Parking fee if you pay near £500 to stay you shouldn’t be then charge £60 to park.

Beautiful, period property, close to the town. Has it’s own car park, albeit very small with a fee to park. Comfortable rooms and staff very helpful.
No lounge to relax in and on the night we stayed, the restaurant was closed.

Staff were excellent and really friendly. We were provided with a birthday cake plate on arrival and a note from owners which was a lovely touch. The staff went above and beyond. The room was spacious, clean and comfortable.
The blinds in the room did not quite shut so it was quite light in the room during the night.

Furnishings in room including cushions could have been cleaner (some stains / dirt). No bath mat for floor. For a 5*, I’d expect a fluffy robe and slippers

Wasn’t aware of having to pay for parking. Also after tipping the excellent staff we were also charged a service charge for gratuity, for every round of drinks we ordered. We should have been made aware that would happen.

The Villa was beautiful and the gardens were so pretty. We felt very looked after by the staff.
The breakfast was freshly prepared and absolutely fantastic!!! I would definitely choose this hotel when we go to Bath again. Could’t fault anything.

Oh my goodness the vegan afternoon tea was exquisite. Served in the garden with amazing attention to detail & the speciality teas were great. Loved the names of the teas & the variety of blends. I must say as a former chef & co-runner of vegan art pub I was very impressed. A thankful, fun & decadent change to having a chocolate browny option only :) Beautifully presented & the staff were all amazing. Such a joy to stay somewhere & feel so welcome along with our little dog. Fudge was taken care of so well with the welcome package & little bed, we have not seen him so welcomed & so happy at going/staying somewhere new. We had travelled on a 5 hr train journey from St Ives so all were extremely fatigued & arriving at Roseate was areal joy. Cant thank the staff enough for their kindness, attention to detail & the laughs too. We really needed it & are very grateful. Vegan breakfast was lovely also and a change from a dry frozen sausage that was most very welcome with the great coffee, jam & beautiful fresh strawberry & melon mini smoothie. Must mention the fabulous view from the bedroom window & of course Henrietta park opposite the hotel too. We spent a few hours there amongst the giant tress & drawing/painting the lily pond.xx Cant wait to visit again soon xx

Staff listened and acted on any concerns - pre booking (there was a little confusion from the booking.com website) and were attentive and helpful. Breakfasts were exceptional.

The bathroom, although very tidy and nice...was very narrow. Could just use an extra 1ft on the depth to make a little more user-friendly.

The staff was helpful and friendly and the location was good being close to the city centre.
The room size and the bathroom size for the cost of the property were very underwhelming and definitely need some improvement.

Lovely hotel .. the staff were very friendly and professional. Room was very clean and the facilities were exceptional. We had breakfast, which was very tasty. Great location,.as.an easy walk to all sights and great restaurants in Bath. Easy access if driving in and out of the city too. Highly recommend.

Super friendly Staff. Excellent Mojitos made for me.
Penhalligons toiletries was a very nice touch.
We will be coming back for sure. This will be the place we stay when visiting Bath going forward.

The hotel is within walking distance of the city centre (we walked to the theatre) but was quiet at night.
Can't think of anything we didn't like!
