About this cottage rental

This cottage is everything and it has only gotten better with a new partial renovation!! All new furnishings with the most comfortable mattresses! New interior/exterior paint, added laundry room, and refinished hardwood floors, and the real "crowd pleaser" the outdoor patio area! This cottage has always been popular and books out a year in advance, but giving it this refresh has only made it better! So sunny and so close to Easton's Beach and the Cliff Walk, you can not beat this location! Quiet streets for kids riding bikes and dog walking, just grab a cup of coffee and take your morning stroll down to the beach! You are so close, you can walk home for lunch or a nap, no need to drive. Yet, you are still so close to all downtown Newport has to offer..... world class dining, shopping and a lively bar scene. This cottage is one level with 2 sunny bedrooms and AC units in both bedrooms and living room. The living room and dining area open up to one another and there is seating for 4 at the table. The bedrooms both have queen sized beds and 100 percent cotton sheets. There are beach chairs and beach towels for your use. We are pet friendly with a small fee and well behaved pet. This cottage is a few blocks from St George's which makes it the perfect retreat for visiting parents! Also close to Salve. We do winter rentals also, just ask for pricing! Location, Location! This is a wonderful small house in a quiet neighborhood a short walk to Easton Beach or a short drive to 2nd beach (where parking is $25/weekdays & $35/weekends!). You really can walk to the cluster of restaurants/stores just a couple of blocks away). The owner has done a lot of work recently to upgrade the exterior and the outdoor patio is charming! I would definitely rent here again. Hopefully next summer there will be stronger AC units.

Painting pealing on exterior Broken Umbrella and rusted chairs No TV service until the end of stay no signal when we arrived no closest doors on either bedroom closets cause the rooms were to small towels were paper thin,blanets not washed Door handles kept falling off the from and back door old kitchen with no dishwasher and unsightly wires with no covers in the kitchen. torn and dirty tin foil on the electric burner frames (who does that) Dirt in the pot drawer in over Bathroom so small you have to close the door to actually fit on the toilet, tiny sink and the tub didn't have a stopper. Trailer park up at the corner so the neighborhood is not all that great but close to everything . I am a designer/project manager and my husband and I owned a reputable commercial construction business. This house has a punch list that needs to be addressed. I would go to a nice hotel.

We recently stayed at this property for a few days, and overall, our experience was pleasant. The location is quite convenient, providing easy access to the beach, local attractions, and amenities. This property was perfectly located for our holiday weekend stay. There was plenty of room to be comfortable and have good access in the kitchen to do some cooking. It was in close proximity to other family who we could meet up with, and close to the shops, restaurants, and beach.

This property would have been perfect, but we were traveling with an infant and there was a strong paint smell when we arrived so we had to leave and find an alternative place to stay. Lisa was very responsive and though she noted the place had not been repainted for months there was a fresh paint can in the back room. I think perhaps her maintenance staff did a touch up somewhere. Lisa granted me a partial refund.

We have stayed in quite a few vacation rentals. This one is at the top of the list. Lisa's place is in the perfect spot, a perfect size, and a perfect setup insode the house for your Aquidneck Island getaway. The beach is right there, neighborhood is fantastic and low key... We loved our stay and will be back. Communication with the host was seamless, and we have yet to have a better VRBO experience than here. Thank you Lisa!

We were there to race sailboats in Newport. This location was perfect, being close to the venue but not costing an arm and a leg. After a slight snafu with clean towels the manager sent the housekeeper over immediately with clean towels. Quick response was much appreciated.

Place is very cute. Great location, close to bars and restaurants. You can definitely walk to one beach but if you were bringing beach chairs, kids, etc it is a bit of a stretch. Walking to Second beach wouldn't be really safe (and that is the best beach around) - the walk is along a busy street with a pretty steep hill. Lisa answered all of my texts promptly and got right on the small issues we had. Would definitely stay here again.

We had a wonderful stay. It was perfect for our family of 4. The street was very quite, and only a few minutes drive to the beach, the center of Newport, and the mansions. The beds were very comfortable for us. We all had plenty of room to spread out. We eat breakfast in, and even made a little dinner one night perfectly equipped kitchen. Hope to be able to stay here again in the future!

The house was small and cute, exactly as described! The check in process was super smooth, and Lisa was available and communicative when we had one small issue with the front door lock. The house is a quiet easy 8-10 min walk to Eastons Beach and the center of Town for restaurants, ice cream, shops, playground etc. its on a very quiet street in a nice safe neighborhood, we are so happy with how the weekend went. Communication with owner was easy and responses were fast. Parking was a plus as well, not something to take for granted in the Newport area. Close to stores and restaurants. Our stay was exactly what we needed. The house was well equipped with what we needed for a short two night stay. We were also very close to Newport and Jamestown, the two places we needed to go most. The house was very clean. The radiators provided excellent heat on nights that got down to single digit temps. The owner responded to our inquiry about the property within the hour. This was helpful given our need for accommodations the very next day. It was a last minute trip that felt so much more organized because of how quickly Lisa replied and how nicely the house was out together.

I stayed over Christmas 2021 with my chocolate Lab after I had to cancel an overseas trip to visit family due to Covid surges. The house and location ticked the boxes for me - close enough to Newport but away from crowds especially in these times. House is very clean and comfortable and the heating worked great. It’s in a small, quiet neighborhood in Middletown which is just at the other end of “First Beach” in Newport. The nicer Second and Third beaches are close being on the Middletown side and you can actually hear the waves from the house. The owner was very responsive to questions. You can walk to local shops and a few restaurants in Middletown. Great little Italian Deli (Bottega Bocconi) and fantastic pizza at Aquidneck Piizeria and Bar. There is also a brewery but I didn’t go in because of the omicron surge. The only suggestion I would make to improve the house is to install blinds/curtains in the living room which has a lot of windows, so in the darkness of winter, it was a bit like being in a fish tank after dark. However, not a problem in the longer days of summer.

The house is in a perfect location for walking to beaches and restaurants and a short drive to downtown and ideal for a short stay with 1 to 2 people. If staying longer than a couple of days make sure to bring extra towels. No washer/dryer or dishwasher in the home.
