About this farm stay rental
The farmhouse is located near the top of Parco Monte Castelluccio at a height of 700m above sea level. There are breathtaking views over Umbria and Tuscany from virtually every window and outside space in and around the property. The house is next door to the highly rated Villa Sensi which boasts excellent ratings on Trip Advisor.
History
The house was originally built in the late 18th century, approximately 250 years ago and around the year 1770. It is a listed building and included in the "Catasto Leopoldino", the first register of properties in Italy dated around 1865, developed at the time of the unification of the Italian states. The house was owned by the same family for about 150 years. You only have to look at the beams in the kitchen and downstairs bedroom to see how old the house is. Once upon a time the farm animals used to winter downstairs and provided heating for the farmers who lived in the rooms upstairs. It has many original features such as the 2 feet thick walls which keep it cool even during the hottest summer as well as the beams mentioned above. The house also boasts classic brick arches and large fireplaces however these original features are complemented by modern comforts such as the high speed wifi, air conditioning in the upstairs bedrooms, and Smart TVs.
Description
The house is very large at over 330 sq metres. Upstairs there are four double bedrooms, three bathrooms, a second lounge area with two sofas, a coffee table, a Smart TV and DVD/Blueray player. There is also a room which houses a large pool table.
Downstairs there is a very large lounge/dining room of 70 sq. m which has a Smart TV and an extremely comfortable sofa which seats 8 people or more and the dining table with 12 chairs. There is also a wood burning stove.
The kitchen is large and modern and can sit eight/ten people comfortably with plenty of additional space. Furthermore there is a fifth double bedroom/study and a luxurious bathroom. A utility room in the garage area has a washing machine and a dryer. High speed internet with WiFi is available throughout the house. The house is also equipped with Apple TV and Google Chromecast. There is air conditioning in all the upstairs bedrooms and all the windows have insect nets.
The property is south facing and outside there is a relaxing terrace which affords the best views from the whole property across to Passignano, Spello and on a clear day even to Monte Vettore (over 80 km away) in the East. Castiglione del Lago, Montepulciano and Monte Amiata can be seen to the West. Below this first terrace is the swimming pool area and the pool house which is reached through a gate after descending a few steps. The pool area has a further table for outside dining which can seat up to twelve people. There is also a further table and chairs on the swimming pool terrace with some reclining loungers. The table is situated underneath a structure which affords shade in the summer. The pool is maintained regularly and is kept to a very high standard. It has a constant depth of 1.5m. and is 10m x 6m in size. The pool is open from mid June to late September. The house is situated in grounds of 5,000 sq.m (approx 1.25 acres). Up to five cars can park comfortably on the premises. There is a remote control electric gate at the entrance.
Lake Trasimeno is the largest lake in central Italy and is surrounded by both Etruscan and Roman towns. The town of Tuoro has beaches, water sports activities and ferries to the islands. The house itself offers the relaxing atmosphere that many of us expect during the holiday with delightful walks into Tuscany and Cortona to the rear of the property as well as absolute silence and tranquility when relaxing in and around the swimming pool. The internal arrangement of the rooms, such as the creation of a second lounge and the pool room, is such that both adults and children can be kept amused even when the weather is less than perfect. The house is situated less than ½ mile from the border between Umbria and Tuscany and it takes around 15 minutes to walk to the border.
The property is in the centre of the areas of tourist interest in both Tuscany and Umbria and is well served by motorways and dual carriageways. The closest can be accessed at a distance of 5 km from the house and goes all the way from Spoleto in the south of Umbria to Siena in Tuscany passing by Assisi and Perugia on one side and on the other side, at a distance of about 25 km, there is the junction with the main A1 Autostrada which goes all the way from Naples through Rome and Florence to Milan and forms the motorway backbone of Italy. The dual carriageway continues all the way to Siena on the other side of the A1.

The house was absolutely lovely located at the top of a hill overlooking the countryside and the lake below. Our multi-generational family had a great stay, enjoying day trips to nearby towns, swimming in the pool and evening meals on the terrace. The house has everything you might need, the host is very responsive and gives lots of great tips and we would return to spend a another vacation there in a minute!

