This home boasts breathtaking lagoon and golf views along one of the widest parts of the 11-mile lagoon system and 13th fairway of the Robert Trent Jones golf course. Bella Vista offers the privacy you long for on vacation, yet still only a short walk or bike ride to the beach and amenities of Palmetto Dunes.
As you approach Bella Vista, a majestic Live Oak tree welcomes you to start enjoying the beautiful natural setting of this property. The 12 foot ceilings and oversized windows draw you into the spectacular view, one of the best views in all of Palmetto Dunes. Watch the beautiful sunrise from 3 bedroom suites or 2 covered terraces!
The first floor has an open concept great room with large eat-in kitchen and dining area, and a comfy sectional with large HDTV. With a dining table for 10, kitchen table for 6, and breakfast bar for 3, there is enough seating for everyone to gather for large family meals. There is also a second sitting/tv room for those that want to break off from the group. The kitchen is well-equipped with everything you could need, even for a seafood boil. The spacious master suite on the first floor has a magnificent view, king Marriott mattress, his and her walk-in closets, a luxurious bathroom with garden tub and walk-in shower, and access to the covered back terrace. The second bedroom downstairs offers a queen Marriott bed with walk-in closet and built-in desk area. Two separate half bathrooms (one off foyer and one off side door) and spacious laundry room completes the first floor.
Just a few steps up is the kids' domain with an ensuite bunkroom. There are 2 twin over full bunks. Bathroom has tub/shower combo. Bunkroom is a great space for the kids to separate from the adults for tv, movies, and gaming.
On the second floor, you'll enter a fun bonus room with large tv, pool table, and arcade game. Open the sliders to enter a great escape in the covered terrace. This bonus room separates the 2 upstairs suites, one king and one with two queens. Each suite has a magnificent view, Marriott beds, large walk-in closet and private bathroom, as well as access to the covered terrace. The upstairs terrace is a great place to enjoy your morning coffee, practice yoga, or relax with an evening cocktail.

We have been coming to Hilton Head for 20 years and this was our favorite house we have stayed in. Great set up for families, the pool was a fun hang out spot, the canoe was a bonus.
Pickle ball center and morning round robbbins also were great for different levels of players.
Easy bike ride to beach.
Great house and spectacular host.
We will be back to BellaVista.

We had 13 people in our family group and the place was very spacious. Plenty of pots and pans in the kitchen for cooking for large groups. The pool and outdoor area was amazing and we really enjoyed it. Owner was in constant contact with us about any concerns. I would definitely recommend this home

We have been vacationing in Palmetto Dunes on HHI for 30 years with our growing family. This house was beautiful and wonderful for our crew. We had plenty of space to spread out. It was great to have dinner together at the long table. Everyone loved the pool, fishing and just relaxing in the backyard. We played games in the evening with lots of laughter. The bedrooms and bathrooms were nice and clean. One bedroom did not have bathroom so had to share a bathroom. The upper level had a nice porch for some of the kids to work.
We would stay there again. Our kids loved being together since we are now scattered all over the US.

My husband and I spent a week at Bella Vista with our 3 adult kids and 2 grandchildren (2 months and 2 years). The house was perfect! The bedroom/bathroom layout allowed us to spread out and have our own space when needed. The pool was a big hit with everyone, especially the 2 year old. There were plenty of lounge chairs, umbrellas and pool toys and the view from the pool was beautiful. We even saw an alligator off the dock! We cooked many of our meals at the house and found everything we needed in the kitchen; it was very well equipped. The walk to the beach was easy and there were plenty of beach toys, chairs, umbrellas and a wagon in the garage to make it even more enjoyable. Joanna was easy to reach and responded quickly to any questions we had. It was a wonderful week and I would definitely choose Bella Vista again!

The house was beautiful, well equipped, very spacious so everyone could spread out. View was amazing, short walk to the beach and close to everything.
We did a day in Savannah, a day in Charleston, 2 pool/beach days, bike day and a golf day.

