kitchen.
Spacious living room.
Fantastic location, beautiful views from the windows.
Enormous bedrooms with comfy beds.
Plenty of clean towels.
Toilet roll and hand wash supplied.
Several large TVs (although we only used the one in the living room for and weather).
Only one bathroom between 5 double bedrooms.
Only one toilet in the apartment which was in the bathroom.
Faulty temperature dial on the mixer shower.
Lots of sockets but not necessarily in the right places (eg next to bed).
No hand rail at the top of the stair case (more dangerous if young children had been present).
Broken blinds in all of the rooms.