First and foremost, the view from this property from the very spacious and well-appointed patios are exceptional. Then, the location in Umbria right on the border with Tuscany allows for easy visits to lots of nearby towns. We visited Cortona, the nearby towns on Lago Trasimino, Florence, Assisi, Montepulciano and Pienza. We enjoyed the amenities of the house, especially the spaciousness and kitchen. Finally, David, the owner, was super helpful and attentive.

Dave and team were amazing from checkin to checkout. His recommendations on where to visit were spot on. He also recommended horseback riding at centro ippico san biagio which was a great experience. The house and views of Lake Trasimeno were awesome. We stayed during the summer so the pool was a great place to cool off. The ability to take day trips to the beautiful towns of Umbria were a plus. Would definitely come back when visiting the region.

We booked this property last-minute after our previous accomodation fell through, and we wish we had booked this originally. The house has an exceptional view perched high above Lake Trasimeno. The rooms are all very comfortably furnished and provided great spaces to hang out as a family when we weren't out exploring Tuscany and Umbria (the house is ideally situated for a wide range of day trips). Dave went above and beyond, not only providing trip advice that was spot-on, but also going out of his way to help us with last-minute arrangements when our planned accomodation fell through. Highly recommended, would stay here again!

Escape to the Umbrian hills
From the moment you arrive at this stunning property you will be blown away by the beauty and calm which surrounds you. A perfect place to unwind and find peace and relaxation, which is definitely what we needed in this particular year. The property itself has every comfort but it is the views of the lake and the surrounding hills which make it so unique. If you love Italian food there are plenty of fabulous restaurants to try and beautiful towns and cities a short drive away. We cannot rate it too highly.

Fantastic house and location.
We thoroughly enjoyed our stay at Podere Nuovo. We are a family group of 5 adults and all the group are keen to re-book next year. The view of Lake Trasimeno from the house alone is a good enough reason to stay at Podere Nuovo. We never got bored of looking at the ever changing view. The house has all the facilities/equipment you need to make it feel like home from home. Dave and Francesca have paid a lot of attention to detail and the house is extremely welcoming and clean. The location of the house is great for visiting beautiful towns such as Siena, Assisi, Arezzo and Pienza all under an hour drive. Pienza has the most amazing views. We also did a couple of wine tastings in Montepulciano and Montalcino.
We enjoyed daily visits to the small town of Tuoro for post cycling coffee and pastries and became regulars in the very friendly Mocafe. The pizzas were also a favourite. There are a number of restaurants in the town and I would suggest booking in advance for a weekend visit.
A number of the group are keen cyclists and found several beautiful routes from the house.
Dave and Francesca are extremely helpful hosts and made our stay at Podere Nuovo a good one.

Villa with breathtaking views
We had excellent communication with Dave and Francesca prior to our holiday. They met us at the house on our arrival and showed us round. The accommodation was perfect with large rooms and a great pool table for the kids. Good sized pool with huge grounds. The location in a national park was idyllic with great walks (and superb for trail running for some!). Views from the house were breathtaking. Within easy reach of Siena, Cortona and Perugia. Favourite trip to Montepulciano with stop off at vineyards for wine tasting. Thoroughly recommend Stefania Meloni from Toscana e Gusto. She came to the house with her team and cooked us an amazing meal with local produce....so good that we asked her to come back for a second time. Didn't have a chance to try her cooking school but maybe next time.

An amazing farmhouse centrally located for Sienna and Florence etc.
This property is superb. The rooms are all of a good size and beautifully decorated. The bedrooms have views of the lake and are akin to a top hotel. The pool and grounds overlook the lake and has plenty of shaded areas for dinning and drinks. The pool table was a great distraction. Even the supermarket a short drive away is excellent. The grounds are extensive offering a great walks in and out of trees. The case of wine ordered from the local winery should arrive shortly so we can reflect on the great week we had. We will definitely rebook this house.

