The location & view.
A poorly maintained property. Constant water leaks from the bathroom sinks and the kitchen. By leaks we mean big puddles, we had to use the beach towels to soak up the water. Having a shower was a 2 person task, ie one to stop the water going everywhere whilst the other had a very quick shower! The leak on our first morning was sort of repaired, the remaining leaks was not. We did bring these issues to the staff, plus they could not miss the soaking wet towels on the floor.
The penthouse is surrounded by glass panels, beware as the none of the panels including the sliding doors have Warning markers on them, yes one of us walked into a closed glass door and she was sober!
Additional note - if you have issues with steep stairs, I mean steep, this is not the place for you.

Since it is a penthouse the view from the apartment was amazing. we could see Kata beach, The Big Buddha on top of the mountain. Sunset was just super. Overall this property is excellent for its view. It has a very small private pool and good shaded outdoor seating. It was cleaned everyday and linens changed every other day. Water bottles were complimentary. There are 2 electric hobs, fridge, freezer, basic kitchen amenities. Aircon in both the rooms. Staff was also helpful.
Location of the property is great. Its 5 mins walk to the beach. Market is also there.
It is a penthouse on the second floor and there is no lift. The steps are also very narrow and are outdoors. So when it rains you have to be very careful. Wouldn’t recommend with young kids and if you have lots of luggage. We went as a family and had lots of luggage and also it was monsoon season. There are ensuite in bathrooms in both rooms but they are all glass doors. Not comfortable if travelling with family.
The access to the property is very steep.

had a nice view
there was a banging coming from the roof that kept us up all night as we never checked in till like 11 .30 pm it was annoying but complained the next morning and was refunded the next 2 nights and we moved across the road. never liked the amount of steps had to go up to get to room no lifts there but the staff were lovely if the roof was fixed eg a bit of rubber under the motor to stop vibrating it prob would solved the noise issue

I stayed at the penthouse and if you’re not into climbing stairs then this place is not for you. I climbed 49 steps every time I I left and 49 steps when I returned. I got a great workout though

This property has the potential to be amazing but unfortunately needs a bit of an update. Firstly it is situated at the top of a very steep hill and then you have roughly 50 - 60 steps to the penthouse.
Outside space is good however again furniture needs updated. Loungers old and no cover so uncomfortable to lie on. The pool would have been great but was only cleaned once during our stay. Furthermore there was no equipment for us to attempt to clean it. Access into the pool difficult and there were two small plastic stools to help but again not very safe.
No air-conditioning apart from the bedrooms and is there is no blinds/curtains in the living area it becomes very warm. Two fans situated in the living room...one attached to the ceiling and another thats plugged in...circulating hot air.
Showers are very poor...very little power and temperature control very variable. Tiled floor with no shower mat so very slippy.
Property had a stale smell and on opening drawers in the bedroom smell was worse. I bought incense sticks to help.
Awful smell when I opened the plughole in the kitchen sink ended up putting shampoo and boiling water down it.
On the whole...better hotels to choose.

The Penthouse is perfect in every sense, especially for a family of 4. Great view, location and spacious. The terrace and the rooms are tastefully done.

All in all, a very good choice
The system to close the door when you leave the apartment is not very intuitive. It should be well explained upon arrival.
The apartment is beautiful and all glassed in, so it can sometimes result in a loss of privacy when staff show up on the outside

The entire apartment is open and airy with a fantastic view of the sea, mountains,, big buddha, everything. The hosts were super accommodating. They provided almost anything additional we asked for including things for cooking and also a desk for my son for online school as we stayed here as part of the sandbox quarantine program. It was great to have a daily cleaning service. We extended our stay 2 weeks because it was so wonderful. The location is excellent - not even a 5 minute walk to the beach. Surfing was amazing in September/ There are many really nice local restaurants nearby and no shortage of massage places. Its a really excellent option if resort life is not a priority. We would not look anywhere else to stay in Phuket!
Honestly there was nothing. Some people might find it challenging to walk up the hill and then up the steps to the top flat (penthouse). We loved that the place was a local, honest version of a luxurious stay in Phuket.
