Nothing
Drainage blocked, bad customer service, staff not friendly.

location was good
No smoking sign should post at the premise

The room is comfortable and the location is convenient for me. I can find places I am familiar with for meals and grocery.
That's because I lived in this area before.
Also, although no bottled water is provided, drinking water is easily available. I appreciate that.
The design of the shower is awkward. There is no shower curtain. We tried very hard but we could not avoid flooding the bathroom floor.
Because of my mistake, I did not book the last day that I planned to stay. When I arrived, I asked for an extension but was denied. I tried to book that online myself. Initially, my booking was confirmed but later I was notified through email that my booking was denied with no explanation. I have a feeling that I was not welcome here.
Of course, that is a very unhappy experience. Fortunately, I still had enough time to book another hotel for the last day that I stayed in Hong Kong.

The property is clean and super cold. They clean your room everyday. Also have a lounge where you can leave your luggage and come back for it later.
Too far from the train station. You have to walk for about 8-10 minutes just to get there. Far from the city center to. Need 3 stops before arriving at tst.

We were upgraded to a suite since the regular room we were supposed to stay had problems with AC's and had bed bugs.

Spacious and polite staff
A bit old in the neighbourhood

Close to city center
The personal hygiene of many tourists is very poor. They buy food and return to the room to eat, then put the garbage outside the room, and there is a bad smell in the corridor

We stayed at Regal Oriental and another hotel in our 3 weeks visit to Hong Kong so we can compare the 2 hotels. Regal is much spacious and comfortable. Whilst Regal is not as close to city it’s located in a much cleaner place than the other hotel.
The only shortfall of Regal is it doesn’t have a fridge which is highly recommended however small the fridge is especially we are in the middle of summer.

The price including simple breakfast, hotel staff is nice and helpful. Location is OK to the public transport.
The hotel is too old, all the equipment, including internet is not in standard as 4 star hotel. Some place as gym or lounge need contact reception to open the access.

At first we got a room which was oudated and a mirror was broken. After remarks we got upgraded to far more better room. Don't book the breakfast pack, it's not worth it. Nearby are plenty of cafe's and restaurant which you can choose from. The location is good with many means of transportation to choose from. Staff is very helpful.
The first room was outdated, carpet not too clean. You can see the hotel has been around during the old Kai Tak Airport and probably was superb then. Those days are long gone.

The cleaning staffs are really good and professional
Reception said there is no concierge service why not put up front information then we don’t choose this hotel.

The bed was comfy and it was quiet, I had a really good night's sleep.
The outside of the hotel is rather grubby looking as is the lobby and lift. All could do with a good face lift. I found it hard to believe a 4 star hotel could not arrange a wake up call or early morning transport to the hotel.

I really don't know the answer to this as I am wondering what really went well. I guess the bathroom is provided with daily supplies. But you don't want to smell of the water and the toilet flush. It was not regularly maintained.
1. Room - The given room was not clean at all. We can still see stains of spilled coffee and you can feel the dusty carpet when you walk barefoot. Bad smell of the room is noticeable when you enter from the outside. Hair strands all over the place. We stayed for 4 days so we tested how well they will clean the room on our 3rd day and the mushroom from the burger I ordered I intentionally left at the table was still there when we're back from the tour. We also experienced skin itchiness and it's really weird. Bed mites? Not sure.
2. Staff- Actually, I booked this hotel as I have read the staff are great but it was not the case. It looks like the manager is too stressed and yelled at me when we're trying to check out. Like wth? Are you good? NO FIRST AID KIT, like swear. I got a little wound during the tour and was asking for first aid kit. They gave alcohol and 1 band aid. I was asking if they have basic wound cleaning solutions and the answer was, "we don't have that". Something I wouldn't expect for a star-rated hotel.
3. Overall Hotel Experience - It was not great. Staff are not helpful. Hotel looks old. Carpets were not regularly maintained. Hotel smell is not great, smelled like you're in a hostel/motel. Terrible.

My flight arrived at 5am in the morning, I went to the hotel and see if they allowed early check-in. Understanding my situation, the receptionist upgraded my reservation so that I could enjoy early check-in and had a good make-up sleep. Appreciate so much!

Our stay was very pleasant. The staff was very nice and accommodating and the room is very comfortable and spacious, and honestly the full-sized fridge is a nice bonus (but redundant since there’s also a mini fridge). The bathroom is also comfortable and clean. The wifi is not bad and the hotel restaurant and bar was good. The self-service laundry room was also convenient. The location is also very nice as it’s only walking distance from the station, restaurants, convenience stores, and other establishments. There’s also a bus that stops just 2 minutes away from the hotel.
Our room didn’t have the best view. The carpets in the room were also dusty. We found a glasses case under the bed so it shows that they’re not that thorough when cleaning. There weren’t that many sockets either so you would need to bring an extension cord if you’re a big group using a room. I also didn’t like that there was no socket in the bathroom since I couldn’t use my curling iron with a mirror, but they have a built in hairdryer in the bathroom so that was okay.

Comfortable, quiet, staff trying very hard to get up and fully running with few tourists about. Beds seemed quite hard but had surprisingly good sleeps. Some excellent restaurants nearby and MYR 5 mins walk once you know the way.
Bathroom a bit tired, weird smell in hallway but wouldn’t stop me returning to stay.

The room was nice the whole hotel is rather dates and could do with modernising but it was clean.
3.4
Rooms spacious and beds big. Room rates rather low.
Staff not very friendly. Rooms pretty run down and in urgent need of renovation. There was only one electric outlet in the whole room. Window panes blinded. No facilities at all in the hotel, no shops, no restaurants open, no breakfast offered, even no possibility to store luggage after checking out. Lots of construction work going on in the neighbourhood and obviously more to come judging from a lot of empty buildings on the opposite side of the road, meaning more noise and nuisance to come. Not really recommended. The cheap room rates reflect the demise of the hotel.

The receptionist had a very bad attitude. The line for the check in was a mess. A staff came out to yell at the people waiting in line saying it should be a single line but there was no indication at all. The whole check in experience was not pleasant. It seems like the staff was having a bad day and taking it on at the people in line .
Doesn’t feel welcome when entering the hotel

It’s just a walking distance from the bus stop. the place is safe. It was very clean and the staff were helpful.

Rooms spacious enough. Clean and tidy. Bathroom partly a little run down. Noisy fridge in the room.
Unfortunately, people next to my room were very noisy during the night. This didn't change much, although I called the reception to ask them to be more quiet. Location is ok. Kowloon City is now better connected to the MTR than before. On the other hand, there is a lot of construction going on in the neighbourhood. Rooms are well insulated so that doesn't disturb too much but it's an absolute eyesore. Overall for HK quite good value for money