The house was perfect. It was cozy and felt like home from the moment we arrived. The rooms were all very well kitted out, with tons of storage so you didn't need to live out of your bag. As for the outside. What can I say. If I could wake up to that view every day, I would in a heartbeat. There was plenty of space outside where everyone could sit and enjoy the afternoons and evenings, and watch the sunset, with cocktails in hand. We had plenty of BBQs and ate underneath the cozy, warmly lit gazebo looking at the beautiful towns below.The pool table gave the younger members of our group a great activity to do in the evening, and was a welcomed addition to this great house. During our stay we were able to see a couple of wonderful towns (Assisi and Siena) easily accessible from the house, and our first time to see some of these wonderful Italian towns.The hosts were fantastic and communicated with us throughout our stay ensuring we had everything we needed. A great home base to explore Umbria and Tuscany
We thoroughly enjoyed our stay at Podere Nuovo. It's a wonderfully quiet property situated atop a hill on the Umbria/Tuscany border. While the road up the hill is not for the faint of heart, once you arrive at the property you're greeted with fantastic views of the surrounding environs, including lake Trasimeno. There was more than ample space for the 10 of us, and lots of places to sit outside and take in the scenery.
If you're considering staying in this area you're likely to be spending much of your time visiting nearby towns, but its wonderful to be able to come back home to this property after a day out and relax. David and Francesca are highly communicative and respond to questions quickly. Overall, a great experience.

A beautiful house in a stunning setting
We loved our recent trip to Tuoro. The house feels like it is on top of the world with fantastic views of the lake. It is blissfully peaceful and tranquil, yet has numerous amenities close by. The village of Tuoro Sul Trasimeno is 5 mins away by car and has a couple of good supermarkets. There are fabulous walks from the door and the house is extremely comfortable and well appointed.
The location is a perfect base for visiting the beautiful and historic towns of Cortona, Perugia, Arrezzo, Siena, Florence etc. It is also good for cycling. We hope to return soon.

Fantastic holiday
This stunning property is very well maintained and excellently presented. Clearly a lot of thought has been put into developing this farmhouse, the facilities are top class and it was a very comfortable place to stay. The views from the swimming pool and terrace are spectacular and we had many wonderful evenings out under the stars. I would recommend this to families and groups of friends. Stunning views and comfort
As two families (10 people) we found this house more than matched our expectations and provided everything we wanted for an August relaxing week holiday. House clean spacious and well equipped, grounds extensive and fairly private, loads of indoor and outdoor seating space, great pool and best of all the stunning views.
Local facilities in Truoro 10 mins by car down the hill. Recommend a trip to Isla Maggiore by boat - very easy from lakeside pier. Loads of other towns to visit.
Dave is a communicative and attentive owner and Paulo and his dog Barry next door are available for any emergencies.

Spacious, comfortable and great views. Does what it says on the tin.
This is a spacious and comfortable holiday villa. It is well appointed with all necessary amenities and provides an outstanding large family holiday venue. It commands exceptional views of the entire lake and surrounding countryside and is well positioned to explore the local area. Perugia 40 mins, Assissi 60 mins, Cortona 30 mins, the lakeside beaches 20 mins. Local supermarkets are 10 mins away and there a couple of ok eateries in the local town, Tuoro 10 mins.
There is also great support from a well informed local neighbour who manages the property.
Pool and surrounds are great. Barbecuing and dining al fresco is a real treat.
One other great feature- often overlooked- is that it's height and exposed location takes the edge off the sometimes fierce Itslian summer temperature and makes it much more comfortable for a Northern European visitor !

Great house, fantastic view, beautiful surroundings
We stayed two families of four in the house and had a fantastic holiday. The house is spacious and well tempered and the outside area is absolutely stunning with a clear view across Lake Trasimeno. From the house it is easy to get to the four lane road towards Perugia, so you can visit towns like Assisi, Montepulciano, Perugia, Cortona and Orvieto after or during lunch and still be home to enjoy a drink and dinner at the terrace as the sun sets. The communication with David and Francesca before the stay was swift and very friendly and while there it was very nice to have Paolo nearby to look after everything.

Discovering Italy
A truly stunning property very well maintained and furnished with the most beautiful views , in a very private and peaceful location, at the end of a private road. The villa was very well equipped and spacious, very clean and comfortable a great place to come together with friends and family, with a pool and lots of outside space for alfresco living. (It had a B & B next door which could give you extra rooms for a larger family group). A well located base to visit the regions villages/towns. The owners were extremely helpful during our stay providing us with lots of detail on nearby attractions. I would certainly recommend this property to friends and relatives, you do need a card to visit this property.