This house was amazing! Great communication from the very beginning. She made this process extremely easy. The house was well stocked & clean. What a beautiful setting. It sits on a lagoon with an incredible pool. We used the grill to grill out one night. Lots of space for everyone. A short walk to the beach and close to many good restaurants. We will definitely be back! Thanks for everything!

We stayed at this beautiful house, with our 5 adult children and their spouses. So much room for all , with a lot to keep everyone occupied. The location was phenomenal, with multiple decks and pool, overlooking the canal and course but close to the beach as well. The house was well stocked, clean, welcoming and peaceful. Joanna was great to work with and a wonderful host. We are so happy we had the opportunity to stay here.

We have multi generational family event for Thanksgiving every year. This house by far exceeded all expectations. The house was spotless and better than advertised. Our host Joanna could not have been better, her communication was exceptional. We cannot thank you enough for such a great week. 12 Full Sweep was great for family dinner, golf and pickleball. Everybody had space to lounge together or hide from each other if needed. If you have a big group I highly recommend this property.

We’ve been vacationing on HHI for about 12 years and this was, by far, the best house we stayed in. The accommodations were perfect. The house was well-stocked; Even had a canoe and kayak available for use, in addition to beach chairs, and beach towels. Everything was perfect and our friends who have never been to HHI before, were “blown away” by this house! Will definitely rent this house again for a future vacation! The owners were great to deal with!!

This house is great and we would definitely stay there again. Perfect for a large group. Only downside is one of the main bedrooms doesn’t have an attached bathroom but the other three large bedrooms each have their own bathroom. The pool is awesome for playing pool games or just floating. Plenty of floats and toys for the pool. There’s a space for everyone. The kitchen is very large and easy for food prepping. Loved having an ice machine we used it to fill coolers for the beach and drinks all week! The multiple decks were great for getting some shade or watching the sunrise or a summer storm. Beautiful views of the golf course. Easy walk or bike ride to the beach. One thing we were surprised about regarding the neighborhood is that there are zero street lights so be sure to get back to the house before dark if on foot or biking as it’s very difficult to see or cars to see you. We would get lights or the bikes next time. Owners very accessible for any questions!!

This property was perfect for our needs. We had 6 adults and five children, 3 and under, All rooms, including bedrooms and baths, were very roomy. Plenty of space for everyone to find a niche. The property was VERY clean and well supplied. Had so many thoughtful amenities. One party member said they should change the description to.....just bring clothes!
Location was great, five minutes to the beach, bike trails close by. It was located on a very quiet street.
Would definitely rent this property again.

Our family vacation at Joanna’s home was beyond what we expected. The house was beautiful, very clean, and had plenty of room for everyone. Joanna was also very easy to communicate with and went above and beyond to make sure our stay was great. The house was also in a great location, being walking distance to the beach. If you get the chance to stay at this gorgeous property, do it! We’ll be back for sure.

This place has it all. The home is spacious and centrally located as well as well-equipped for time at the pool, in the canal, or at the beach. We enjoyed every minute of our family celebration and the home was a massive contributor to a successful trip.
Joanna was extremely accessible and communicative from initial booking through check-in and check-out. She is proactive in her outreach and is an extremely accommodative, thoughtful host.

The house was absolutely beautiful, immaculately clean and had magnificent views of the golf course. The property owner was terrific to work with and checked in with us to see if we had any questions or concerns. When I did have a question, she was very prompt in providing me answers. I have rented several homes in Palmetto Dunes over the past several years and this house was clearly one of the nicest and had a wonderful owner who obviously took great care and pride in the house and property. I would most definitely rent this house again.

From start to finish, we had an incredible stay at this sunny and beautiful Palmetto Dunes home. Adults of all ages, teens and a tween couldn't get enough of the arcade games and basketball; we enjoyed the fully stocked and supremely organized kitchen, and appreciated an easy walk to the beach... even for the grandparents in 70s and 80s. Plenty of lovely space inside and out... sun or shade, whatever you want. Our host Joanna was welcoming and responsive... you can't go wrong with this one! If I had one tiny nit, it would be there wasn't a pool heater, but we didn't let it dampen our time. A true gem... would love to rent again and again!

