Close to the beach, although we arrived late and the office was closed the key was ready for us to go in . It was fresh and clean.
Somewhere outside there was a smell like sewer. I don’t think it was the property it was outside near the area where the property was.

The location was good. We could go to the beach for 30 seconds by walk.
Wifi was so bad.
The toilet was bad as well. I asked the front stuff to repair the toilet, and he said the repairer would go to repair in 10-15 minutes, but no one came like for a hour until I asked them again. Also couldn't sleep because it was so noisy outside all night.

Breakfast was good, people were very nice and helpful, location to the beach was great.

When I got there, before check in time, the reception was close, a security guard had to look for fhe phone number of the recepcionist. The receptionist said he did not have any information about my reservation, at 7.00 pm they manage to leave the key to the guard. I found an filthy room. Next day I asked the receptionist what will be the charges if I left the room that same day, he said that the people from booking will get in contact with me (as I manage the deal with them)...no body from booking.com ever contacted me. It was one of the worst experiences in my life, staying in an environment I didnt feel secure and was dirty. I felt I was at the cheapest motel, with mirrors on the ceiling and walls...

Its the right place to be, close to everithing. The attention from almost all the crew its great :) including the security, and special thanks to Vicky. Fausto please check your attention to guests.
Rock room need maintenance as fast as you can. AC switch its not working, so you need to turn it on directly from contacts box, very dangerous, we prefer not to use it. The toilet was blocked, we reported several times, when the manager Fausto was advised, he was rude about it, I asked for something to do, you cant stay at an hotel with the toilet blocked; he just answer in a rude way to report to booking.com. They finally fixed it, but the toilet have days blocked, other guest from differents rooms at the villa reported the same issue.

The sad shape of the cabins: Weak wifi signal or no signal at all. Burnt out lightbulbs on the veranda.
A leaky toilet that was fixed but continued to have a constant drip. Only soap bars in
the bathroom. We had to ask for shampoo and conditioner and were given only a bottle of shampoo.

the hotel restaurant has two menus with different prices depending where you’re coming from. given that this was not an all inclusive hotel, with the price of food, you’ll end up paying more. so, opt for paying an all inclusive. food prices are similar to Miami Beach without the Miami Beach accommodations. also, the beach in front of it has multiple boats and you will not be able to enjoy the beach that much. there are better places around the west Bay Area.

The best value of Coconut Tree is that the rate was fair for the large room. Had I been travelling with others it would have been an especially great deal. The two staff people I met were very friendly and helpful and the pool was nicely maintained.
Although the room was very clean, the decor was not nice. The only lighting was the overhead light which was a blue-tint bulb, making the room way too bright, like a prison or a warehouse. I would recommend a yellow-tint bulb and a small night light or desk lamp for cozy, dim lighting at nighttime. Also, the hammock was so old and stretched out that I could not use it because I would bump into the deck. Swinging in the hammock is a huge part of vacation to me, and luckily my friend was staying at a really nice resort nearby and I swung on that hammock every day. The curtains were really thick and unattractive (mustard and turquoise), something neutral would have been better for privacy but to let light in, and they were so long that there was several feet of fabric on the floor. It almost seemed like they weren't expecting a guest and had to buy curtains right away.
One major problem is that the neighboring bar was really loud. Luckily it was only the first night, but I found it odd that when I complained the response was that they could not control the neighboring businesses. It is in the hotel's interest to coordinate a quiet time with neighboring businesses so as not to ruin their own business. If the local culture is such that no arrangement can be made, then just be honest in the advertisement. Say something like, "located in the middle of the nightlife" or "close to all the parties" to let people know that this location is often noisy. If I was with a group, I would not have cared, because we would be noisy too. But I came specifically to rest so I might have made another choice if I had been given the chance, or if someone had just said, "it's a local holiday so there might be noise tonight, otherwise it's very quiet here," that would have helped.
