Villa Baiocco is a typical Tuscan, historic farm house from 1700, recently converted to a prestigious holiday home - without losing its unique character and charm. Surrounded by 20'000m2 of well kept gardens, for your private use only, it offers all the peace and tranquility that you look for during your holidays. If you are looking for a place to truly relax - here you've found it.
Flexibility is the keyword at Podere Baiocco. The villa sleeps up to 14 people and if you wish we cater for them as well. Swimming Pool: The swimming pool is open from the last Saturday of April until the first Saturday of October, located in a carefully manicured garden at 50 meters from the villa. The rectangular measures 12 x 6 m, with a depth of 1, 50 m. The area bordering the swimming pool is terracotta pavement.

The pasta making experience was lots of fun for the children and adults.
Nothing was too much trouble and Alice was a great host who organised all our events and transfers. Her local knowledge was a great help and made our holiday an enjoyable experience.

We had a fantastic stay at this wonderful villa. The family spent many enjoyable hours in the pool and also enjoyed the amenities in the village. We had added several of the meals and side trips that they offer and enjoyed all the added experiences. Alice was so very helpful with getting everything set-up and even helped us arrange transfers to and from the villa. We highly recommend staying at this beautiful villa in the Umbri countryside.

My wife and I, along with our kids/spouses and nine grandkids, stayed at the Baiocco Villa in mid-July, where we celebrated our anniversary and a family reunion. The Villa was perfect for us, and we had a terrific time. The property manager, Alice, was wonderful, scheduling various daily excursions for us, including a visit and tour in Assisi, Sienna and Florence. She also arranged a “Cheese Experience “ for us at a sheep farm in Tuscany, where the grandkids got to hold days-old lambs, we observed cheese being made, and we all enjoyed a great lunch, where we sampled numerous cheeses pared with wine. My wife and I had stayed at the Villa previously, so we knew the layout, which worked perfectly for our large family. I wholeheartedly recommend the Baiocco Villa!

Some may call it extravagant to rent an 8 bedroom house for two people, but I call it brilliant.
This place is wonderful for the obvious reasons: the view, the pool, the jacuzzi, the copious space, the charming home.
But, the secret and most clutch amenity is named Alice. She has exquisite taste and knows everyone and everything surrounding the property. She helped us get to the best butcher, and arrange the tours that truly made our trip magical.
Gotta della Pieve is tiny and charming and even has a Michelin guide restaurant that is worth a res.

Our visit to Italy and the Villa was a family gathering of 10 to celebrate my parents 60th wedding anniversary. We absolutely loved our stay in the Villa! From the accommodations to the food. We opted for breakfast daily, the Welcome dinner, Pizza chef, Cooking Class and Traditional Dinner. All were amazing and some of the best meals we had in Italy during our 2 and a half week vacation. Alice was so helpful with communications prior to arrival, recommendations for awesome restaurants and wineries in the area, and she even coordinated an anniversary cake with one of our home cooked meals for my parents. She stayed in constant contact to make sure we had the best vacation. We would highly recommend staying here. We will be back!!

11 family members spent a wonderful week at the villa and all agreed it was a great choice. Natasha served the most amazing breakfasts and made a delicious cappuccino!!! Alice was a great host and together with Jacopo, arranged and chauffeured us to a fun day visiting an olive mill, winery and cheese farm. Would definitely recommend staying there.

This was an incredible place to spend my 50th with friends. It is as beautiful as it looks in pictures. Jaccopo, Alice, Marta, Natasha and Ilaria operate like 5 star concierge. They helped scheduled fun events, gave incredible suggestions for wine tastings and trips, provided transportation and they were incredible communicative. They left me with nothing to worry about. And that is such a gift!!
The town is so cute and close. I was afraid that it was going to be up hill or hard to walk, but it is a very lovely 15 minute walk. There are great restaurants and some nice shopping.
I would stay here again and again!!

Our daughter is studying in Prato . We decided to visit Italy and stay in two separate places. This lovely villa was our first week. First, I want to say that dealing with the owner, Jacopo, and the house manager, Alice, was spectacular. They were so responsive and helpful. As for the villa, it was huge so much so we did not even use one wing of the property. We were lucky to have beautiful weather in March 60+ degrees and sunny. We sat outside every morning with our coffee and breakfast. The kitchen was easy to cook in and my husband even made pizza with in the pizza oven! The bedrooms were very comfortable and large. We walked to the town for dinner a few nights. It was about a 25 minute walk. There were m
any nice restaurants and wine bars, plus a Conads supermarket. Getting to the villa, the road is narrow and it took some getting used to but we managed with our rental car. Having the washer and dryer was very helpful. We would definitely stay there again and highly recommend the property. Our week was from March 16 to 22 and we did need the heat a bit to get the chill out of the villa but once it warmed up it was fine. We paid approx $280 Euro for the heat and electric. Again we loved our stay and we would highly recommend for any family.

