The property was perfectly located for us as we were visiting relations who live in a nearby retirement home. We could walk to our relations and all amenities. We travelled a long way by car so the dedicated parking space located nearby was essential for us. The property had lots of character.
The property was ideal for us. Absolutely no complaints. However the stairs were steep with winders and low headroom which wouldn't suit some people at all......There were steps and different floor levels everywhere which you get in an older house with so much character. Some might find this difficult to cope with.

The location was great,very central and near all amenities.
The visual impression is of a delapidated and uncared for property,
The pathway up to the back door is a safety hazard,the membrain has split in numerous areas and protrudes through the clippings causing an hazardous uneven surface.
We asked for an early entrance and were told that entrance would be allowed after 1600 hrs because of cleaning,this property has not been cleaned for months,and the state of decoration is appalling, cobwebs dust and dirty broken skirting boards everywhere.
The furnishings are old and delapidated,the whole place smells,thankfully we always take toppers for the beds with us,otherwise we would not have stayed the mattresses through have come to the end of their life and need to be replaced we at least had a hygienic base to sleep on,
The bedding had been washed but not ironed,the one thing was that the towels were well laundered and clean.
I accept this is an old building,but the fabric of the building needs serious attention,the windows are rotting away and indeed the wooden surrounds are broke and falling apart.
I am surprised that booking.com are presenting this property,and that the reviews shown do not represent an accurate picture of this property,the basics of accommodation should be a safe,clean,comfortable hygienic and pleasant retreat this does not meet these conditions.

The window for the bedroom facing the street could not close or maybe I was worried about forcing it so sleep was interrupted by traffic and deliveries.

Its location
The property needed a thorough clean was unable to use the oven as it was very dirty and a freezer would be better for longer stays unfortunately the towels smelt musty so I couldn’t use them

Cleanliness was poor, dirty floor , ripped sofa and dirty oven. Could do with some more TLC.

Property in very poor state of repair, maintenance and cleanliness. Front door unusable on owners advice, and it let in daylight around frame and within its panels. Beds, poorly made up.. wrinkly sheets and mattress covers, mattresses and pillows were disgusting with stains. Half the pillows were lumpy and stained. Downstairs bathroom unclean including feaces on toilet bowl. Owner items left on various window sills, kitchen cutlery drawer under microwave, unfinished ironing in empty 4th bedroom, wheels bin full of bottles, cans blocking side entrance which we had to use to gain access to back door for entry......all in all totally unacceptable and we had to leave after 2 hours. I have photos if required.

Bedrooms were a little cramped, and stairs needed care, but one might expect this given it was an old property

It was lovely and warm, really well located and just what my family needed.
I cant really answer as I was in Diss to go to the funeral of my sister and the house provided everything I required.

Centrally located. good size, easy parking. Lovely modern en suite bathroom, off of the main bedroom.
The cottage was in its self lovely. However, it felt like a youth hostel, very basic, i.e. furniture, odd, tatty and very old, not really homely. Decoration shabby in some rooms. No blind or curtains in the dinning room, made it feel cold and unwelcoming.

Mixed height low doorways and stairs with no signs, cut head in lowest doorway. Awareness is key.
Broken crockery and general cleanliness was not as expected.
Nice property, could just do with a general freshen up / maintenance to bring out the best throughout.

Location is superb for a family, less than a 2 minute walk to a large park, town centre location, pubs, restaurants, take aways, everything on the door step. Nice period property on the Norfolk/Suffolk border, easy to reach all the attractions of East Anglia.
Didn’t really affect my family but due to being a period property the stairs could be a struggle for the elderly or very young. It added to the character for me though.

The keys were exactly where I was told they would be, as was the car parking and the instructions for using the oven were really helpful. The property was clean, beds comfortable. Easy to find.
I expected the kitchen to be better equipped - more baking tins for the oven, more kitchen utensils. The can opener didn't work (was broken), there were no scissors and no freezer. Lack of a freezer was a bit of an issue to refreeze ice blocks for picnics - not the end of the world I know but would have expected there to be one.

Stairs unsafe for elderly mother. No freezer. Lower floor was dirty including kitchen cupboards crockery and fridge. Bath and shower cubicle on lower floor also dirty, no blinds in kitchen or dining room. No cleaning products except old dirty sponges and dried wipes

Not very clean, sticky handles, switches dirty floors etc. so fell below my standards. Shower trap drain partially blocked and so was one of the sinks.

The house was ideally located to the town, and only a few minutes walk from all the local amenities, shops, pubs, restaurants etc. The house had all the modern conveniences, was warm & comfortable and perfect for our family. It was very reasonably priced and we were delighted to find it. James was a fantastic host and was so accommodating, especially when we were unable to book a taxi for our family wedding and he actually brought some of us himself. Would highly recommend for anyone travelling to Diss.

Fantastic location, spacious & good facilities with some nice touches.
Very old cottage with a staircase that would be an issue for families with young children, the very elderly or anyone with mobility issues.
Good value & a nice host but the cottage could do with some TLC.

It was very well located and well presented. The en-suite shower room was fab. Just a shame we didn’t have long enough to enjoy the facilities. Would definitely recommend.
Our bed was quite uncomfortable - I think it needed a new mattress. It was a typical cottage in that the stairs were quite steep and creaky and you definitely need to mind your head if you’re tall.

Towels smelt of smoke. Some of urniture in front room could do with a good clean. Not many homely touches.
