Welcome to "Peppermint Tree Lodge. Our Horizons property is a two story architecturally designed "upside down" house that is located on the absolute beachfront at Peppermint Grove Beach WA 6271 overlooking beautiful Geographe Bay. The upside-down format capitalizes brilliantly on the 108-degree views from the spacious lounge and large deck where you can watch small dolphin pods glide by close to the beach. You may spot whales migrating in the season too!
We are a comfortable two hours drive south of Perth.
The house gets lovely winter sun from the north and west during the day and you get stunning sunsets at dusk.
CHOOSE YOUR CONFIGURATION - Just The Family?
Choose the 3 bedroom and 2 bathroom configuration, all upstairs for a comfortable, cozy family stay. The upstairs format is self-contained and perfect for romantic couples or for a family of up to 7 people.
Your full laundry is downstairs with full sized washing machine and tumble dryer. Outside washing line if you need it. We are pet friendly too, with a maximum of 2 dogs please.
GET THE GANG TOGETHER - The whole Gang?
The house can sleep up to 12 persons spaciously in 5 bedrooms with 3 bathrooms in 2 extended downstairs configuration options. Whilst cozy for a couple or small family the house integrates well for larger groups.
The fourth and fifth roomy bedrooms and a third bathroom are downstairs and available depending on your requirements.
When booking for 8 to 10 persons you will be automatically allocated the 4th bedroom and 3rd bathroom. You may request the 5th bedroom should you need it.
The 5th bedroom and the 3rd bathroom will automatically be allocated when you book for 11 or 12 persons.
We are a family-oriented business with a preference for family groups of mixed ages and older groups rather than groups of just young adults and we no longer take leavers.
The light & spacious living area, kitchen and deck take full advantage of the amazing view of the beach and Geographe Bay. The panoramic views from the deck stretch from Bunbury in the north to Busselton in the south and west to Bunkers Bay. The lighthouse at Cape Naturaliste glints across the bay each night and it is a magnificent experience to watch the sun go down across the water and see the Bay turn a steely blue-grey at early evening.
Fully air conditioned and pet friendly.
Your gas BBQ is on the 5M X 5M deck overlooking the ocean. Get out there with a glass of the local wine or a local boutique beer and enjoy the sunset. Your dog may be by your side exhausted after chasing seagulls on the beach. (Spoiler Alert: There actually aren't very many seagulls!)
We are close to local wineries and 45 Minutes to Margaret River. It is also a great base to visit the wineries of the Geographe Wine Region and the Ferguson Valley which has lovely restaurants as well as wineries. Foodie heaven!
We are a minimum of two nights stay. We are a minimum of three nights on long weekends WA School holidays, and pricing variations apply on school holidays.
Peppy Beach is quiet and quite secluded and is a small beach-side community. The beach is lovely and protected which is great for children. A great house for staying put to relax or venturing out to explore the South-West. The locals surf a small, but well- defined break, about 300 meters up the beach. With reef about 100 meters offshore, rod fishing from the beach can be productive or bring down the flagship tinny for line fishing. We have parking for up to four vehicles.
Power to the house is predominantly supplied by a 3 KW photovoltaics system and your hot water is supplied by a heat pump. This is sort of like a reverse fridge which is efficient to run as it draws heat energy from the air. With us you are enjoying a lower energy usage sustainable holiday with minimal impact on the environment. We think this makes it an even more enjoyable holiday.
Layout of the house
Horizons is an upside-down house with the kitchen, spacious living/dining area, 3 bedrooms, 2 bathrooms and spectacular deck on the upper storey. Views to die for out over Geographe Bay. You can watch the kids on the beach and swimming if you want to from the deck. Your full laundry, should you need it is downstairs.
The bedroom configuration upstairs is with the master bedroom having a King bed and en-suite, one queen bedroom and three king singles in the third bedroom. Seven persons sleep comfortably upstairs. As noted above, fourth and fifth bedrooms and extra bathroom are downstairs if your numbers require. Bedroom 4 on the ground floor is spacious and has a queen bed and a single. Bedroom 5 has a king bed, so the house can sleep a maximum of 12 people.
The laundry with washing machine and tumble dryer is downstairs and there is a washing line.
Pets are welcome inside. We find that people appreciate being able to bring their pets to a high-quality house and they respect the property commensurately.
There is also a secure yard for your dog or dogs (max of two please) which is available while you are at home.

A surprise Birthday stay for a group only to find out the Birthday Boy and his wife had stayed at the property 3 times before!
We now know why.
Firstly.....spotless.
It's easy for a "Holiday House" to look tired but this residence presents fresh, comfortable and plenty of space for all staying to have their privacy.
The views from the living area is spectacular. Our Winter stay featured sitting in the warmth of inside, with a well selected beverage, watching the storms roll in.
Location to Capel, Busselton and more so for our stay Ferguson Valley is just perfect. However, if you just want to hide out and enjoy the fact you're right on the beach, you need go nowhere.
The best review one can give is......no complaints.
We have none with Horizons and will be back.