Our extended family of 8 adults stayed here for a week in mid September 2022. We had a great time enjoying the property and the surrounding sights. Citta Della Pieve is about a 15-20 min walk from the Villa. Charming hillside town with nice little restaurants, shopping and a couple of grocery stores. We opted for the light “Welcome Dinner” the first night prepared by Alice and her assistant. It was the best lasagna I have ever had along with wine, antipasti and desert. I recommend for you to do that. We also opted for the “ Traditional Italian Dinner” one night as well. Don’t eat much that day so you can make it all the way thru dinner.
The property is large and all the bedrooms have separate bathrooms which was perfect. The property is a little rustic but not in a bad way. Some furniture updating would be appropriate ( pillows are hard ). The pool ( unheated ) is large and probably quite warm for use in the summer months. When we were there it was sunny but not too warm so the pool temperature reflected those conditions. The grounds are spacious and the views across the valley were beautiful. The property is quite private.
Jacopo, the property manager, was extremely responsive during the period leading up to our time there as well as when we were there. Really a nice guy! We had Jacopo arrange for a photographer the evening of our “ Traditional Italian Dinner” so we could have some nice photos of that evening. Jacopo can arrange tours, restaurant reservations, and most anything else you might want to do.
I recommend this property and it’s manager for your Italian Villa experience.

After many delays and rescheduling (thanks to Covid ) I was finally able to enjoy my birthday gift of a trip to Italy !
Jacopo was so helpful and very patient with all my many questions. I selected this villa because of the many services he offers. Also you are close to the town of Citte della Pieve if you need any essentials. The villa was in the perfect location and was about an hour or less from the towns we visited. During our week we visited - Assisi, Montepulciano, Orvieto, Sienna and Cortona.
The catered meals both dinner and breakfast are a must! Make sure you do this! You will not be disappointed! It was so nice to come back to the villa after a long day of touring to be met with the smells of dinner cooking and be greeted with a glass of wine and delicious appetizers. Alice made our dinners each night and was back bright and early in the morning making breakfast ! She was so cheerful, helpful and very accommodating and a wonderful cook! Make sure she makes you a cappuccino!! It was heaven!! Did I mention her fresh baked croissants?? What a way to wake up!
Also I highly recommend the wine tours. Jacopo arranged everything and it was so much fun! It was so nice to spend the day relaxing and visiting wineries.
Jacopo and his team truly want you to enjoy your time and have the best possible experience . I only wish I could have stayed longer!

We scheduled 3 dinners and a pizza night. Again the service and food exceeded our expectations. I would not hesitate to recommend this villa to any large group.

We truly enjoyed the great house and terrific garden - perfect for a major family reunion (14 people), with sufficient space to be together but to alsoto enjoy quiet moments in a separate space. The Podere has a perfect location, with breathtaking view over the Umbrian mountains, all the way to Lago Trasimeno. The beautifully maintained garden (gardener comes every morning to water the flowers & rosemary brushes and clean the pool!) offers all you need for pleasure and relaxation - from a nice pool to the never ending summer songs of the cikadas. As house & garden are situated on the top of a ridge outside Citta della Pieve, you can be sure that even on the hottest summer evenings there will be a highly refreshing breeze.
House & rooms are tastefully equipped with all you need; spacious and well dispersed so that all tenants have their quiet and peaceful room.
The kitchen supplies all you need - incl. a pizza stove in case you're in for a Pizza splurge. And of course: a well equipped supply of wine, from owner Jacopo Baioccos own winery and other suppliers. However: quite hefty prices compared with other wineries in the vicinity...
Citta della Pieve - a beautiful and peaceful medieval town full of excellent restaurants (Da Bruno!! Da Laura!!) and inspiring sights to see - is just a 15 minutes walking distance away and well worth being visited several times.
All in all: a great place to spend your holidays - we had a perfect time!

