The guesthouse is located in Sintra old town close to restaurants and access to major sites. Karen, the proprietor, is very welcoming and provides great information about local restaurants, access to major sites and arranged transportation to the Lisbon airport. just a nice place to stay!

Great location in the centre of the historic centre. 20minute nice walk from train station. We got bolt (taxi) from the top road in the village (10 mins walk) which was great for Monserrat, Pena Palace etc. plenty of restaurant near by.
Room was a bit cold but it’s a very old historic building so not much you can do I suppose.

First and foremost, we loved our host and owner of the property, Karen. She made us feel so welcome and ensured that we had everything we needed for a comfortable and enjoyable time in Sintra. She is straightforward and a delightful host who goes the extra mile for her guests. The properties location is close to the town center, making it very easy to navigate. The breakfast assortment, juice, and coffee is delicious. Karen recommended Tuhlas Bar & Restaurant for lunch just a few steps up the street from Sintra 1012. We enjoyed the food and the proprietor so much that we ate there again the following evening. Upon our departure, Karen arranged for a taxi to take us to the train station which greatly helped us. Karen's charming personality and hospitality left a lasting impression on us. We highly recommend a stay at 1012 Sintra.

It is in a fantastic location, right in the heart of Sintra, near all the sights. The guesthouse has a lot of character and the breakfast (with pancakes!) is great. The staff are really wonderful and a BIG thank you especially to Bianca who came to find us when we weren't sure we were in the right place.
Rather don't try to get to the guesthouse by car, the roads in Sintra are a total nightmare. The room was on the small side and the bathroom old-fashioned (shower curtain above the bath). A kettle in the room would have been a nice addition.

Very cute room, spacious and loved the decoration. The girl that received us was super friendly. Breaksfast was more than enough and very tasty. Check-in was easy, everything is done with codes.
Bed was bit hard, the toilet was small specially the shower. When we arrived the room was super cold, but there's a heater, maybe next time put in on before guests arrived.

- location: amazing, right in the center of Sintra, close to everything. special note on parking: in Sintra in general, it’s a nightmare, so either leave it on a public parking lot about 15 mins away on foot or come without it altogether. however, the owner provides a detailed map with instructions on that anyway in advance of your stay.
- the room: we had a suite and it’s very spacious and comfortable with a lot of light.
- the staff: the owner (Karen) is beyond incredible and attentive - we stayed at this guesthouse for our wedding trip and we felt so much care and warmth that made these days even more special. she also gifted us with the pitcher vase for our wedding bouquet which is still the centerpiece of our dining table at home:)

The hair dryer was quite old and didn't work very well. The room has not sufficient natural light, but it is just a detail.

Our stay was fine and we really loved Sintra. The location is very central to the village center and just a block or two from the National Palace. We took a tuk tuk up to Pena Palace. Recommend this highly as it was great fun and a very efficient way to get up there early. Be sure to buy tickets in advance and go as early as possible. Serious lines at Pena even mid-week in November. We took the train from Lisbon and Ubered to the guesthouse. The Uber driver had trouble finding the address which the innkeeper noted is common. There is a good selection of restaurants in the surrounding blocks. The binder/guide to the local sights in the room was very good and accurate.
No fridge in the room and no ice anywhere on the premises so we had to drink warm cocktails every night :( The room could use a few little creature comforts like wine glasses. Pancakes (oddly sans maple syrup) and eggs were both stone cold unless you happened to catch freshly made batch.

Karen was friendly and helpful. She made sure we were fed properly at breakfast..! Bedrooms have auto-locks. Liked the wooden flooring. Bed was comfortable. Overall a nice stay.
No dislikes, just a few comments. Bathroom was big but a half of that space could have been the bedroom. The bedroom was facing the car park while the bathroom was looking out to the garden and had a nicer view of the town. Shower took a while to adjust to a right temperature. Shower curtain could be replaced with a screen.

Sintra has a hilly terrain so the access is better by hired car than on foot.

The decoration was just beautiful and with a good taste. There are some antiques decorating the apartment which gives the place a mysterious vibe. Also it was unexpectedly large, clean and well-equipped with everything. It's also very close to the center but in a very quiet area. The hosts were so polite and helpful with information and with our luggage, making our experience even more enjoyable. The breakfast was in very nice location and it had some tasty food. We were sorry to only spend one night there, it's the kind of place you want to stay in as much as you can. Definitely recommend it and hope we'll come back!

Karen is a bundle of energy and a wealth of knowledge not only about Sintra but the entire area. The location can’t be beat (unless you have a car). It is a two minute walk to the historic center. The room was very clean, and the breakfast was more than enough!
Our room was located literally on top of the sidewalk and parking area for the apartments surrounding us and rather loud the first night.
