This was just perfect for what we needed. Comfortably fit three families. The home was beautiful and clean. The beds and linens were very comfortable. We loved all of the empty baskets we could use to help organize our things/ use for laundry. The walk to the beach and the coquina pool was much closer than you would expect based on the map. The area was much quieter than our previous stays a little closer to town. Overall it was great! The only thing to mention and it is by no means a criticism but information for others booking the house- the living space on the first floor is a little tight. There are a lot of other spaces in the home to spread out so it was not an issue but if you were hoping to have one room for everyone to hang out in it might feel crammed. I would also advise downloading the welcome information ahead of time! There is no cell service in Rosemary and we were unable to load the info link to get the wifi password so just be prepared. There was a very quick response time when texting the property manager for the wifi info --- but that was just hoping the text would go through without service! Maybe it would be worth printing that info and having it framed at the home! Thank you for a wonderful stay!! We will be back!

This house is great. It is advertised as a 6 bedroom. Although that is technically true. Two of the bedrooms are very small. Also there are only 2 bathrooms that 5 bedrooms would use upstairs. It really needs at least 1 more bathroom. Other than that, it’s great!

Excellent location and beautiful home which was even larger in person than we expected. We walked to restaurants and shops every day. Short walk to the beach and pool. Couldn't have asked for a better stay. Our young teen boys had plenty of room to stretch out in the upstairs loft. When we had an issue with the gas grill not starting the property manager helped us right away. Would definitely stay here again.
In regards to Rosemary Beach during spring break ... there is an 8 pm curfew for anyone under 18, a lot of police and security guards patrolling the neighborhood at all hours, and a large police RV parked in the main square to detain rowdy youth.

Our family had a great time there. Perfect location. Close to the beach. The kids playground was right next to us which made it very handy. We used the 4 bikes available to cruise around during the day. The place was very clean and had all the amenities you needed. We would definitely stay there again.

The property management company was professional and extremely helpful before, during and throughout checkout. Brighton Cottage is in a superb location in Rosemary Beach. The house itself is begging for basic cleaning and maintenance. It's likely a cash cow for the owners, but they should invest in repainting, cleaning, and generally keeping the house aligned with the vision in the property's description. The grill did not work, several lights were out including the appliance lights, and the window shades were ratty. Generally, this property has a great location, but its decor is dated and is begging for some standard care.

The beds were comfortable, the house was outfitted well, the beach was hardly more than a minutes walk and the city center was also walkable. The only feedback is that the coffee table is a little wobbly and one of the bikes had a loud clicking sound when ridden. Thanks for a great stay!

Property manager (30A Luxury Vacations) did a great job, super communication, and responded immediately when we had an issue with downstairs AC (they had a tech out there at 9pm the first night a little while after we called). So A+ for them.
House positives: ideal location (close to Walkover A entrance to beach, 1 min walk to Coquina Pool, and next to playground). Can't get much better location in Rosemary, which is why we chose the home.
House negatives: We have rented houses in Rosemary Beach (gulf side and park side) for over 10 years and this is the most dated one we've stayed in. The fixtures, appliances, and furnishings are very worn. There were no locks on any of the bedroom or bathroom doors. The baseboards were starting to look pretty bad in areas like the kitchen and bathrooms.
Look, I get it, if you can still rent your home who cares, right? If you want a Rosemary home that's up to the aesthetic standards of the other ones look elsewhere. If you just want a place to stay in Rosemary near the pool and beach and don't mind that it needs a material interior upgrade then this place is totally fine.

We chose Brighton Cottage in Rosemary for our annual couples trip to Fla panhandle, and we’ve stayed for last 10 years or so in Destiny By The Sea, a nice private gated community in the middle of Destin. Our group decided to try a new locale this year and boy are we glad we chose Brighton in Rosemary!
We loved the serene atmosphere of the community overall, and the shops/restaurants and amenities (pools, courts, bike/jogging paths etc) are great. The mature trees, fabulously manicured common greens and pathways, and parks create a special ambiance.
Brighton Cottage was well appointed, super clean, and very close to the beach walk-overs. We really enjoyed morning coffee on the screened porch on the front, and the privacy of the back patio. Compared to many other homes we’ve rented, Brighton is in better shape and you can tell the owner and mgmt company are diligent about keeping everything looking fresh, in great working condition, and inviting.
Our group took advantage every day of the 4 bikes that come with the house, as well as the walking/jogging paths.
The check-in and checkout procedures were very easy, and the mgmt company was super communicative, very proactive to make sure everything was to our liking, and extremely responsive when we had one small question.
Everyone in our group was very pleased we made the switch to Rosemary and Brighton Cottage…we’ll definitely be back!