A Beautifully Well Run Property
I have no qualms recommending this property wholeheartedly. It is very well-run. The space is comfortable and well-equipped. We had a party of 13 people and the villa can accommodate a party of this size comfortably. There are 7 full bedrooms and bathrooms in each of these full bedrooms. The pool at the villa is perfect and well-maintained. The kitchen is fully-equipped with dishes, cooking utensils and even spices. You are able to make your own meals comfortably should you choose. There are many conveniently located supermarkets not far from the villa. We took advantage of the Tuscan dinner arranged by Jacopo and it was absolutely delicious and worth it! The local town Citta della Pieve is an easy 10 minute walk away or you can drive and park easily right at the outskirts of town and walk in. Our two favorite restaurants in town were Trattoria Bruno Cappetta and Taverna del Perugino. People in the town are super nice. Don't miss visiting the area around the local lake - Lake Trasimeno - which is very charming. We attended a summer festival there and very much enjoyed seeing how the local people spend their summer evenings. The local train station Chiusi is about a 17 minute drive away and we took a train from there to Florence one day (in under 2 hours).
When we had a minor issue with a showerhead, it was replaced the next morning. One of Jacopo's team members, Brian, comes every day to take care of the villa and will address any issues you might have. Brian is very friendly and did a good job keeping the grounds perfectly manicured and immediately fixed things like a lightbulb that needed replacing.
We also opened up the optional 8th bedroom for the last minute guests to our group. This 8th bedroom is outside and on the side of the house and also has its own bathroom. While this room was perfectly adequate, it is in reality a notch below the other rooms in charm and has no air conditioning. Due to its location in the basement it did not need air conditioning and there is a fan but I wanted to mention this for anyone who might need the space. If you don't need this extra separate fee bedroom then this will not apply to you.
Overall, we had an amazing time and everything went very smoothly at the villa. We did not have the opportunity to spend any time with Jacopo in person but he was very communicative by Whattsapp for checkin/checkout and our minor issues.

Villa Baiocco was the perfect backdrop for our yoga retreat. This is the place you go to get away from it all but at the same time it is a great base to explore Tuscany and Umbria. The nearby town Citta della Pieve, within walking distance, provides opportunities to shop, eat and wander.

He answered all my questions (and there were many!) promptly and graciously. We were greeted by Jacopo and his staff upon our arrival. We were given a thorough orientation... providing us with all necessary information about the villa and neighboring hill town, Citta Della Pieve which is definitely walkable from the villa. I’d say an average 15-20 minute walk. About the villa itself...wow! Accommodations were plentiful. The en-suite bathrooms for each bedroom were a bonus. The kitchen was well stocked with everything you needed to prepare and serve meals. The large dining room table was a plus...big enough to accommodate all of us for enjoying meals or to sit and talk about our activities for the day. There were three “sitting” areas throughout the villa for those who wanted a little retreat from the group. It was beautifully furnished...how one would imagine a Tuscan villa would be. We were all comfortable throughout our stay. Services...services..services! Jacopo can arrange for just about anything. Your wish is his command. We asked him to arrange for transportation on our arrival from Rome and then to the train station in Chuisi upon our departure. The drivers were prompt, friendly and professional. We also rented our cars through Avis in Citta Della Pieve. With the information Jacopo provided us, the cars were delivered to the villa property and were waiting for us upon arrival. They also picked them up upon our departure. A huge plus! We booked the Montepulciano tour...wine tasting with the olive oil and cheese tastings. A memorable trip for all of us! And last but not least, we requested for a meal to be prepared at the villa. We were there over Thanksgiving ...and enjoyed a Tuscan meal..which was fantastic. There is so much more to talk about..the property, the views, etc. ... but this is something one needs to experience on their own. We have rented many properties in Italy...this one rates #1 with us! We were given a thorough orientation... providing us with all necessary information about the villa and neighboring hill town, Citta Della Pieve which is definitely walkable from the villa. I’d say an average 15-20 minute walk.
About the villa itself...wow! Accommodations were plentiful. The en-suite bathrooms for each bedroom were a bonus. The kitchen was well stocked with everything you needed to prepare and serve meals. The large dining room table was a plus...big enough to accommodate all of us for enjoying meals or to sit and talk about our activities for the day. There were three “sitting” areas throughout the villa for those who wanted a little retreat from the group. It was beautifully furnished...how one would imagine a Tuscan villa would be. We were all comfortable throughout our stay.
Services...services..services! Jacopo can arrange for just about anything. Your wish is his command. We asked him to arrange for transportation on our arrival from Rome and then to the train station in Chuisi upon our departure. The drivers were prompt, friendly and professional. We also rented our cars through Avis in Citta Della Pieve. With the information Jacopo provided us, the cars were delivered to the villa property and were waiting for us upon arrival. They also picked them up upon our departure. A huge plus! We booked the Montepulciano tour...wine tasting with the olive oil and cheese tastings. A memorable trip for all of us! And last but not least, we requested for a meal to be prepared at the villa. We were there over Thanksgiving ...and enjoyed a Tuscan meal..which was fantastic. There is so much more to talk about..the property, the views, etc. ... but this is something one needs to experience on their own. We have rented many properties in Italy...this one rates #1 with us! Thank you Jacopo for everything. It was an amazing 70th birthday celebration/ family vacation.