Fabulous place!
Unforgettable birthday for 90 year-old mother
Podere Nuovo is a beautiful, old farmhouse, which is nestled high in the hills above Lake Trasimeno. There are breath-taking views over the lake from the huge terrace and pool area as well as from virtually every room in the house.
The property is over 300 years old and retains many original features such as old beams and a huge fireplace but it has been beautifully decorated in a contemporary style and fitted out to a very high standard with all the mod cons of a large utility room, dishwasher, washing machine and Wi-Fi.
We went there in October to celebrate my disabled mother’s 90th birthday and she was able to stay in the downstairs bedroom and have the complete run of the downstairs living area without having to go up and down stairs. Fabulous! In addition, since there were fifteen of us some were able to stay in the wonderful Villa Sensi next door and not be inconvenienced in any way. Paolo, the owner of Villa Sensi organised a meal for our family group which included our mother’s brother and his sons and daughters.
There are 5 good-sized bedrooms including the downstairs bedroom and four bathrooms as well as a huge sitting room and dining area. There is also a further sitting room upstairs as well as a smaller lounge with a pool table and TV in, which suited our teenagers. As did the WiFi which had a reasonable signal throughout the house. The swimming pool is a good size and there is an enormous terrace for dining and sunbathing as well as a massive lower terrace around the pool. The substantial gardens go all around the house so the house is very private and very peaceful.
The town of Tuoro is a 5-10 minutes drive and provides everything you need including several traditional food shops and restaurants. There are also slightly bigger towns around the lake from where you can take boat trips or do other activities such as fishing and water sports.
The property is in a great location for exploring the jewels of Umbria and Tuscany and is within easy reach of fantastic medieval towns such as Cortona, Siena, Perugia, Bevagna, Montepulciano, Orvieto and Assisi - all within about an hour’s drive of the property.
We also spent a fabulous day in Florence, which is only just over an hour on the train with the station being about 15 minutes drive. Podere Nuovo is ideal for families or groups of friends as you can totally relax in the house knowing everything is at hand but if you feel more active ther

Rustic Italian experience with breathtaking views
We stayed for one week in Podere Nuovo with a group of friends, all in our 20s. It is a beautiful villa with a large outside swimming pool, set up in the hills overlooking Lake Trasimeno. The little village down the road will provide everything you need in terms of authentic Italian food, to cook delicious alfresco lunches on the patio whilst enjoying breathtaking views, followed by cosy evening dinners in the villa's rustic and beautiful interior. I'd thoroughly recommend staying here, and I can't wait to return next year.

Stunning Villa with views towards Lake Trasimeno
We recently stayed at Podere Nuovo for the week and had an absolutely amazing time. The Villa is beautiful and the grounds extensive. The pool was not open when we stayed however, we could only imagine how brilliant it will be.
The Villa has five amazing bedrooms and an enormous lounge with adjoining kitchen. In the grounds there is an amazing patio area to the front of the property with views to the lake and beyond. The lake is at 300m above sea level and the property about 700m so you can only imagine the sense of peace tranquillity and serenity being that high creates. What is most convenient is that the town of Tuoro is only a 5 – 10 min drive away so popping out to get stuff is a breeze.
The principal purpose of our visit to the Villa was to spend some time cycling the surrounding area however we also ended up visiting some of the many amazing places nearby including Perugia, Cortona, Sienna and Assisi. None of us had been to this area of Italy before and I have to say we were all stunned by the beauty of the places. People talk of how amazing Tuscany is and to be honest Umbria took the prize for us!
The other amazing thing about this property is the ease of arrival departure and access to amazing places. We flew into Rome which is about a two hour drive away and our friends landed at Perugia which was about a 40 minute drive. Nearby places such as Sienna were a relatively short drive away and there seem to be an endless list of them to see!
We really wanted to extend our stay at Villa Podere Nuovo as we simply fell in love with the place and had reached that state of relaxation and enjoyment where you don’t want it to end! We plan to return as soon as we can.