A large house that was ideally located to the beach. Some of the rooms are a little dated and tired but the licing areas were very comfortable and the house was clean and welcoming.

The location was absolutely unbeatable - right on the beachfront with stunning ocean views. We spent countless hours relaxing on the balcony, enjoying the sights and sounds of the waves.
The house itself was impeccably clean and tidy, and it was clear that a lot of thought had gone into preparing it for our arrival. Everything we needed was readily available, from comfortable bedding and towels to well-equipped kitchenware. We truly felt at home and comfortable throughout our stay.

Place was very clean, with beautiful views of the ocean form the balcony. Plenty of space in the house for all and only a very short walk to the beach.

Amazing views, very clean. Kitchen had everything we needed and it had lots of space. Really good sized bedrooms with plenty of storage space for clothes.
Only downside was it was a bit far from the main attractions in the area - 25 mins to Busselton, 1 hour to Margaret River. The beach directly across was not that calm to swim in while we were there. Overall would highly recommend.

What a wonderful holiday in an absolutely stunning location. The home was magnificent and had all the creature comforts we could possibly want and need. Key features for us were the deck overlooking the bay, air conditioned rooms, and a path leading directly onto the beach.

3 girlfriends and I (and my dog) have just spent the most wonderful weekend at here. Walking upstairs to see the spectacular view from our deck was amazing. And the cute care package of essentials.
Beach access close by, the house had everything we needed and was actually better than the pictures. Was so nice being able to take my dog on his first weekend away also, there is a small gated yard and also a separate garden.
Grant was fantastic to deal with, we will definitely be coming back again.

A lovely place to just stop and take a breath. We loved being able to sit and watch the dolphins swim by and our dog loved sitting on the sunny deck and running along the beach below every day. A great spot to recharge the batteries. Thanks for sharing this lovely home.

The property is well appointed with quality decor, furniture and fittings. The kitchen is well equipped. The bedrooms are very restful and have plenty of storage space. We had a lovely time at the beach house. Peppy beach has beautiful white sand beach. The house has Fabulous ocean views.
The house does needs some maintenance, being costal ! That said the kitchen living area upstairs is just lovely. Plenty of room for us all. Kitchen is very well equipped as was the laundry! Some of the bedrooms lack hanging space or wardrobes. Us ladies like to hang up our long summer dresses. It’s a spacious, beach house with amazing views! There are Plenty of books to read, I would however liked to see a kayak beach games, or playing cards board games at the home. Luckily we bought our own.
We had a lovely time at the beach house sitting on the deck looking out to the ocean. It’s a great location to head off to winery’s or art cafe just down the road the Wiccan hare gallery in capell. Peppy beach Caravan park has a cafe coffee shop too. We had a lovely stay.

We stayed 3 days but should have stayed longer. Well appointed house with great views from deck, great walkway along the top of the dunes and good close beach access. Beach is great for a walk, a dip or a lazy paddle and even some beginner snorkelling. Comfy beds, big spaces to spread out, nicely furnished and functional too… and nice options to sit and read or watch the sunset. Hosts were very responsive and easy to deal with. Thanks Grant and Shelley - you’ve got a magic place.

Great location clean and well equipped.
However
Property owners occupied the bottom floor for 3 of the 5 nights we booked leaving only the balcony upstairs for outside entertaining leaving the dogs in a small enclosed area at the side of the property by themselves.

The house looks a lot better than in the photos with spacious bedrooms and comfy beds, living room with huge windows and ocean views, kitchen with everything you need. Perfect beach for people who don't like crowds. Less than 3 hours drive from Perth. Will book again in the future.

Stunning location

The perfect family holiday
We had a fantastic time at this property, the beach was beautiful, the house was as described, the view was better than expected and the contact with Grant and Shelley was easy. We had a large pod of Dolphins go past and a curious seal. There was a good walking/cycling path to the caravan park deli for small items and the dogs loved the dog beach (although check the time of day as there are restrictions) The only downside was the large amount of stingers and not being able to leave the dogs alone at the property when we went out. We will definitely stay here again when we are back at Peppermint Grove Beach.

Grant and his wife are lovely and dropped off a hot loaf of bread plus there is also this amazing reindeer toy which bought me so much joy.

Beautiful coastal getaway
Perfect holiday home for our adult family. With three women in the home, having a bathroom each was bliss. The home was very comfortable and amazing location with beach a minute from the back door. Loved going to sleep hearing the waves crashing on the shore. To top it off, the home-made bread on arrival was delicious! Thanks Grant and Shelley!