Beautiful estate overlooking the valley will make you not wanna leave
The estate is gorgeous, with nice views of the valley below. Jacopo and his team were very accommodating and responsive. No issues at all, the hardest part was leaving the Villa to go tour the countryside - part of me just wanted to lounge at the house!

This place is truly something special.
If you're reading this, it's probably because you are planning a trip to the area and are looking for a place to stay. Here's the deal, this place is perfect. The pictures are great but i promise, they don't do it justice... that goes double for the views. They are absolutely jaw dropping. Both the villa and the casa on the property are beautiful, immaculate, comfortable, and spacious. The bedrooms are huge and in case you missed it, every single one has an en suite bathroom attached. If you have a large family or group traveling with you would be hard pressed to find a better location. The outdoor space is amazing with plenty of space to explore and two pristine pools to enjoy. Very private and secure with electric gates at either end of the grounds and farmhouse style fencing or hedging all around. If you've read this far then I'll go ahead and say one more thing, i love this place because it's where I got married last month and it was an absolute dream. The proprietor, called Jacopo Baiocco, is an absolute gentleman and he couldn't have been more accommodating. He even recommended the wedding planner that we ultimately used (her name is Daniela Barzanti, and she is brilliant) and between the two of them went above and beyond what we ever dreamed. Okay, one last thing... Citta della Pieve is the stuff of dreams. I can promise you two things after being there: first, you will love it, and second, you will not want to come back. Magnificent Villa for a Group 50th Birthday
We rented this property from Jacopo for 1 week for my wife's 50th birthday and 9 other friends. We were very comfortably housed with separate bedrooms each and ensuites. Jacopo was very accomodating and we made use of breakfast each morning, the welcome dinner and the very tasty Tuscan Dinner. We also used the touring services to Assisi and Montepulicano on 2 occasions and had a fantastic time that was very much value for money. Jacopo organised massages for the Group, bookings at local restaurants, taxi pick ups and transport to Rome without fuss and with a smile. We organised a harpist and violinist who played at the villa making it a special occasion on the birthday night. Overall Jacopo was very accomodating in a well kept, clean, beautiful villa. Cannot recommend highly enough!!

PODERE BIAOCCO BEYOND EXPECTATIONS!
We arrived for our much anticipated 7 week stay, to find Villa Podere Baiocco well beyond our expectations.....from the grounds to every inch of this gorgeous property. We were warmly greeted by the owner, Jacopo, who attended to every question and request throughout our long stay. We chose this property above others we viewed online due to its convenient location within a short 5minute drive to the center of Città Della Pieve, a lovely community with wonderful services, great restaurants, and a convenient location on the Tuscan border, and the A1, Our children, their spouses and grandchildren joined us for 2 weeks, and there was ample room for all. Jacopo and his staff served our group dinner on occasion, and the food was plentiful and delicious.....what a treat! My husband and I, and all of our family members, cannot recommended this property more highly. This was a true ‘Bucket List Trip’.....one that we had been planning to celebrate our 75th birthdays, and it did not dissapoint. We became so fond of Jacopo, that we wanted to take him home with us! As kind as ever, he politely declined.....all good news for those future guests at Podere Baiocco. We will return!

