About this house rental
IDEAL FOR SMALL OR LARGE GROUPS
This home is located in the heart of Cowes and only a 5 minute walk to the beach and Cowes main street with all its shops, coffee shops and restaurants.
It consists of a large spacious living room downstairs with open plan living, dining and kitchen. There is a large flat screen TV, and DVD player, a split system heating and cooling unit and comfortable sofas, and a dining setting for 8. The kitchen is modern and well equipped with electric cooking and a microwave.
There is an outdoor entertaining area which includes a Pool Table, Table Tennis, Foosball Table, Air Hockey Table and Dart Board. There is also a BBQ outside with a Fridge and you will find a large double carport with a concrete drive-way all the way to the street which allows parking for an additional 3-4 vehicles or a boat.
This is a very well presented and clean home perfect for your next family holiday, weekend away or any other event. If you book once, you will keep coming back, so book early to avoid disappointment.

PRICING POLICY:
- The pricing is only a guide and varies depending on the season, public holidays, school holidays, events, occasion for booking and total number of people.
- Correct pricing will be provided via email upon booking enquiry/request.
- The property is quoted based on a minimum of 10 guests. If there is less than 10 guests you will still be charged for a total of 10 guests.
- Guests above 10 are charged between $30.00 - $100.00 per night per person depending on the season, occassion for booking etc. This property accommodates maximum of 18 people.
- Please note that these prices do not apply to bucks/hens weekends, schoolies bookings, parties, events and young groups below the age of 25 and will need to contact the property for any queries and correct pricing.
PARTIES & EVENTS:
- Parties and events need to be notified when making enquiries/reservations and is at the property’s discretion to accept or reject.
LINEN & TOWEL HIRE:
- Linen can be hired at an additional $200 and towels at an additional $100 for the whole stay if required.
- This is payable 2 weeks prior to check in.
- Bank account details for payment will be provided upon booking confirmation.
SECURITY BOND:
- A $1000 refundable security bond (applicable to up to 18 guests only) is payable 1 week prior to check in.
- Bank account details for payment will be provided upon booking confirmation.
- The security bond will increase depending on the booking requirement/occasion for booking/total number of guests/age group of guests (below 25 years of age are charged a higher security bond) etc.
- This will be refunded 14 working days after check out subject to a satisfactory conditions report on property and contents by the cleaners.
- We will not accept any bookings without the payment of the security bond prior to check in.
PROPERTY CONDITIONS:
- Upon booking confirmation the property will email the guest their terms and conditions and house rules.
- The terms and conditions is required to be signed and returned back to the property along with a copy of the travelers drivers license.

This place was fantastic and met all our needs! Great location - Short walk to the main strip! Has ALL the toys and the entire process was smooth and seamless. Certainly recommend!

place was great and clean. The family had lots of fun, but the only downside was the pool table was warped from being outside and we could not play on it and the soccer table was also not good to play on. gaming equipment could do with an upgrade.

Had a great stay, spacious house and great to have the deck area with pool table, table tennis, darts etc. we had 2 families of 4 stay and was good as worked well having space for 1 family upstairs and other downstairs with separate spaces to retreat and own bathrooms.
Great to be able to walk to Main Street in Cowes and beach. Very clean.
Only issue was pool table needs to be replaced/ fixed with some pockets taped up and ball would just constantly fall onto the floor when pocketed, balls roll into middle of table, not stay where they should. Also a little frustrating when pay a lot and at least half the walk in robes in bedrooms were locked so unable to use. Very bright in upstairs bedrooms, blockout blinds would be good. One double bed upstairs was very hard, but most okay.
Overall would recommend and would stay again.

Plenty of room for everyone, lots of games and things to do. The decor was very cozy and beachy and the location is walking distance of the Cowes main street. Highly recommend.

Exceeded Expectations
The property was perfect for what we needed. Great undercover outdoor area with games to entertain. Very close to town centre and the beach.

Great location and a good house
We were a group of 14 people ages range from 5 to 50s. Inside the house, the rooms are small and the beds are crowded but we don’t mind it. It is a bit crowded if everyone is in the house altogether at once but the entertainment area outside has lots of space and games to play. The place is clean and got all the things you need. The oven didn’t work when we tried to heat up our food from home but no big deal, we used microwave but we didn’t get the crunchiness of our food that’s all.
It’s closed to supermarket and many other shops.

Gréât location. Easy access to shops, restaurants and beaches. Just off Main Street so quiet and restful. Beaches close by. House is fairly large, would suit two families easily. Clean and well set out with a games deck that kept the kids and young at heart occupied.

Stayed here with a large group for a bucks weekend. Property was perfect for our needs. Owner was fantastic to deal with, especially given that we had to reschedule due to Covid. Would definitely recommend

Fabulous Location
A pleasant, well appointed house. Great for the kids to have a pool table, table tennis table, etc outside in the covered deck - the outside TV was an added summer bonus. A fabulous location - max 3 min walk to the beach when you use the side streets. 3 min walk to town. We would stay again.

Cowes stay
The property was clean and comfortable but had inadequate bedding. We were told to just bring linen as in sheets and pillowcases but all they provided was a flimsy polar fleece blanket. This is Victoria and we were all freezing. Also there was instructions on wall to recycle food scraps in special green bags and food caddy but theses items were not present.

Really nice and fun house
The property was everythingwe thought it was and met our needs, the owner was easy to communicate with. However, we received lots of warning and rules before our trip, this bothered us a lot and we couldn't really relax because we were worried we would get in trouble or loose our bond. Hopefully, the onwer could make renters feel more welcomed for next time

Fun and Flirty
Our overall stay at this place was extremely enjoyable. With ages ranging from 7 to 75, there was ample of entertainment for every one. The 'fun zone' on the deck suited all of the age groups and the space inside the home was warm and inviting. There was ample of parking space for all of us and we were tucked away destined to only annoy ourselves!
As it turned out, I have stayed at this property before with some girlfriends about 4 or so years ago but it didn't have the deck with the array of games to play so this has definitely added a huge positive element to the house. We may well be back again next year with the girls!

Wonderful home for multiple families and kids
This house had everything we needed for a wonderful long weekend in Phillip Island. The house has everything you need and is a nice walk from the main esplanade. We would happily return to this house again.

It’s decor was outdated. Bedding arrangements not ideal for extended family (3 generations) to share
I think the house is too small for so many beds. One room to sleep 7 downstairs was awkward as the grandparents had to sleep in that room because they couldn’t climb the stair and share with younger family members. Not enough chairs around table to share a meal. 3 different types of dining chairs and other furnishings looked like they were all leftovers.
The signs indicating dos and donts were off putting

A bin that had a sign on it that said not to put things in or risk your bond was already full when we arrived.
Sorry this review is not more flattering. And I’m happy for you not to post. I have my own holiday house on the Mornington Peninsula (which I don’t rent out) but is very well appointed so it had a very high standard to compare with. Also for the price we paid I felt it was not the quality I would expect for that money.
However my neice and my sister thought it was adequate.

Had an awesome time! In a great location - walking distance to shops and beach. Awesome for schoolies groups and any large groups looking for a good fun or relaxing time away! Melissa was very accomodating and the modern house was absolute bliss to stay in.