Two parents plus 7 teens stayed in this well-equipped villa for a Spring break trip to the beach. The villa is spacious and very well thought out to allow for all groups to have their own space and activities - pool, table-tennis, arcade games for the teens with a shady hangout porch attached, comfortable sunny and shady outside spaces, a nice pool and lovely lagoon/golf views. The owners have thought through everything that you might want and provided it. They are responsive and kind in communications and insight into local favorite spots. Rent with peace of mind. The house is as clean and sunny as it appears in pictures and its location is quiet but with easy access to all HH offers.

We had a fantastic stay with our kids and grandkids! This home is a perfect layout for a large group with its multiple sitting areas and bedroom suites. The owner was very responsive and helpful. The beds were so comfortable. The location is private, quiet and just a short walk to the beach. And then there’s the view from throughout the house! Just gorgeous. We usually stay in Sea Pines, but Palmetto Dunes is just as nice. We all want to go back.

What a wonderful way to spend Thanksgiving week with family at a spectacular home. We were able to cook a gourmet Thanksgiving dinner with ease. What a magnificent house, everything you could ask for and more. The views from most of the bedrooms were breath taking. So much to do at Hilton Head even on the off season. We played golf, rented bikes, pontoon boat ride, stroll on the beach, shopping, dining out and a lot more. Joanna was a wonderful host and can't thank her enough for allowing us to enjoy her property. Thank you for giving us so many happy memories to treasure. Fondly, Bob and Janet

I highly recommend this house to any adults or families looking to stay in Hilton Head. The house is extremely spacious and in a great location. The pool overlooks a lagoon and golf course, which offers a beautiful view all throughout the house. 5/5 recommend!

Our family of ten had a tremendous time staying in this home on Hilton Head. Grandma especially enjoyed the very comfortable beds and huge rooms. Grandpa loved the amazing views of the lagoon and golf course. He sat for hours watching the dozens of white egrets and blue herons. Dad loved the large kitchen with all upgraded appliances and tall countertops. Mom loved the large dining tables and beautiful decorations. Oldest daughter enjoyed the close location to the beach and riding long bike rides around the island with Grandpa. Oldest son loved the canoe and kayak and spent all his free time boating and fishing. Next oldest daughter's favorite was eating outside on the nice porch table by the pool. Next daughter loved swimming and playing in the outdoor pool. The youngest two sons had a blast on the upstairs arcade game and learning to play pool on the pool table. The house has something for everyone. We will definitely stay there again! Fantastic location and beautiful home.

The host was very responsive and helpful. Great location and rooms configuration. The pool and canoes/kayaks were very popular as was fishing off the dock. The beach access was a short cycle away or 10 min walk (or 1 min by shuttle). Would highly recommend.

We just spent a week at this beautiful home and loved every minute of it. Fantastic location close to the beach and the Palmetto Dunes tennis center. The house was perfect for our large family. It felt clean and had everything we needed. We will definitely be coming back.

Our recent stay was absolutely perfect! The location, amenities, house, and communication with the owner were exactly as they are described. We were a family of 12 and there was more than enough space for all of us to be together, but to also have our own quiet time. We will most definitely be back!

Great stay in Palmetto Dunes
This is great home, everything is exactly as it's listed. The unique part of this home is while it's a beach home - it also feels like a lake home. The lagoon out back provides such a great view. A large pool. The home has great space for a large group - we had 10 people there during our stay and it never felt cramped. The beach walk is around ~10 minutes (0.5 mile). By the end of the week, we were driving the younger kids to the beach walk to be dropped off. It was very convenient having use of the beach chairs and umbrellas. One of the best homes we've stayed at on HHI.

This home was great! Clean, well stocked kitchen, quiet location. Enjoyed the game room, corn hole and pool (with volleyball). Owner was very responsive. No complaints about our stay. One thing to note, the queen bedroom on the main level (not the master) does not have its own bathroom. The rest all do, and they are all very nice!