Memorable great stay at Villa & Casa Baiocco
Our stay at Villa Baiocco was a very memorable experience. From our arranged transfer from Chiusi train station to the Villa (approx. 15-minute scenic drive), our host Jacopo was ready to greet us at the villa and casa and give us a tour of the property. Everything at Villa Baiocco is well-organized and convenient (such as wine to pruchase on site, laundry facilities, full kitchen, etc.) and the location is stunning. We chose to go with the Welcome Dinner at the Villa on our arrival night which was a good decision. We had great weather at the end of March with sunny skies and temperatures near 20 degrees C. The accommodation was clean with large bedrooms (all with bath and/or shower) and everything was in top working order. Our group was 17 people from Canada and the UK so we choose to rent the villa and casa located next to the villa on the same property. Jacopo was very helpful thoughout our stay, booking dinner reservations at Bruno's restaurant (very good place!) in nearby Citta della Pieve (a 1km walk from the villa). I was also interested in playing tennis on the clay in Italy and Jacopo arranged this for me as well at a tennis club in the town of Chiusi. From the villa, we took day trips to Orvieto and Montepulciano but a lot of our time we spent in the nearby town as Citta della Pieve as it was so scenic and a great place to relax with a glass of wine. We particulary liked Bar Pippa in the town and visited there for lunch and drinks before dining at Bruno's. For photographers, the Citta della Pieve is fantastic with it's narrow winding streets and scenic photo opportunities on nearly every corner. Jacopo was also available to book any day tours and arrange transportation for us if our group was interested. It was the perfect venue to celebrate a 50th birthday and we have long lasting memories. I highly recommend a stay in this beautiful part of Italy at Jacopo’s Villa.

Wonderful family stay at Villa Baiocco
Our group of 10 family members had a fabulous week at Villa Baiocco. We looked forward to this trip for over a year, and it exceeded our expectations. The villa was very comfortable for our large group. The meals prepared by the staff (Welcome dinner and Tuscan dinner) were absolutely fantastic! We also participated in the cooking class, which was a lot of fun. After being served the pasta that we made, we were shocked to find that there was yet another course to be served! The villa is a 15 minute walk from Citta della Pieve, which is an absolutely beautiful medieval town. We rented a car for a few days (easily arranged with Hertz in nearby Chiusi) and did day trips to Florence, Sienna, Assisi and Lucca/Pisa. We also took advantage of the day trips offered by the villa. The tour of Montepulciano wine/olive oil/Pecorino cheese was the highlight of the week. We used the transfer to the Rome airport arranged by Jacopo, and it made the trip to the airport very easy. Just can't say enough about this beautiful place in a stunning part of Italy. All the rave reviews are to be believed!

Fantastic experience at Podere Biaocco
My wife, kids, and my wife's Italian-American family stayed in this VRBO in April 2018, for one week. We found the property on the VRBO website, and were impressed with the high number of positive reviews.
There are a number of great things about this property. For one, the owner, Jacopo, is a perfect host. We communicated with him with countless questions before our arrival, and he always got back to us within 24 hours. Upon arrival, Jacopo was very pleasant and again always available to help, but not at all overbearing (he lives about 15 minutes away, he told me).
The location of the villa is ideal. The town of Citta Della Pieve is quaint and small but has a number of good restaurants and a grocery store, and is walking distance from the villa. The villa is on the outskirts of Citta Della Pieve, and is very private. It's about a 15 minute drive to Chiusi, where the closest train station and car rental agency are. In the week we stayed in this villa, we drove from Rome in under 2 hours; to Florence in 1.5 hours; to Pisa and Lucca in 2.5 hours; and to Siena in about 1 hour. The driving in Rome was somewhat challenging, but easy around Umbria and Tuscany (we used iphone navigation).
The villa itself is gorgeous and authentic. It was spotless when we arrived. It was chilly in April, and one of our favorite memories is gathering around the fireplace in the main room (Jacopo supplied a large amount of firewood for free). We were easily able to accommodate 10 adults and 2 children in this villa.
I appreciated the fact that Jacopo was very up front about costs. There is a limited supply of items for sale in the villa - wine, water, beer, extra toilet paper, as well as some branded sweatshirts and other swag. We did not use any gas for heating while there, but there is a potential charge for that. We had Jacopo's team prepare several meals (daily breakfast, as well as a cooking class, a welcome dinner, and the Tuscan dinner) - all were delicious and an excellent value.
Jacopo arranged for our group a wine/cheese/olive oil tour, which everyone loved; he also set up an airport transfer, which worked out perfectly.
The only downsides I can think of for this villa are that several of us felt the pillows were too thin, and the mattresses thin/soft. Really this was an ideal vacation home for our family, and we would return in a heartbeat. Several in our group were nervous about renting a home in Italy, and Jacopo made it go flawlessly!

The trip started out a bit rough as half of our group had their flights canceled. Being that we were at less than 30 days, we couldn't cancel the guest house or 8th bedroom. Admittedly, that put a damper on things. But Jacopo went above and beyond in making our stay the best in could be, including giving us a credit for an extra night for those who flew in a flew days late. The food was excellent, the town nearby was charming, and the house was warm and comfortable. The best part was the host though, as Jacopo really went above and beyond to arrange taxi rides, tours, and cooking lessons for our group. Thanks Jacopo!