The house is beautiful, and located steps from the walkover to the beach and next to a playground. There's a beautiful screened in porch upstairs, but the yard is so so if hanging out is your thing. There are lots of bedrooms, it's clear that owners wanted to maximize sleeping spaces, but that came at the expense of bathrooms or even a nook to work in. The top level does not have a bathroom or air-conditioning so it got pretty hot up there. My biggest beef is how cheap they were with the basics. Not sure if this is the homeowner's choice or the management company's. This is the 6th time we've stayed in RMB and the third property we've tried and it's the same thing every year with every home. It galls me that you pay thousands of dollars to stay a week and these people just can't give you enough basics like shampoo and conditioner. The kitchen came with one single solitary roll of paper towels, and not even salt or some kind of a surface cleaner. If you're renting from RMB be prepared to spend half your time running over the store to get all the things you'll discover missing every day of your stay.

Brighton Cottage exceeded our expectations. It was large, incredibly clean, updated and modern with fresh linens and it is in a very convenient location in Rosemary Beach. The house has a two car garage with a parking pad behind it. This is extremely valuable because parking is very difficult to find sometimes. Over the garage is a guest house that rents separately. You won't hear a sound from your neighbors during your stay. The A/C worked beautifully. The only drawback was that there was no hot water in the kitchen - but we used the dishwasher so no problem. The shower water pressure is unbelievably strong! I would stay here again and again.

We enjoyed our vacation here with our adult children. The location is really close to the beach, everything you need is within walking distance. We did have a pedal fall off of one of the bikes, I let the management company know and the bike was replaced within 24 hours. We really enjoyed the upper level screened in living area. There is a nice neighborhood park for families with young children right in front of the home. The area is patrolled nicely with security, which keeps the area safe and pretty quiet. It is pricey, but we would recommend this home, area, and management company.

Stayed at Brighton Cottage for a working month long vacation. It was great and I highly recommend. House is very nice and open with a clean and simple decor. Especially loved the screened-in second level porch. Management company provided great service, for example Wi-Fi went out twice (which I hear is common in the area) and they responded immediately. The rest of my comments are not at all complaints, but perhaps of interest to future renters: Kids park right across the street. Great if you have kids, but you do hear the noise from it especially from the aforementioned porch. Coach house in back rents separately so someone may be staying behind you, but we never even noticed because the layout of backyard is separated. Two of the king beds are on the firm side and the other is a new Casper bed.

What a wonderful weekend!
We were in town for the Panama City Marathon and chose a Rosemary Beach for our home base. Everything about this house is perfect! Close to the beach and pools, clean organized and well stocked, and mostly simply felt comfortable and like “home.” Thanks for such an enjoyable stay. Already looking forward to our next trip.

First of all, 30A Luxury Vacations we very helpful during our stay. Their staff was friendly, knowledgeable, and very responsive. The house we clean upon arrival and the app makes the checkin process very efficient. Location was 2 minutes from entry A to the beach and the playground in front of the house was great for our grandson. There is nice pool 2 mins walk as well. Our only issues with the property were the garage. It was not wide or long enough for our 2021 Suburban which necessitated parking on the street and that can be a challenge. Given the size of the house they could use a standard size washer and dryer, the stacked one provided worked, but they are small. Internet was reliable and fast. Kitchen well equipped and the beds were comfortable. AC worked best downstairs and even though the second floor has its own system, it stayed a little warm requiring fans. The third floor was very warm and doesn't have it own AC. I would recommend this property and 30A Luxury Vacations.

Close To The Beach
Our family and extended family of eight enjoyed a week at Rosemary Beach. We hd more than enough room ad were just a one minute walk to the gulf. The pool where we spent a lot of time was very close also. We had use of four bikes and there were running trails too.

Perfect vacation home!
The Brighton cottage was the perfect plan for our family and friends. With 3 master suites and one on the main walk in level is really hard to find. The home was beautifully laid out and super comfy beds. The location was superb for walking to the private beach, pool, shopping and dining. We will certainly rent this lovely home again.
